The house we moved out of in north port florida 4-15-14 after driving 800 miles to are dream home we just signed a years lease on we arrived the yard was great grass 14 inches high nice and thick the vines hanging holding the fence oh yea poison ivy my favorite well lets go in well lets not wrong combo to the lock box after a few calls 20 the nice property manager if thats what you want to call her patty we only met once on 4-15-2014 move out date said would you like the right code no I want another wrong code that way me and the dogs can get a suntan were in lets take a few photos 250 of them after a month of calls maintance did the walk thru oh don't you want the list I burned you a copy of photos you are from the maintenance department also heres a copy for the manager any one leaks bugs loose falling fixtures strange things water softner fence gate tearing up the side of the house clogged drains on and on the 7 month 4 things were fixed the a/c twice i was told the whole house was as good as new 7 months & nothing but headaches we paid the early get the hell out of there fee

We rented a home from Invitation Homes in Wesley Chapel for one year. When we vacated the home it was left in pristine condition and all was well. We vacated our home in late October and were told our Security Deposit shouldn't take TOO long to get.

We have been told since late November by Michele Friedman of Invitation Homes in Tampa, that our refund check should be coming soon - then coming any day - then we should we receive it by the first of the week (Dec. 8th)

Still NO check. We are owed $1,550.00 Why is so difficult to get a refund when we paid our rent on time EVERY month and were excellent tenants. We don't appreciate being lied to which is exactly what is occuring. A check doesn't take twelve days to come from Dallas!

To have to wait 45 days for a security deposit refund is disgusting. To have to make it a part-time job to try to get your money back is even worse. Every time you call their number you're talking to someone in Pakistan who can't give you any information. They are simply (obviously) a phone bank to just take calls and send messages....which for the most part don't result in action.

When our sink was stopped up we had to wait 11 days for someone to come out and fix it! The house smelled and we had to wash our dishes in the bathroom. Just one example of what happens when you rent from Invitation Homes.

We're having extreme difficulty in getting in touch with someone in Dallas, which is where they supposedly cut the checks for the refunds. Also, why are they sending a check of that size through regular mail? Why don't they send your refunds certified mail so they can be tracked WHEN they actually do send them?

These people from Invitation Homes have been lying to us at every turn, at every issues and always tryinf to take us for our money. We want to warn innocent people that customer service isa virtually non existent at best and at worst they are induldge in bait and switch to get quick cash.

Please do not rent or do busimeess with them so that you will not be on this site writing this report.

Below is an example of Bait and Switch tactics employed by Invitation Homes Account Manager...

'It was a pleasure speaking with you today. I hope I can assist in getting your issue resolved. Below is a brief recap of our conversation and the request you have in order to make the situation better for all parties:

You have vacated the property you rented from us on or before July 31st 2014. You stayed an additional month at month to month which you paid. There was an issue with the rental payment being lost in the mail and directions were not given to you clearly about our office hours on weekends and the fact we don’t have a drop box.

You had spoken to your PM and APM on multiple occasions about the move out process where you gave me a pretty much word for word description of what we tell our residents. The only part that was missed as you say was the 30 day written notice that was required. You say and the notes support that we were aware of your intent to leave the home, so the sticking point is the 30 day notice in writing.

Without getting into a he-said/she said which we both agree is where we are at, I think the best course of action would be for us to just part ways on a good note. You turn over keys and possession of the home to us so we can rehab and re-rent it, and we waive the non-notice charge since your lease had expired and you get your security deposit back less any damages. When we spoke, you agreed that this would be an amicable decision and I in turn promised to share it with the Supervisor. I am in agreement with this assessment as well and it’s a gesture of good faith and good customer service.

Please reply back to this email with the name and phone number and address of the neighbor who has the keys to our home and we will have an inspection done on the property once we have this all ironed out. I thank you again for your time and willingness to speak with me today, and I hope we can resolve this amicably for all parties involved'

AS soon as we complied with this person's instruction they all disapeared with our deposits and will not anser any more email. In this day and age this is not acceptable and not normal.

This was sent to the portfolio manager;

Marysville rental house and you have some major issues that you should be concerned about.

1. After doing yard work yesterday I dislocated my lower back due to holes being in the ground from the previous person who lived here, having pot plants growing and didn't fill in holes that were left behind from him.

2. I found rebar sticking up over 4 inches from the ground that caused my mower blade to fly off, furthermore, I have a 14 month old playing in the backyard that is a major hazard if she was to fall onto one of them.

3. exposed wire and cut off pieces of wood are sticking out of the ground which can also be a danger to my family and myself.

On 4/18/14 I called to your maintenance team that the stove would not turn on and the smell of natural gas filled the whole house and I had to call 911. This is the second time this has happen with the same stove.

I got a call on 4/19/14 around 8:30 AM from an IH employee that PUD would show up and turn off the gas and check the stove at no charge.

After waiting for over 3hrs with no show or no call I had to cancel all my plans.

As of 4/27/14 nothing was ever done.

Also they said the locks would be changed when we moved in. After 7 months we still have the same keys that was left in the lock box on the door handle. When we got the mail key replaced the locksmith showed us how to remove the lock box since nobody came to remove it prior to moving in.

When my wife was scrubbing the floor (dirty prior to move in) since nobody bothered to clean the house, she found that the baseboards in the kitchen were full of food, dirt and not to mention grease. Also the cabinets were filthy as well.

When we did the walk thru in the house before move in, in the master bath there was a wax ring around the toilet, and not just around the toilet but all over the floor as well. When we mentioned it to the IH employee who we did the walk thru with, she said to just get a scraper and it will come right off. Also no GFI outlets beside the bathroom sinks or in the kitchen.

All three trash bins were filled to the top with incorrect waste for each bin. It also took over a month for someone to come remove it.
