Well almost a year ago I thought I was getting a good deal on a vacation. The first red flag is it takes over a month, perhaps it was two for the paperwork to arrive in the mail, making it unable to confirm what you purchased. What I thought I purchased, because person after person told me I got a CORAL SAND'S 3 bedroom, during the highest season, highest trading power in the world for timeshares. So this means I I could go to any resort in the world during high season. All inclusive resorts I'm interested in and it was only a $30 pp charge perday to go to the ones listed in the RCI book they showed me. (Actually the specific on I was talking about is an extra 10k that I am attending a wedding at.) I couldn't get a cleaning lady to call me back for almost a year, last week I received their attorneys number and called her. She informed me that she can not do anything and I didn't get the 2 free weeks per year I have written in the contact, I bought one week every 3 years and it's during a few odd winter months. I only get vacation in the summer so this is useless to me because I can't go in January on vacation. Some how CORAL RESORTS think i would spend thousands on a "vacation " i could never use. My other problems with CORAL SANDS RESORTS are the same lies they told hundreds of other owners. It's a HORRIBLE, EXTREMELY DISHONEST company. Do yourself a financial favor and keep away from this company. Look at the Better Bussness bureau list of complaints, all horrible. They have town officials on the payroll and they were forced by the state because of tons of complaints to be on property for 3 years. The attorneys are gone now so they are back to their old tricks. If you go to Hilton Head do not put your trust into " Captain Nick" or Sheldon at the Coral Resorts area. My husband and I went with the intentions of not buying a time share but we did soon find that it fit into our budget and the promises seemed perfect for us. Things were explained by the sales rep "Captian Nick" and the finance person "Sheldon" much more desirable than what happened in reality.. We payed a down payment and had a few months to finish off our deposit which we did complete as we agreed. Almost a month and half went by we finally received our sign on info to RCI thats when reality hit us. We had been lied to and as the weeks have went on the lies are still being found out more and more as we talk to people from RCI and the Coral Resorts office. I was given a personal number by our sales man and he does text back says he will take care of it, he will call me at certain times and doesnt follow thru.

Sheldon I leave voicemails for him with no return calls. Front desk rep informed me that I now owe Past due my yearly maintenance fee. (this was suposed to be covered free first year and I purchased in Octover of 2014.. I received no bill for this and now I am past due.. Really..) And points well what was said to be enough is no where near what my family of 6 needs to have a plesant stay at the very nice resorts. If I save them a few years sure we can go free well thats after we pay fees that wasnt meantioned also.

We was promised a free week yearly. Thats a joke as well its actually a certificate to get a week in off seasons not during the time my children are out of school so not helpful and on top of that you have to pay fees to use the free week of over $249

I have recently adopted my niece and nephew I do not have a large budget and now vacations well honestly we may just not get one this year. I write this in hopes to save another family from grief and lies of this company. I hope that it is simply two bad people at a good company however I have my doubts at this point as I tried to get this resolved for months.

We are owners at a timeshare resort company known as the coral resorts Cr). One year ago March 6, 2014) we decided to "upgrade" our timeshare by converting to a different number of rci points, but only on a every-other-year basis, which reduced our maintenence fees almost in half.

As part of that conversion, we traded in three hawaii timeshares, to a timeshare transfer company called elite equity transfers Eet). For a fee for each timeshare, we had a signed agreement that these three timeshares would be taken out of our names, and we would no longer be owners. These were excellent timeshares, at resorts we have visited and enjoyed for over 20 years. We are on the east coast, and the all-day trip was getting to be much, since we are getting up in years, plus we had a number of other timeshares on the east coast that we used and enjoyed.

We paid $645 to effect the transfer of each of those timeshares out of our names. We have recently learned that the owners of elite equity transfers were arrested by the fbi for fraud, in not doing exactly what they promised to do with our timeshares. This apparently has been going on all over the country, with many thousands of timeshare owners, for a number of years.

Now, i am trying to contact the coral resorts to find out the status of two of our timeshares. One of the original three has successfully been transferred back to the resort in kauai I believe as a direct result of me not following the eet directions and sending a signed deed transfer paperwork directly to the resort rather than back to eet).

The coral resorts property transfer director was said to be a person with the name of kate swisher didato. I talked to her one time, about 6 months ago, after eet refused to answer my phone calls and messages and emails, and she told me that eet had been removed as a transfer agent for coral resorts and duncan realty was now the new transfer agent. Note: today i called duncan reality and was told that they had the same problem with eet, and severed their relationship with them, and had sent back or shredded all information received from them. Apparently duncan realty is a responsible and reputable organization.)

After 6 more months had passed and nothing received, i again tried to contact cr and kate swisher, but she did not return my calls and my emails. Coral resorts always answers the phone Since they have 4 active resorts on hilton head island, they have to!), but insists that kate swisher in the only one that can help me with my questions, and when tranferred to her line she never answers and never returns calls. Today when i called her once again, a man named "bradley" was on the message machine, so i again left a message to him asking him to please return my call and let me know the status of the two timeshares still in question.

All i want to do is to find out the status of the two remaining timeshares. If necessary, we are willing to take them back and continue to hold and use them, until we can sell them ourselves or decide to keep using them! however, since we signed paperwork with eet i feel we have to determine the status of those documents, before i will be willing to pay the overdue maintenance fees or otherwise dispose of them.

I also understand that coral resorts is currently defending themselves from quite a few lawsuits, apparently from new owners who feel that what they were told is not what they signed, and are upset about that. My problem has nothing to do with those lawsuits, and all of our interactions with coral resorts and staying at our timeshare there or using our rci points to exchange for other timeshare locations has been very pleasant and without any problems at all. We purchased at coral resorts in 2004, and up to now have been happy with our arrangements. These other legal actions may be making them shy away from responding to us, however, that is no justification for their actions with us.

I feel that coral resorts is being deceptive and unresponsive in refusing to communicate with me about the status of these two properties. I understand that they may have been deceived by eet as was i; however, their refusal to communicate with me to try and resolve this problem appears to implicate them in the deception. I think that ours is a relatively simple problem to resolve, which will cost them nothing, and i do not understand why they are refusing to communicate.

There is a significant time urgency to this problem, because the hawaii resort is about to put the maintenance fees out to a collection agency and add a 25% recovery fee to the maintenance bill. This would i am sure affect our credit rating, but that is not a real concern to me, since i only use credit as a convenience not a necessity. If the additional fee is added, i may end up abandoning the properties rather than pay the increased fees.

On January 6, 2015 we sent the below email to owner services and also mailed a letter to the attention of the Coral Resorts and a copy to Hilton Head development company in Scottsdale, Arizona.

Then on January 12, 2015 at 1:20pm I received a phone call from Bradley Dezern requesting I return his call. I returned the call but he was not available. Bradley then called me back the next day January 13, 2015 at 1:50pm.

Bradley said he had received my file and asked about the issues and problem I have with my account. He went over my frustrations and promised that he or Steve Johnston (Sales Rep) would call me back within 2-3 days.

Today is February 2, 2015 and no contact has been made either by Bradley Dezern or Steve Johnston.

The USA is the most powerful, talented and highly resourceful country in the world but, unbelievabley that neither of these two gentlemen have the courtsy to fulfill their obligations.

I am going to share this experince on the website so other members can see my frutration with Coral Resorts and think twice about investing with Coral Resorts.

When will this issue be resolved. As per the contract signed in Feburary 2014 this transaction was to be completed in 3 to 6 months and here we are 1 year later with no resolution or agreement. You have a legal obligation to honour your end of this contract. Please do so immediately.

On December 27, 2014 we were stopped and asked to attebd a 90 mintue presentation. We agreed and showed up. December 28, 2014. We were assigned JW (sales rep). We explained we been through this already and just purchased timeshare with the wonderful Holiday Inn Resorts. He then eent to confirm if he could continue the presentation. He then came back confirming he could and could get us a better deal then our current timeshare. Asked us questions we answered and he came up with better deal. He then went and got Danny ti confirm deal. We had to do paperwork and pay for closing. Due to the holiday season we choose not to do at that time.

He assured and promised us (Danny) he would hold the check till Weds dec. 31 to make the deal happen. INSTEAD they broke there promise and lied to us, went straight to the bank the next morning 12-29 and put the check in, causing many fees and overdraft to my account. We immediately call then and was told by Danny it was a mistake and he was sending their carrier to the bank to take care of it. ANOTHER LIE. We gave them two days with calls back and forth. We then talk with Spencer who said I Thought Danny toke care of this. We said no, he asks if we canceled the Deal (you have 5 days in state of SC), we said yes and have not heard anything or gotten anything resolved from them. They are scams, frauds, and liers. What can be done?

I googled lawsuits against Coral Resorts and OMG what an education I got tonight. It was refreshing to know I'm not the only sucker in the US. Admittedly, we may be the ones who have been with Coral Resorts the longest. But yesterday was the last straw.

I will assume that since every one of you chose to use a ficticious name instead of the real culprit, it is probably at the advice of council so I will follow suit although nothing would make me happier that to spill my guts witht he real names, dates and places.

We have been scammed for more years than I care to mention but we were visiting HHI and stayed at Coral Resorts. We had our customary update and the newest scam Coral Resorts is offering is you can give up your points and go to HHI every year. We happen to be Gold level.

Since we live in Georgia, HHI is a reasonable drive for us to spend a week at the beach with our children and grandchildren. We also own timeshares in other locations but the points have served us well in getting what, where and when we wanted but at a cost.

The deal seemed reasonable and of course, there is ALWAYS a slight increase ANYTIME you make any kind of a change but we agreed to it not to have to compete with everyone else because we were told in WRITING that we had a designated unit for 1 week EVERY YEAR at Coral Resorts.

To make the deal more palatable, they stopped our payments for 3 months and paid our membership in the RCI program for 3 years. Got that in writing too. The sales agent even said. You can save the 3 months of payments and use it to "PAY YOUR MAINTENANCE FEES" when the bill comes in Janaury. That was the seal on the deal.

Guess what? Liar, Liar pants on fire! I tried to book our vacation for 2015 before we left and couldn't do it. I waitied a few weeks will I had our new account number which wasn't new at all, and then I was told I need a reservation form. I asked Reba Management to fax me a form which they did.

In reading the form it says I have to pay my maintenance fees in order to book the vacation. Well, I already paid that last January 2014. Oh no, no, no. In order to book a 2015 vacation date, I needed to pay my maintenance fees now. I asked for an explanation and the answer I got was becuase that's the way it is.

That's odd because when I booked thru RCI using my points, they didn't care that my maintenance fees for the next year weren;t paid yet. They are intelligent enough to know I can't stay at the resort unless my fees are paid up to date. You see the scams unfolding?

Yesterday in the mail I get a bill from Coral Resorts and a reservation request form. The bill was for $995.00 for MAINTENANCE FEES for 2014 due by October 31. I thought to myself these folks ae on some serious drugs. I called the office immediately and of course got the traditional answering machine.

Amazingly, someone did return my call and listen to this explanation. Since I already used the resort this year, my maintenance fees are due and payable immediatley based on the new contract that we entered into in August. Then, our regular annual maintenance fee will be due again in January 2015. I asked what kind of dope she was smoking.

I have no intention of paying this maintenance fee. I would gladly join any law suit or class action suit in progress. I have no problem discussing this matter with any lawyer willing to take on these fat cats.

In retaliation, I can be very vindictive when backed against a wall. They wouldn't let me book what I wanted so I figured out how to circumvent the system by using my points. It cost me $150.00 to do it but wait till they find out I have my reservations for next year and they have no points to take back. Oh well...don't mess with a born and raised New Yorker.

They also don't want me to show my hiney at their offices. I live just close enough to make it there and back in a day. I would stronger advise if they monitor this report to stop pushing my buttons. I have a very low tolerance for liars and thieves and these folks are the cream de la cream.

Understand my husband is a soldier in the Army and deploys got many times. So we felt this would be a great purchase for us and to get out family together before he would have to deploy. So after everything we decided to purchase. We had the sales rep and the acting attorney who works for the company and the closing attorney came over with a good deal for us. So we said yes but had a few question after reading the contract. 1. are pets allowed in the resorts. We were told yes that they all had pet friendly rooms. 2nd. how early do we need to make reservation before planing on coming. During season as soon as you know but during the fall and winter time 2 weeks would be good because they are not busy. 3. are there any extra charges when you make reservation. No not at all. Ok so then they said they would add this into the contract. Now when they came back to us they told us we would have to pick up our paper work the next day because there copy machine was not working right. But that they were having a breakfast free to all the people whom purchased the day we did. So the next morning we got ready went to the breakfast and received our paper work from the acting attorney said everything was done and handed us 2 tickets to a dinner cruise that evening and Happy Anniversary. See this was our 21st anniversary and we were so happy that we had gotten something we wanted so bad. Anyway we did not open the paper work because we had trusted them. Had our breakfast went out to toured some of Hilton Head and to the beach went on the dinner cruise and had a beautiful evening. Anyway in December 2012 we found out my husband was deploying in Feb so we called to make reservation and was told they had something but that we would have to stay 1 week in one resort that only had 2 bedrooms and the next week another resort that also only had a 2

bedroom. See we purchased a 3 bedroom. So anyway we thought that would be ok we can make due. Next thing we no we get the reservation conformation and this is what it said the dates and no pets allowed or there would be a 1500.00 charge and a 199.00 reservation fee. So when i saw that i went and got our contract out and guess what i found they did not give to us the last few sheets that had the info written in about the 3 question we had them do and signed. So i stopped payment on everything now the finance company is telling us there is nothing we can do but to pay for it. I told them no way that i am sure there is something we could do because this is breach of contract or sold under false pretense. The lady from the fiance company told me i was nuts and then i called Coral Resorts and spoke to man in charge and he said there was nothing that could be done because we signed it. STAY AWAY FROM CORAL RESORTS. I can't believe they would do this to a soldier who goes over seas to protect this country and they no what they have done. I have even spoken to the sales rep. and he said that yes we did and i even sent him a copy of what we got and he was told there was nothing to check into. I hope this stops others from doing something that they would really hurt them self's in the long run. If there are any attorney at there that would take this case please get in touch with me.

Not unlike many of the complaints on this site concerning Coral Resorts of Hilton Head and their sales practices, I too was victimized by two of their sales representatives.. My wife and I went down to Hilton Head in mid Oct. 2012. We sat through a presentation given by a vacation counselor on why we should buy a 3 bedroom in Coral Sands Resort. If we traded our present RCI 2 bedroom timeshare and paid an additional $6000 we would be given enough points(15,166) to vacation for two weeks a year plus we would be given an additonal Developer's Week. We were told that with the "Developer's Week" a letter would be sent the beginning of January and if we did not want to personally take that week, we would be sent a check for $2000 in mid April. We would be able to pay off our investment of $6000 in three years!

The next day we reviewed the contact and decided to go back to Coral Resorts office with further questions. We called the vacation counselor, as he had given us his cell phone number, and left a message. In the meantime we spoke personally to Verification Manager. He stated that the wording of the statements I questioned were misleading and that the $300 a year maintenance fee only had to be paid every three years. I questioned him again and he assured us that the TRi-Z every third year usage is what that meant. Secondly, they assigned us week 48. I asked him if we didn"t want week 48 and wanted to vacation in Sept. or Oct. would it be problem? He said, "That's no problem." He also told stated that Silver Season is anytime other than the high summer months. I think that Coral Resort Representatives only know how to mislead the public.

My wife and I have tried relentlessly to get some answers from anyone at Coral Resorts. We left numerous phone messages with NO return phone call. We have sent emails only to have them "bounced back". We have sent faxes and letters without a response. I CAN'T IMAGINE TRYING TO SCHEDULE A VACATION WITH THEM.

I have sent letters to the the Better Business Bureau, Dept of L,L,& Regulation and even the State Attorney General. I have written to RCI informing them of Coral Resort's deceptions. RCI responded that Coral Resorts is on their watch list and that my complaint will be brought before management. RCI did seem to take the complaint seriously.

My wife and I are not naive people but we prefer to look at the good in people. Sadly, that may end. As far as Coral Resorts is concerned BEWARE!! SHAME ON YOU DECEIVING AND MISLEADING THE PUBLIC! I DON'T KNOW HOW THE TWO OF YOU SLEEP AT NIGHT.

CORAL RESORTS IN HILTON HEAD IS A RIP OFF!!!

DO NOT GIVE THEM ANY MONEY!!!

They prey on seniors (like my parents); draining them of their life savings and retirement. They lie lie lie - making promises that they KNOW they will NEVER keep!! These people are the devil and should burn in hell!!! I just got back from Hilton Head after meeting with an attorney who is filing a lawsuit against them.
