Green Tree Financial Group, 5000 Birch street, suite 3000, Newport Beach, CA 92660 $2,895.00 from me . Dale Connor is the case manager that Promised me to arbitrate with my Mortgage Company to modify my loan and Offered a 2% 40 years mortgage . This company is a scam. Anyone who is simirlarly situated should contact me to start a class action lawsuit and contact your local police department as soon as possible to report Green Tree Financial Group. Green Tree Financial Group does not answer their phone anymore. Green tree Financial Group is a group of thieves. Dale Connor is a thief. Let's take Green Tree Financial Group and Dale Connor to court.

Below is how I got started with the loan modification with Green Tree Financial. The only reason I agreed to pay $7000.00 was because I currently have a mortgage with gree tree that was modified about 3 yrs ago. First I got a call from Jim Norris, then Larry Bell and next Michelle Page (949) 484-4241,[email protected], Gia Lugo and last person Paula Wilson. I started the process in May 2014 and I was promised that by August 2014 my modification will be completed. I gave up on the process in October of 2014 because it was very streesful and I was fearful of having the bank foreclosure on my home.

I notice after couple months Jim Norris was no longer employed with the company and the voice mail boxes were full and I started getting email demon from the emails that I sent them. I happened to speak to Paula Wilson twice about returning my $7000.00 and she said that they will only return it if OCWEN denied my loan modification. I told Paula Wilson that OCWEN keep asking me for more and more documents and it got to where I was being asked for the same documents again.

I have called different government agencies and the BBB but no luck. Please don't pay any money for home loan modification.

It was a pleasure speaking with you today about possibly modifying your mortgage. Our website and contact information are listed at the bottom of this email. If you are eligible, your rate would drop to between 2 and 4% (Typically it will be 2% the first 5 years, 3% for year 6 and 4% from year 7 through the end of the loan). You may also qualify for a principal reduction if the current resale value of your home isless than 85% of your principal balance. If you are behind on payments, this will bring you current with a fresh start, forgiving the missed interest portion of the payments and any late fees and/or penalties that were added to the balance. As of June 1st the government guidelines where expanded to make these programs more obtainable.

Example of a principal reduction: Principal Balance is $125,000.00 Current Resale Value is $100,000.00 Principal would be reduced to $115,000

NOTE: Regardless of the difference in the loan amount to present value, the maximum principal reduction (forgiveness) permitted is $150,000 total; including forgiveness of any missed payments, late fees and penalties.

What we need:

Recent mortgage statement (all pages) for all mortgages and HELOCs. NOTE: If you pay your property taxes and/or hazard insurance directly yourself, please include those statements. If you pay an HOA fee, please include a recent billing statement.

Income Verification: 30 days of pay stubs, verification of unemployment benefits and/or disability statements (if you are a 1099 employee, you may send your 2012 1099’s), if retired: SSA Benefits statement, pension statement, VA benefits statement, etc.; if self-employed: P&L Statement for the last 6 months and 2 months of bank statements for your business account if you have one.

Recent utility bill (gas, water, electric or phone) to show that you are still living at this home or if this is a rental home, we will need a copy of the rental agreement with your tenants.

Bank Statements: Supply past two (2) months, both Checking and Savings to show the lender you have some assets. We will accept bank statements printed off the internet as most people do their banking online.

2012 and 2013 Federal Income tax Returns, only the first 2 pages from each year are needed only if you are using reduced income as one of your hardships. If you cannot locate the tax returns, we can still process the application but will need them to process the modification if you are approved.

If you are 3 months or more behind on payments, please send all legal notices regarding default and or foreclosure.

Hardship Letter. Tells about the hardships you are going through and why you need this mortgage modified. Examples are attached.

Before we can begin working on a restructuring plan, we will need the above listed documents returned along with the attached forms. Items 1-4 we MUST have to review for approval. Items 5-7 would be required ONLY if you are approved.

Once we receive these documents, our underwriters will review them to confirm your eligibility and then negotiate a work out plan with your lender. We should have an answer for you usually within 3- 5 business days.

Only the first 2 attachments needs to be printed, filled out and returned (application & form 4506T). There are also 3 hardship letter examples to help you write yours. The rest of the attachments (good information) are articles and information regarding modifications and some of the illegal actions taken by lenders.

I was contacted by Green Tree Finantial Group, November 2013, and they guaranteed me that they would save my home and reduce my mortage, They took over $2600.00 from me an did not do anything they said that they were going to do. Only when I caught them lieing to me that they requested for me to sign a 3rd party letter, April 21st 2014, (almost 6 months later), so they can contact my mortage company, they lie, do not answer phones, do not return phone calls, and do not care who they hurt in their scams. I am a single parent (Father) with two kids, and now , because of Green Tree Finantial Group, i am loseing my home, with no where to go with my twe kids.

We were taken in by Dale Connor's suave speech about how we could get a rate modication on our 2 existing loans. One would be 2% and the other 4% down from 9%. Without going into much detail, this is what our family needed. We were very grateful. Anyhow, now we know better.

We were contacted by phone from an associate of Dale's who said he could help and would put us in contact with a representative that could help us.

We received a call from Dale Connor and he explained we would have to fill out paperwork and send it back. We were also told that every Tuesday he would call to check in with us to keep us abreast of new events or if we had any issues/questions. Every question we had was either answered by phone or in e-mail. The return calls were great and timely until the very end when we were to receive the FedEx package with a tracking number within 1-2 weeks which never happened.

Throughout this entire process, we sent in 2 checks with a hefty total, requested and updated information.

We were told that the investors they had were like millionaires who were looking for a tax write-off so once they received our paperwork, reviewed it, and approved it, our loan amount would decrease by $100K in addition to the low interest rates. We were also told in writing that we could have an yet another extension of 4-6wks on obtaining our new mortgage. We thought this was a win-win situation. What couldn't be better?

In the meantime, our first mortgage company was calling and Dale said don't answer the phone, don't call them back, don't pick up any cerified mail, etc. - our systems just don't talk to each other, everything will be fine, I will talk with them to let them know that the process has started, etc. and reassured us that there was absolutely nothing to worry about.

Dale Connor is a scammer and a good one at that. When we first looked into this there was nothing on-line, now there are many complaints and I feel so awful for everyone who has been taken advantaged of.

If anyone is or knows someone who is looking to start a class action lawsuit, etc. please let me know.

This type of scam is awful and preys on the people who earn their money honestly.

We were also scammed out of money by Green Tree Financial Group located in CA, please contact your local police department the Law Enforecement in CA (949) 644-3717 won't do anything unless they hear from your local police department. Also, if anything you sent to this company was via mail call the postal inspector at 877-876-2455. I found out through a banking fraud department that this company is a fictitious business and is not registered as a business entity. Working on contacting the CA States Attorney General Office as well.

Please if you are thinking of doing business with this company DO NOT! To those of you that have, let's stick together and see this through.

This company uses a phone telemarketing company. They speak to you about quilifying for a loan modification. They collect all your personal informaiton. Then they request a check in my cash 3,000.00 to provide you assistance with a loan modification. Jim Norris was the first contact point. I also spoke with a senoir anylsis Sam (Deluca) SP? Who assured me they were a legitimate company.

I was then given a new contact person Gia Lugo who was going to be processing my application with the bank. She call me a few times and then went MIA. I call my lender and they still hadnt recieved any informaiton in a months time. Finally Green Tree Financial/Banks Processing give me a new contact person and accuss me of not submitting paperwork that they requested from me. Which is a total lie. The very next day I submit the updated informaiton to my new contact Jennifer Wilson, who assured me would keep in contact. Well she lied too, noone returns my call etc.

During this time my lawyer has emailed and send a ceritfied letter with no response. Please dont fall victim to this same scam. 2 months later nothing has been done on my behalf and i am out 3,000.00.
