The word is getting out about this company, and fast. A letter was received about their dishonest business practices:

Municipal records indicate that you have purchased real estate tax liens in using PIP-West, as an agent for acquisitions and servicing. I am reaching out to you today to warn you that your investments may be at risk.

At Charles Sells’ direction, we would select parcels to bid on based solely on Charles’ criteria. Unfortunately for you, the investor, there was very little care or regard for what was purchased. Unlike what PIP claims in their promotional materials, we never did any due-diligence prior to an auction. This is widely known in the tax lien industry to be the biggest pitfall, and number 1 way to lose your investment.

Ultimately, most investors wound up purchasing liens in the least desirable, least valuable neighborhoods, where real estate has little to no value. The most blatant abuse of this practice was seen in County, , where for the last three years, PIP-West would routinely purchase a $1,000,000 worth of liens. Virtually any lien purchased there has little value, and historically, has a very remote chance of being redeemed. The properties that were purchased on your behalf are in deplorable condition, boarded-up, abandoned and uninhabitable, are on the fast track to demolition or have already been demolished. I know this to be a fact because I personally have viewed and photographed many of these liens after the auction.

It is hard to argue with statistics and historical data. After two years, a professional tax buyer can expect 85%-90% of their liens to be paid off by the property owners. In one of the PIP West’s recent Portfolio’s, less than 40% of the liens have redeemed. This is not an isolated occurrence, and repeats itself all over the state. (All of this information is all public record and readily available through the County Clerk’s office)

In my opinion, you were grossly mislead by, PIP-West, Charles Sells and Don Fullman. Their buying strategy, and knowledge of the marketplace where grossly misrepresented. While you were led to believe that you were going to be investing your hard earned money into buying quality properties, the fact of the matter is, that almost never happened.

I encourage you to listen to a podcast from a former investor in PIP-West, and their experience with the company. In my opinion, this podcast is very accurate.

Please know that you are not alone. Over the last year, I have heard from numerous former clients who all were dissatisfied with their experience with PIP. I am no longer affiliated in any way with PIP West for two reasons. The first is, I believe they are running a dishonest business. Secondly, they refused to pay my last invoice. It’s time to expose PIP West for what they are, and not allow them to take advantage of unsuspecting investors any more. I encourage you to demand your money be returned immediately, and no longer allow them to invest on your behalf. Please feel free to pass this email along to any other PIP clients that you know.
