I have been wanting a barn for my horses for 2 years, I thought I did my due diligence, but obviously not. I found Mr. Flanigan on his website in July 2014. I called & inquired & he seemed professional & knowledgable. In November 2014, I called him to come look at my parent's farm & to give us an estimate. He met with me & my step father. Again, seemed professional & knowledgable. We talked about where to put the barn & how much it would cost. We told him we would think about it and to please email us an exact estimate before we decided. He advised us that he was booked, but he had an opening Jan 5, 2015. On Dec 26, 2014, I took out a loan with USAA for 43,000. I had never hired a contractor before, so I was a little nervous that he wanted 60% down the 1st day & 20% down the 3rd day. I told him the only way that he would get the job is I would pay for the materials directly & I would pay him in draws. We agreed the total price of the barn including labor would be $39,215. He started on Jan 5th & took off on Jan 17th with $22,750 & with some of my materials. To date, I have spent approximately $45,000, that is $6,000 over the estimate and I am left with a barn that is totally incomplete, poorly built and if it rains 1 more time probably will wash away. Why? No gutters???? Not to mention, the men he contracted standing at my parent's door that were not paid when he decided to leave. We had a licensed contractor come out & look at the barn & listed all the things wrong. We emailed Mr. Flanigan & gave him a chance to come back & complete & fix all the problems, but he never called or emailed us back. I think that sums it up. The only positive thing that could come out of this awful experience is that no one else gets hurt.
