I am coming up on my second year now since we moved in. I intend to add further to this report shortly, but for now will have to stay general until a full report is filed.

Leaking plumbing, poor seal install on toilets resulting in a year of exposure to septic gases until they finally agreed to repair. Ongoing (still) work in both bathrooms for poor grouting, tub install, leaking plumbing, damaged floor, walls, paint. The roof had to be stipped, as Royal installed ripped and damaged shingles initially. Some roof sheeting not even nailed down, a 3" gap along peak area of roof between the sheeting for the entire length of the house, Valley membrane improperly installed.

Third replacement of both front and rear door due to damage from workers. The service manager himself installed the 3rd front door, and when I looked at it with him I had to point out 2 scratches and a dent on the 1 hr old newly installed door, So for now, I have to look at that every time I come in my house until they fix it again.

Almost every room we go into in my home right now has issues that cause us stress when we see them.

Garage walls had to be straightened and sheeting was not properly nailed, so that siding was wavy and crooked. Evestroughs and downspouts damaged. marriage joists diferent widths so floor could not level between units. Floor torn up and repaired many times still unnaceptable. I was told "if I had purchased carpet instead of linoleum, I would not have had the issue, because it would have been covered".

Laminate floor installed to cover all floor defects - installed incorrectly as the gap between the flooring and the wall would not cover with the trim. Pushed the flooring to the wall and re-attached all trim in 3 rooms. Transitions were all loose. Had installer back to re-install. Baseboards started coming off from poor install. Poor repairs to baseboard, trim and walls, resulting in professionally painted walls being repeatedly touched up, and looking like crap now. A defect noticed in the laminate floor and representative tried to tell me that the cross grain double dent that is found in each board only with the same pattern was "character" when it is an obvious manufacturing defect. They still have not responded to the quality complaint with the manufacturer - now 9 weeks, so my baseboards in the livingroom are still not properly attached again.

Soffit and some fascia needed replacement as it was installed dented or poorly cut/fit. The garage floor needed to be removed because it was poured with a half inch out of level toward the house instead of away and to the garage door. In the process of removing substandard cement floor, foundation was broken and had to be repaired.

Most of the vinyl siding needed to be removed and renailed as it was not attached to spec, as it was either nailed improperly, and in some cases, not at all.

Workers have been sent to complete the work, however, they either do not possess the abilties / skills to carry out a quality repair, or do not care enough to do quality work. Every time they come and leave, they create more work for themselves by either causing other damage in the area they are working, or not doing the work they were sent to do in a quality fashion. This has resulted in numerous rooms or issues being addressed repeatedly up to 6 times. I have spoken with the service manager many times concerning how this can continue to happen, but he just shakes his head and says "I know" There is no way they cannot know they have problems inside their facility before the house is delivered, and outside the facility after delivery and set, with both their own site employees and the problematic sub-contractors they are knowingly using.

Front fancy livingroom window not installed properly creating a bow to the bottom ledge, caulking improper and paint only touched up, looking like further patchwork paint, same as inside the house.

There are many many more issues but too many to list at this time. There are items that still remain unresolved, and the service manager promised me Sept 03rd (when he was here) that he would call me on Sept 05th 2014, he has not called me yet, and will not respond to my emails concerning the completion of work, and the newest siding install issue.

We have not enjoyed our home as yet and it has been almost 2 years since they started their gigantic list of repairs as well as created new issues as they were here working. We have been exposed to illness due to exposure to septic gases, continual stress due to lack of sleep, lack of care on Royal Homes behalf for a customers home, lack of pride in their work. Our home has been slowly torn apart, and in many cases either not repaired to the standard that you would expect when you move into a new home, which, I might add, we have yet to experience because we paid for a new home, but have yet to see anything but the result of a handyman's work, rather than a builder's.
