Olshan Foundation Repair Reviews

  • Jul 30, 2014

Foundation repair performed in 2009 failed. Approximately 2 years after the repair, removing the finished walls over the repaired area revealed new cracks in the foundation. The metal plates for the repair were no longer flush with the wall, and one of the anchor rods could be pulled completely out of the ground intact.

I originally received a repair estimate from Olshan in Feb. 2012 by Robert W. I was advised that I could have the

most needed part of my foundation repaired first. Due to the cost I was not able to have the whole foundation completed,

and I was advised it would not effect the rest of the foundation. I had the front part and the corner of the house repaired

due to the walls having barely visible cracks, and I was advise they would only get worse if I did not have this part of the

repair completed. There was a total of five cable locks installed on April 2012. After several months I noticed the crackes

in the walls had become worse than what they originally were, two of the closet doors were no longer shutting, the front

door had to be slammed to shut, we were able to see the foam at the edge of my daughters hard wood bedroom flooring,

and the tile at the front door was sloping. I contacted Olshan who had Brian P. come out December 2012. At that

time he lowered the cables as they had been placed to high. I was told to call back if I did not see much improvement.

Therefore I called back and Manny C. came out on January 2013. By this time the cracks in the walls had grown to

about half an inch, the tile had cracked from sloping, I could still see the foam in my daughters room, and the closest are

still not closing. Manny advised me first that I would need to get foam placed under the whole house or foundation to get

the foundation level, and that I need to finish having the cable locks placed around the house.

At this point I am confused as to why Olshan provided repairs to level the foundation if I would need another service to resolve the issues I am now

having and what may have been the original issue needing to be repaired. I do not understand why Manny is telling me

that I should have more work done when the work that has already been done has made my house worse then what it

originally was. Manny said he would see what they could do to resolve this issue and call me to set up an appointment,

and provided me with his card. I never received a call from Manny and never received a call back from the serveral

messages I had left him.

When I contacted the Olshan office I was advised I had an appointment set up for Feb. 2013. I

then left a message on facebook asking for someone at their corporate office to contact me to discuss my repair issues. I

received a call from Allen the General Manager at the Oklahoma office, so I explained my issues and he said he would

have someone come out to look at the issues received after the repair. Jeff G. had came out to the appointment around

the end of Feb. 2013 he advised they had disconnected the building piers to allow the foundation to settle. A few weeks

after this repair I attemped to get in contact with Allen for the status. I was unable to get a call back after several

attemps I again left a message on the Olshan facebook page asking to have someone contact me. I was not contacted by

Allen but by Jeff advising they had scheduled an appointment for both him and Allen to come out on March 2013. When

Allen came out he advised that Jeff stated that our water faucet out side had a leak underground and thought that may

be why the foundation had sunk in. I was upset that if that was the case why didnt Jeff advise us at that time, and they

not wait almost a month to let us know of the issue. Allen provided all the previous paperwork that was never provided to

me, and took mesurements of the whole house. Allen advised that the outter steamwall is bowing out, and his idea to

repair the issue was to place a metal support beam on the outside and push it back and bolt it in. I verified at that time

that it would not be close to the wood siding, and was advise it would not be. Before scheduling the appointment I had to

pay a plumber to tell me there was no leak as Jeff had advised Allen.

The repair was completed June 27th 2013, however it was not what I expected or how it was explained to me. I had contacted the office to provide the

tile information to replace the tile for the front door as Allen had agreed to do, and I requested Allen to call me back to discuss my concerns.

I again never received a call back. Allen had showed up at my house one day to check the progress of the repair, I

advised him that the repair was not what I have expected or understood it to be when explained. The metel beam is not

even an inch away from the wood siding and Im afraid it will start to worp the wood with all the rain we have been

receiving. Also I still have all the same issue and they are getting worse not better, the closet doors still not shutting, my

daughters room still showing foam, and I can place my whole fing between the walls now. Allen advised me that the

house is sinking in the middle, and I will need to have that issue fixed (not something Olshan repairs). I advised that all

the issues that I am now having are along the interior part of the house but along where the out side was repaired also

these were not issue I had before the repair. I asked why did they provide service if it was not needed. Allen advised me

he was not the original person that had came out so he did not know.

I finally received an appointment to repair the tile at the front entrance, Jeff came to my home in pmid September without the tile that I provided the

information for. Jeff pulled up what was left of the old tile, then went to Lowes and came back advising that the item number I had provided

was not correct. Jeff advised to call them with the correct tile information and leveled the cement for the tile, he advsied

it would take a few days for the cement to dry so they would be out next week to complete the job. I'm still unsure why

the cement would even need to be leveled it I never had any issues with the previous tile being level. After the week had

past I called the Olshan office several times with No call backs. Finally after a month I asked for the corporate office

phone number and left a complaint with them. Once I contacted the corporate office I had been advised that they would

be sending professional people out to complete the tile job.

On October the 26th Rodger and Antonio from the Olshan plumbing department come to my home to lay the tile. The men advised they have layed tile

before, I called the Corporate office at that time to advise they did not send professional tile people, they had sent someone from Olshan

plumbing department, they then called me back to advise they confirmed with Jeff that the men are capable of laying the

tile. Therefore I agreed to allow them to do the job. After completion I refused to sign any paperwork due to the tile being

uneven and some higher then other peices. The men stated that they were just there to lay the tile and it was not even

becuase of whomever leveled the concrete. Why they did not advise that the concrete needed to be leveled again and

wait to lay the tile correctly I do not understand. I sent pictures to the person I was in contact with at the corporate

office, and never received a response. I then called the Corporate office that Tuesday to let them know they men did not

do a good job, I was advised they will have Allen and Jeff come back out. I voiced my complaint about my whole

experience with their company, and the man went on to tell me that by their work it can cause my type of foundation to

settle in the middle. WHY WAS I NOT ADVISED if that was the case. Everytime I speak to someone its a different story

and half of the original people that provided the repair or originally came to my home are no longer with the company...

WONDER WHY.

At this point I am extreemly upset and disappointed in this company. I feel that my money was took for a

service that was not needed. If your company was not able to provide the repairs needed I should have been advised that

originally. Now my house is in worse shape than what it originally was. I no longer wish to speak to anyone at the

Oklahoma office and am not sure if they can even repair the damage they have caused.
