If you are considering moving into River Park Apartments in Dallas, TX, for any reason, DON'T!!!! This was absolutely the worst experience we have ever had in our entire lives. My husband and I sold our home in Plano and needed a 6 month lease somewhere while we found a new home. We were not picky and looking for a place that was clean, safe and would allow us the time to save some money while we saved up. We decided on a 1bdrm, 1 bath apt with a 6 month lease. We ended up having to vacate the apartment 2 and 1/2 months early just to keep us from going completely crazy. From the very 1st night, we realized just how THIN the walls are. Be prepared to hear every step, every conversation, every argument, every sound you can possibly think of coming from every apartment that surrounds you. If you live on a bottom floor?? Forget about getting any sleep, especially on the weekends. They have signs everywhere stating that pet owners need to clean up after their pet but they absolutely DO NOT enforce it. You need to watch each and every step you take or your shoes are destined to be covered in dog poop. That's a fact!! Worst of all is the management who absolutely couldn't care less if you have important issues to discuss. As long as they have your money and the contract is signed?? You are at their mercy. Here's an example. After just one week of renting our apt, we found out that the water heater does not work. Within 5 mins of turning the shower on, the water was ice cold.... The first time we told management, they offered to replace the $30 water heater with a new one. (yes, I said $30 dollar water heater.) That took about a week to happen but we were thrilled to say the least at the idea of being able to take a hot shower again. Within 2 days, we had the same issue. No hot water. After numerous visits from maintence, we were told there was nothing else that could be done. Wait what??? Nothing to be done? Up to this point, we were having to pack a bag of all our clothes and toiletries and take showers before and after work at the gym. This could not go on forever! But they explained to us that after replacing the water heater that was all they could do and would not even consider for one second allowing us to move to another unit of the same size and cost. That was the only thing that seemed to make sense and what you think any apartment complex would do to accommodate residents who were unable to have hot water but they would not budge or even consider it. I will also share with you how deceptive they are about the way their advertise their apartment units by calling them "updated" and "like new". All the closet doors would come off their tracks just by simply trying to open and close them. Kitchen drawers would easily come off the tracks and most everything in that apt was very cheaply made and not in working condition. After just 3 months of virtually living in hell, we decided to move out. The hardest part was having to pay for not only our current rent at River Walk which was required to pay out the lease, but to now have to pay for a 2nd apartment just so we could get out of this place. They would make no concessions whatsoever, despite all the issues with not being able to take a simple shower. Lastly, and the worst incidence of all, we moved most of our belongings one wknd and told the office we would be back the following wknd to get the remaining items we couldn't fit. That day they placed a note on our apartment door stating that maintence would be by that week for a random property inspection in every unit and because they realized some renters would not be home, they put this note on each door just so we would be reminded. When we returned the following wknd, not only was the note removed, but we realized the front door of the apt was UNLOCKED. This was very scary for us and our first thought was that maintence must have forgotten to lock the door after they came by that week for their random inspection. Once we walked inside the worst had happened. Our leather sectional couch was STOLEN!!. Not only our very nice couch, but expensive mirrors, a vacuum cleaner. lamps, artwork, etc...all gone. Hard to believe this could happen seeing that our apartment was in eye vision of the office. Again, this happened the week we locked the apt and left and the same week maintence came by to do their inspection. I can honestly not be sure if maintence was careless and just forgot to lock our door leaving it wide open for thieves to come in? Or if they themselves took our items. Of course we were devastated. Went to the office and they took ZERO responsibility. They admitted that maintence had been by but said it was not their fault if they forgot to lock the doors of if items were stolen. On top of that they showed no compassion and had so many knee jerk comeback reactions that it was clear to us that this was not something new to them by any stretch. It is our opinion that they were very aware of these items being missing and had no intention of heping us to get them back. Lastly, if you are already committed to this apt complex and have no way of getting your money back, PLEASE PLEASE pay attention to all of the small print!! We were horrified to realize that even after all of our experiences with River Park Apts, they still charged us all the normal move out fees, the extra 2 months where we literally had moved out early and wasn't even living there, cleaning deposits, etc...but they also charged us something called an "EMPTY APT FEE" which was $50 per month. Seeing that we were forced to leave the apartment 2 months early before our lease was paid out (which we paid the remaining balance 100 %) they still insisted on charging us 100 dollars for what they call their "EMPTY APARTMENT FEE." THey said this is a fee that they charge when a tenant leaves an apartment empty?? Are you kidding me? And of course with everything we had endured, they still would not consider budging on this. This is disgusting to do to people and these people should be utterly ashamed of themselves. Next wknd we have time we are going to stand out towards the entrance and make sure everyone knows what they are getting into if they sign a lease here. I'm sorry but we have given them so many chances to do the right thing but they couldn't care less about what they do and how it affect people. They only care about making money. Of course everything stated above is just our opinion and our experience but you are welcome to try them out for yourself.
