Under regulaion 69 of the Home Building Regulation and stocien 92 of the Home Building Act, home warranty insurance is required to be obtained where the contract price is over $20,000. However, where the contract price or the reasonable market cost of the labour and materials involved does not exceed $20,000, there is no legal requirement for home warranty insurance to be obtained.Despite there being no legal requirement for insurance to be obtained if the the contract price is under $20,000, can home owners purchase his or her own home owners’ warranty insurance and therefore enhance the value of their homes at re-sale?

DM Dean, Inc (Matt Trombley), does not provide warranty for a brand new home here in Port Charlotte, FL. We hired this builder to build our home. Our home is 6 months old and we started to have some issues with some of the items of the home and unfortunately the Builder is not following the contract and is not providing the warranty.

First of all we had issues with the irrigation system. When we contacted Matt Trombley, after several attempts by phone and email he just sent me the phone number of the company that he used at my house and I needed to deal with them directly. Everything is subcontracted with DM Dean. Unfortunately though, for these companies I am not important; they do not know me and they couldn't care less about fixing my issues. They dealt with the builder not with me, so they do not care. Now my pool gas heater broke. I contacted the Builder and the same thing. He just sent me the phone number of the pool company and I need to deal with them. I called the company (Tropical Pool and spa) and they told me: ""we just install them, we cannot fix them"".... I tried to contacted the Builder again, but no response! My contract was with DM Dean Homes and not with the individual subcontractors. They are the ones required to provide a one year warranty but yet they wash their hands and send you to chase after their subcontractors.

It is sad that this company can be so unprofessional and shady. After I paid them evrything, they are gone forever. Zero accountability, zero customer service, zero honesty.

As a former client of DM Homes, I can say that I had issues throughout all the building of my home regarding communication and timely responses back from them. Many times I needed to to follow up with them several times to make sure that selections I made were executed as I wanted in the home. Also after I had phone conversations with Matt or Chris about something, days later they would disregard the changes that we had previously discussed. It was confusing and stressful at the time to deal with them. It looks like that they were spread too thin and the excuse I would get was that they suddenly went from building 5 houses at a time to 30. They were obviously not ready for this growth and did not have the infrastructure to deal with all this, and unfortunately the current clients had to pay the price of that. No responses, missing deadlines, etc. I finished with a beautiful home but I am not sure if the frustation and anxiety made it worth it.
