We went though VRBO to rent a condo in Puerto Vallarta, We found a wonderful condo that was in the same place that we had rented from before, we needed a larger unit as we were bringing our family with us,12 in all.. We had agreat experience the previous time before and had no reason to expect anything would be different this time.

We had a great time and had some minor glitches while we were there but all in all it was fine. I have been trying ever since we got home at the end of March to get my damage deposit back,I have called him numerous time in the beginning, and almost everyday in the last month. He keeps telling me that he is going to send it when I could get a hold of him, and then he would not answer his phone, and occasionlly when I would get ahold of him he would ALWAYS come up with some excuse.

The man is a liar and a cheat and he has absolutly no concious whatsoever, I am absolutly beside myself with this expeirence and will never go though a rental agency again.

FRAUD ALERT: Frank Mata and Essenciality (nightmare stories)

Frank Mata (FRANCISCO MARCOS MATA SEGOVIA) attempted to rent me a condo in Conchas Chinas. He took a deposit from me but continuously failed on his commitments, from providing a proper contract (the page he gave me was a joke) to including my stipulations to simple things like showing up on time or showing up at all. That's when (unfortunately too late for me) I did a Google search and found out about his very colorful reputation. That same day, six days after my deposit, I sent him an email stating everything he had failed to deliver on and asking for an explanation on the fraud allegations against him or to give me my deposit back. He replied saying he had nothing to explain and that the deposit was not refundable, which is BS.

I've now notified the Canadian and US Consulates, filed a complaint with Profeco (Mexico's Consumer Protection Agency) and testified at the Fiscalia General del Estado (State Attorney General's Office) to investigate and prosecute Mata on fraud charges.

"My wife and I rented 1 condo for 3 weeks for $1800 USD in Acqua Flamingos Nuevo Vallarta, when we arrived the unit was a mess, no towels, no sheets, no air conditioning, filthy cupboards and washrooms. After 3 days somebody showed up with the police alleging they were the legal owner of the unit, they showed their title and said that he never authorized anybody to rent the unit. We were immediately escorted off the property which was very disgracing and shameful. As we were not able to reach Frank Mata we had to book a hotel."

"A man from Essentially Rentals named Frank Mata took a deposit of $3,000 for a penthouse rent in the Grand Venetian, Puerto Vallarta. He gave us confirmation codes an when we got to the hotel there was no reservation and the codes were invalid. Frank Mata did not return my call so I went to face him. When I arrived to his office he pretended not to know me and called the security. I called him the next day, he picked up the phone and threatened me! Please do not rent from his company, it is a scam!"

"I lost a $500 damage deposit on a unit that I actually left spotless. Mata claimed there was physical damage to the place and when I asked for photos he stopped picking up the phone and replying emails."

"I rented a place from Frank Mata for 3 months in Punta de Mita mexico. He continually tried to add on extra charges like charging me for electricity when it was clearly included in the contract and adding on extra days. He now refuses to give me back my damage deposit."
