On May 31, 2013, a co-lessee and I entered into a "lease agreement" with T&R Properites, Inc., as agent for the Owner, Crystal Lake Drive;" and the "lease agreement" was evidenced by an executed and written document titled, Residential Apartment Lease - Term Sheet (Term Sheet).

At the time of execution; the co-lessee and I were provided with copies of the 13 executed and written addendums and agreements; and the co-lessee and I did not execute a Residential Apartment Lease - Terms and Conditions (Terms and Conditions) nor did we receive a copy of any Terms and Conditions.

On April 21, 2104; I hand-delivered my written Notice to Vacate; and in accordance with the 45 days written notice required by the Term Sheet. With respect to my Notice to Vacate; the property manager, at that time: 1) did not provide any written response, acknowledgement, or objections; 2) did not provide any written notice pertaining to coverting the "lease agreement" to a month-to-month tenancy, in accordance with the alleged Terms and Conditions; and 3) did not make any affort to enter into new, and separate, lease agreements among my former co-lessee and me.

For the first time, on or about, December 2, 2014; I received, from the current property manager; a copy of a document titled, Residential Apartment Lease - Terms and Conditions (Ohio Form) (Terms And Conditions). The current property manager insisted; and according to the property manager: 1) the co-lessee and I received a copy of the Terms and Conditions on May 31, 2013; 2) the Terms and Conditions rendered my Notice to Vacate null and void; 3) the Terms and Conditions were legally binding upon both my former co-lessee and me; and 4) that I was jointly and severally for my former co-lessee's failure to pay the rent due for December, 2014.

In addition to alleging that I was jointly and several liable for December's rent payment; the current property also alleged that I was jointly and severally liable for: 1) "unpaid" month-to-month tenacy fees; for the period covering June 1, 2014 thru January 1, 2015; 2) the rent payment due for January, 2015 and arising from my former co-lessee vacating the premises without giving the required 30 days prior notice; and, according to the current property manager, pursuant to the Terms and Conditions; and 3) I would be liable for a damages, to the premises, and exceeding the security deposit.

T&R Properies has commenced a Complaint in Forcible Detainer, for Rent and Damages; and, accordingly, I have retained legal representation.

In a speparate cite, I gave T&R Properties a negative review; and I warned that what I'm experiencing might very well be the results of T&R Properties' normal and customary business practices to unfairly and unlawfully bill and collect rents and fees; not to mention; an apparent disregard and abuse of fair housing, contract, consumer laws.

Author's Amended and Updated Review 4/29/15

I am the author of the original review/complaint. On April 29, 2015, I amended and updated my review/complaint on another site; and now I'm amending and updating my review/complaint on this site, scamorg.com, and as of May 4, 2015.

Although there are no substantive differences between this and my amended and updated review/complaint on the other site; readers are encouraged to make allowances for fact this has been retyped and might contain minor typographical and/or grammatical discrepancies:

Today, April 29, 2015, during a routine Internet search, I discovered the following notation and pertaining to my original review/complaint: "Hiding negative complaint is ... hhtp://www.xxxxxxxx.com/r/T.R. Properties -Inc- dba Crystal-Lake-Apartments/Hilliard-Ohio-43026/TR-Properties-Inc-dba..." Now my original review/complaint does not appear on sites it once appeared. Consequently, this represents an update and amendment to my original review/complaint.

I offer the following preliminary comments and observations: To date, T& R Properties: 1) has never rebutted my review/comments; and 2) has never produced a written and executed "Residential Apartment Lease - Terms and Conditions" which had allegedly been executed among the parties on May 31, 2013.

Original Review/Complaint - Updated and Amended

On May 31, 2013, a co-lessee and I entered into a "lease agreement" with T&R Properties, Inc., as agent for the Owner Crystal Lakes Drive; and the "lease agreement" was evidenced by an executed and written document titled, "Residential Apartment Lease - Term Sheet."

At the time of execution: 1) the co-lessee and I were provided with copies of thirteen (13) executed and written addendums and agreements; 2) neither the co-lessee nor I signed or executed any "Residential Apartment Lease - Terms and Conditions;" and 3) neither the co-lessee nor I were provided with any copy of any Terms and Conditions.

On April 21, 2014; I hand-delivered my written "Notice to Vacate;" and submitted in accordance with the Term Sheet's 45 days written notice requirement. With respect to my "Notice to Vacate;" the property manager, at that time: did not provide any written objections, notices, or make any reference to alleged terms and conditions.

For the first time, on or about December 2, 2014; I received, from the current property manager, a copy of a document titled, "Residential Apartment Lease - Terms and Conditions (Ohio Form)" (Terms and Conditions): These Terms and Conditions; were enumerated in a "boiler plate" document; for which the parties had not initialed, signed or dated; nor was this "boiler plate" document tied, in any way, to the leased premises.

Irrespective of the fact the Term Sheet had been terminated by my "Notice to Vacate;" T&R Properties, nevertheless, filed a lawsuit against me; sent me a collection letter for $4,821.27; and reported the $4,821.27 to national credit reporting companies. All this based on an enforcement of terms and conditions which were never signed nor executed among the parties.

In two (2) letters, I advised the debt collector that: 1) T&R Properties' and the debt collector's actions violated both the Federal Fair Debt Collection Practices Act and the Federal Fair Credit Reporting Act; and 2) the $4,821.27 is an "unlawful debt" for lack of a judgment from the Franklin County Municipal Court.

Insofar as there appears to be an on-going and aggressive attempt to "bury" and/or "hide" negative reviews and complaints; I intend to monitor all of my previously filed reviews/complaints, pertaining to T&R Properties; and to insure that the public is WARNED about T&R Properties' business practices.

Author's Second Update, August 12, 2015

I am the author of the original complaint, and this represents my second update; pertaining to T&R Properties' business practices; and filed today, August 12, 2015.

My primary objective is to WARN the public about T&R Properties' on-going and relentless attempts to "hide," "block," and/or "conceal" negative reviews and complaints which have been filed against T&R Properties. In my first updated and amended complaint; I reported that my negative reviews and complaints; which once appeared on certain sites; somehow "mysteriously disappearing" from those sites.

Now, I've discovered that negative reviews and complaints against T&R Properties; which were previously accessible via Yahoo search engine; are apparently no longer accessible via Yahoo's search engine: Instead of obtaining the previously posted negative reviews and complaints; the Yahoo search reveals "ads related to" T&R Properties and Crystal Lake Apartments in Hilliard, Ohio. Although apparently unaccessible via the Yahoo search engine; the previously posted negative reviews and complaints against T&R Properties are, at this time, still accessible via the Bing's and Google's search engines.

My second objective is to provide a status report pertaining to litigation, still pending in the Ohio Franklin County Municipal: 1) I've obtained new counsel whose "Amended Answer and Affirmative Defenses" have been approved, by the court, for filing; 2) T&R Properties has been served with a request for production of documents; and 3) a pre-trial hearing has been scheduled for October 8, 2015.

I'm determined to fight for my rights and remedies; and to do everything, within my power, to hold T&R Properties accountable for its conduct, behavior, and business practices.
