My husband and I live locally and like many times before we went down for a 90 minute presentation. Same building with the same title over the doorway....it says Grand Crown. You go inside and everything looks the same. We sat down and visited and then they took us on property to Grand Crown. They took us in the rooms and told us once we became owners our room would be more decorated. We had previously stayed there and know that the rooms are plain. This is a flat out lie.

We came back to the sales room and it wasn't till salesman Ricky Gillette came over and presented to us a nickel-a-point program that we looked a little closer. During our conversation our salesman Don Earl told us how low the maintenance fees are in Branson and how the Mayor of Branson was keeping other entertainment out of Branson....so all along we think we are investing in Grand Crown. The developer of Grand Crown is C.J.Perme....he is also the developer of Capital. He became financially broke with Grand Crown....and has started up this shell company to get people to buy into it.

After 6 hrs. of lies....the last lie being that they told us we could bring ALL of our animals to their resorts. They knew I was in rescue and I had multiple pets. That is what sold us.

Well back in the contract room I noticed that the property was in Florida. When I inquired about it they said that we just randomly pull up properties....your still in the same T.S. group. Dummy us believed them...but this is the bait and switch. They bait you with Branson and Grand Crown....and switch you with Capital in Florida. I currently have a lawyer and have contacted Capitals lawyer, David DeShawn in Florida.

It is my hopes that we can get out of this contract, but if not I will get my $15,000.00 back by protesting outside on the sidewalk. They happened to pick on the wrong person and pooped in their own back yard. It is NOT Grand Crown that is doing this...they want to ruin Grand Crowns name and Grand Crown owner's assoc. also has a lawsuit filed. It is Capital Resorts that is the scam company. Please file with Missouri's Attorney General, Chris Koster. I am also going to contact Branson City Manager because this is putting a bad light on their town.

Capital Resorts is a Bad Deal

I would like to get in with you on this court proceeding with your lawyer and you to make this a bigger deal. I sold our interest to Grand Crown, which be blessed you did not get in to, to get into a vacation club where we would pay no maintenance fees and we could trade in our Grand Crown interest and be rid of it. Well, we signed over the GC interest, sent the deed to the county office to make it official, and continually get billed for maintenance fees. I have demanded an explanation as accorded by the Fair Debt Collection Practices Act and received nothing from them. Only bills for maintenance. This is a scam. Big Time. I want out also. please get back to me on this possibility.

Huge scam

If I could give a negative star it would be minus 20. Like others we were duped into signing over our 2 berm deeded property at grand Crowne in Brandon in October 2015. We've paid out over $10,000 in purchase price to add more points, maintenance fees etc. & to date the only people that answer the phone are marketers trying to sell more or finally today a customer service person who refused to allow us to use our points because our account was "audited" & we owe fees for 2015 & I must prove I don't owe these fees (?). We also received a debt collection letter from grand crown because they show capital cancelled the deed transfer. It took the Missouri attorney general to get capital's attorney to correct the records. Do Not believe anything they tell you.

Bad Experience April 2015

Please let me tell you my story concerning my Capital Resorts experience over the last year!

My late husband and I purchased a Grand Crowne condo in Branson, MI. about 8 years ago for around $23,000. It was a 3 unit lockout, so we could use it all at once or have 3 smaller unit vacations. My husband got ill and then died 4 years ago, so we didn't get to use the condo in Branson as planned. I continued paying the upkeep fees. My late husband handled all the paperwork, so I wasn't completely aware of how everything worked, but I am a fast learner and trying to get the gist of what is going on.

I visited Capital Resorts in Myrtle Beach, SC. in April 2015, and purchased what I thought at the time was a great upgrade, enabling me to use my condo points for 6 to 8 weeks in the spring in Florida. I was told that my Grand Crowne points would roll over, yet it took me almost 7 months to make that happen (I had to physically visit the Capital Resort office in Kennebunk, Maine to get their help!) Back at Myrtle Beach, I was told by VLO Ronnie Phipps (844-777-2582) that for almost $6000 I could UPGRADE my condo usage and get more points to use in Florida. Lies, all lies! I was there for almost 5 hours, tired, hungry, wasting a day inside! And just wanted that ordeal to be over, so I could return to the beach! I was told that I would receive all the notes that he took about what a wonderful program this is, and they would be in my new owner’s packet. They were NOT in the packet. I know I should have looked for them, but didn’t think I was being lied to at that point! They knew I was tired and hungry and rushed me through the paperwork signing. I gave them $600 cash and they were to withdraw another $550 from my checking in May and then another $90 per month for 120 months at 13.99% interest. (They assured me I could get a lower interest rate loan at my local bank.) It didn’t sound like a bad deal at the time, because I thought I was getting 244,000 points per year and could use it go stay in Florida in the spring. I did not understand that I couldn’t even book those new points until January 2016 (after everything would already be reserved during the time frame and location I would request!) I was assured that this would be a wonderful opportunity for me to get exactly what I wanted. More lies! I was also told by Ronnie Phipps and several other people at the Myrtle Beach office that I could call them ANY TIME. I have tried calling several times over the last few months and never ever got through to a live person, nor did anyone there return my calls! More lies!

During that Myrtle Beach visit, I understood that I had 75,000 points from Grand Crowne to roll over. I had to make several phone calls to several different people over a 6 month period to get that to finally happen. Then I find out that I have 244,000 points…not sure what happened there! When I tried to book these points I found out that the deadline was February 1st or I would lose them.

It was about that time that I thought I’d better take a closer look at what I really purchased at the Myrtle Beach Capital Resorts office. It seems that instead of the 244,000 points I thought I bought for almost $6000, it had actually downgraded to on 73,500 points per year! Do you know that you can’t even get a one week, 1 bedroom condo at most of the Capital Resort locations for that amount of points??? I was told that I would “have plenty of points to stay in Florida in the spring for 6 to 8 weeks”… more lies that I didn’t understand at the time.

I was also told that my new ownership package had a Life Styles benefit (for $129 annually) which I would love. When I questioned it as something I probably wouldn’t use, I was told it was part of the package and I had to join for the first year, but I could opt out after that. I was right, it is not something I have used as I don’t have a printer to print out the local restaurant and grocery coupons. I live in Maine which has very few of the services and restaurants and theme parks, etc., listed. The small discounts available are really not worth the work involved to get them. I think that is a bad marketing detail for Capital Resorts to try to pass on to new owners, and I want my money returned to me.

On Nov 27, 2015, I visited the Kennebunk, ME Capital Resorts office for “a new member workshop” to see what my options are. After hearing my concerns, they seemed surprised that I had signed for a $6000 downgrade (their phrase!) and received fewer points than I already had bought from Grand Crowne. While they were discussing my plight, I phoned the condo reservations number and got someone who could help me… Sorry, I didn’t get his name, but he agreed to speak with the gentlemen at Kennebunk and together, they managed to get 244,000 points into my account to be used in the spring of 2016. (I recently found out that the deadline to use those points was listed as Feb 1st, 2016, which a kind reservationist at Capital Resort changed to May 1st, 2016, after I told him I was having trouble booking anything!) Anyway, I left Kennebunk with 244,000 rollover points from Grand Crowne, and was told that with my downgraded package, I would receive 73,500 points from Capital Resorts on Jan 1st, 2016. I was not happy, but it wasn’t their fault, and they couldn’t seem to help me any further.

The next week, I started TRYING to book some dates and places in Florida. Not an easy project. do I found out quickly that Capital Resorts only has 2 condos available in Florida and, of course, there was nothing available for the time I wanted. It seems that Florida fills up fast for February and March.

Flex Points are a joke…have never been able to use them…does anyone??? I’m sorry I’m not more flexible, but I’m really discouraged with this whole mess. I booked a week again at Myrtle Beach, SC…with plans to visit the Capital Resorts office again to see if I can get more points for the huge amount of money I am paying. I gave them $1000 and also have to pay $90 a month for 120 months. Does that make sense to you??? Why would I pay that much money to downgrade!!!! I was lied to, and I need some answers.

With the 73,500 points plan per year, I won’t even be able to visit Edington, NC. because they only have 2 bedrooms for way over 100,000 points per week. With 73,500 per year, I will only be able to enjoy ONE WEEK IN FLORIDA per year IF I AM LUCKY ENOUGH TO FIND A PLACE TO STAY. Of course, I have enough annual points to use Kennebunk, ME (which is 8 miles from my house!), but why would I want to go to a condo that doesn’t have access to a pool?

Yes, I understand that I can EXCHANGE with Interval International, but do YOU understand that $189 per exchange is expensive after I have already paid for my vacation points!!! Also, this is a great place to add that I was told by the MB Capital Resorts people that the exchange was per reservation. Kennebunk Capital Resorts ALSO told me that the $189 exchange fee was per reservation. More lies! Interval International kindly told me that it was $189 per WEEK, and NOT per reservation.

I have been trying for several weeks to book my points left over from Grand Crowne. I managed to make a few reservations, but the gaps in between have me concerned. I obviously don’t have enough points to book even 4 weeks in Florida.

I was told by a CR reservationist that “more inventory would be available January 1st … and that I may find what I want then”… Also, my CR 73,500 points will be available AFTER I pay my $450 fees! So I can probably book another week then.

December 17, 2015, I received a call from Robin Fisher at Capital Resorts, introducing herself as my new Capital Resorts representative. She wanted to tell me about ways to reduce my maintenance fees by a using a referral plan. I immediately interrupted her (WHY would I want to refer my family and friends to this company, when I have been lied to???) and told her I would email her my concerns about the package I purchased in April from the Myrtle Beach Capital Resorts office.

Capital Resort scams

Is there any chance of a class action lawsuit? Any one of the foregoing comments could have been made by us. We thought we were the only ones unsatisfied and so settled to get out of contract by paying a large amount of money and have NEVER used any of the resorts. Thanks for sharing. This company needs to be put out of business!

Is anybody home?

Was a Grand Crowne member and was talked into converting to Capitol resorts. Big mistake so far. Found out about annual club dues never mentioned during the pitch. Found out when my interval vacation was canceled because I owed the dues. Somehow I actually talked to someone who took my money then I had to go back thru interval to rebook. Since then I have tried 6 times to contact Capitol to book the remainder of my points. Each time there's no answer other than a recorded message to leave a callback number. No one ever calls back. I would suggest you stay as far away from Capitol as possible. Wish I had never heard of them and I doubt I ever get much use out of the $18,000 I've invested.

Absolutely A Scam

I could reiterate everything that has already been said by others. The lies about the points, the ability to rent and receive enough money to pay all our fees, the "elite" status access being badgered by multiple sales people - the whole nine yards. After 7 months I have yet to get anyone to answer the customer service line and complete a reservation or to be able to utilize the rental program. The customer service email address is a joke. Apparently no one reads emails. In the mean time Trading Places / Grand Crowne claim the property transfer was cancelled because Capital never completed their end. They've turned us over to a collection attorney for non-pay of 2016 fees. The only Capital person I've spoken with is in their collections dept. She says they show the process was completed and "escalated" our issue to her manager to resolve for us. We've heard nothing from the manager. I too have filed a complaint with the MO. AG's office and will now try to locate an attorney already familiar with this mess.

Review of awful company

Terrible company! We recently settled for a large amount because we were so tired of the hassle. We did contact the MO Attorney General’s office and the Iowa AG (The meeting we attended was in Iowa). Neither were of any help. If there is a class action lawsuit, we would want to join.

On october 22nd of 2015 i attended a capital resorts presentation in n. Myrtle beach s.C. My sales person’s name was raven. She made her sales pitch which took more than an hour and a half. She continued to ask if i liked the program and i continued to say it depended on how much it cost. She would never answer that question till the end of her sales pitch. At that point she showed us the cost of each program. My wife and i both said we could not afford it at this time and attempted to leave. She said i had to wait for another sales person. The new sales person’s name was annie. She introduced herself by saying people refer to her as annie oakley. My wife and i explained to her that we could not afford what is being offered at this time. I told her we currently own two homes with all the associated expenses and two years from now we would be in a better financial position to take a second look at what her company had to offer. She said that there was other less expensive packages and she presented us with two to look at. She said the points in each of the packages would be all most people would need. I again said i was not comfortable committing to something like this at this time and wanted to wait a couple of years till we were in a better financial position. She then told me that there was a program where i could sell my points. That if i chose to take advantage of this program all i had to do was contact the company in january of each year and with the points i had to sell i would get a check for 3,200.00.

I asked her several times about this program and each time she assured me that all i would have to do is notify the company in january of each year and i would get a check for 3,200.00. Thinking that this would pay for more than half of what i was agreeing to i selected a package and agreed to the purchase.

The monthly payment was 189.11 at 17.99%. Annie said that with my credit i could refinance the mortgage through sun trust bank which she said was currently offering 4.95% on loans like this. When i got home i looked up sun trust and the cheapest loan available was 5.6% and that was for only 24 months. That would have made the monthly payment considerably higher. I contacted my bank and they said that they did not make loans on time shares and suggested a second mortgage. Since i was supporting two houses i was not comfortable adding 10,000 to the mortgage.

Two months later we attended a meeting at the capital resorts lodge in the wisconsin dells. We were told by annie in n. Myrtle beach s.C. That the purpose of the meeting was to show us and other owners how to make the most of what the company had to offer. At the meeting we were met by lloyd. He said his job was to educate us on how to make the most of our membership. It turned out it was nothing more than us allowing them to take a second shot at selling us more. We spent about 10 minutes with lloyd reviewing the web site and showing us how much it cost in points to go anywhere in the capital resorts system. We quickly realized that what we were told about the approximately 86,000 points we had purchased was not true. Annie had told us with the amount of points we had we could vacation for three to four months. Lloyd told us that it was not true. I then asked about what i was told about selling the points. Lloyd said that was not correct that approximately 86,000 points were worth a few hundred dollars. To add insult to injury annie, knowing that i was a veteran said, “thank you for your service” before she repeatedly lied to me. At that point i expressed to lloyd how we were lied to just to get us to join. His first response was that i must have misunderstood. When i firmly asserted that i did not misunderstand anything that i was lied to, he got dave who i assume was the financial person. I was never offered an opportunity to get out of the existing contract. Instead i was offered more points at 2.9% on both contracts.

They explain that this would be a better deal, that i would get more out of my membership. I felt i had no options since i was two months into the existing contract and too late to demand that it be canceled. I agreed to the additional contract and lloyd assured me that i could sell the points to offset the maintenance fees which were just over 700.00 a year. What he did not say is that you have to call the company and pick a week to sell your points in. If they don’t sell you get them back. Then you have to call in september to roll them over which has a fee of approximately 48.00. The following year you would have twice the points and have to roll the dice again on if they would sell.

It turned out the 2.9% financing was also a lie. I got two bank of america cards at 2.9 for the first 6months already charged with part of what i owed. Later i got a quorum credit card where i had to transfer the balance owed on to that card. I did not find till i received the first statement that the interest rate was 10.23. I contacted capital resorts and was told that unless i had written signed proof of that the standard first 6 months is 9.9. I emailed the capital resorts in the dells about the problem but was ignored. It looks like quorum credit card is part of capital resorts.

All in all this company is just a big scam, nothing they said was true. At our ages i don’t think we’ll ever get our money’s worth.

I sought help both from the BBB of Tampa-St. Petersburg as well as the Attorney General in FL. The BBB

If you are interested, they even pretended for approximately 3 or so months they were working on a refund. I think everyone in MS, FL and TN that has these timeshares are screwed. I think the legislators of these state have done harm to anyone that has bought one of these and they should all be ashamed of themselves as well. But you know politicians if you watched 60 Minutes Sunday, October 16 about the heroin epidemic I guess you can’t be too surprised by the Republican Party any more. Be still my heart it looks like Trump changed his mind about bestowing his blessing on a new National Drug CZAR, Rep. Tom Marino,

a Pennsylvania Republican.

My latest and last response on my case with the Better Business Bureau of West Florida (Tampa-St Pete area) where Capital Resorts home office is I believe.

Me to the BBB: far from being resolved after 3 or more months of pretending they were going to give me a refund they quit communicating with me. I think you should have another one of these emails in the case history, but if not here is the rest of the complaint.
