If you fellow realtors receive an invitation from Trulia to become part of a zip code in order to receive sellers and/or buyers leads, run away from it. Don't spend your hard earned money on this. I was victim to their system for 6 horrible months. And not because kept with them. But because they trap you for 6 months charging you every month to your card in exchange of bad leads. In summary, in 6 months I was tied with them, they provided a total of 26 leads. None of them were serious sellers or buyers. Just lookers and don't return your calls or emails. Why? Because, if they're potential sellers, Trulia has already given them a CMA and all related information pertaining their home. And when you call they don't want to deal with you. If it's a buyer asking for a particular property, they will see next to it, a picture with your info and 3 or 4 other fellow realtors for the buyer to pick. And the more or less you get charged per month, the more or less times you will appear in screen. I got ripped off a total of almost $800 in 6 months for pure crap! When you try to cancel the subscription, they give all kinds objections. If you insist, they will offer to switch you to another "lead generation program" or zip code, but watch out!! What they will do is make the change they promised, but they will add 6 more months of contract!!! Call it anyway you want, but this Organized Crime. Fellow realtors, the best way to generate leads is thru family and friends. And if you want to invest in your future pipeline, invest in a newsletter in your designated farm area. But don't pay attention to these fly-by-nighters promising all kinds of sales volumes. They're not worth your hard earned $$.

Trulia promised to deliver an approximate number of leads/referrals based on the percentage of exposure from marketing within my zip code. They also required a 6 month contract. I was wary of the 6 month contract because from past experience, nothing good ever happens from being in a contract. The agent promised I would get good leads/referrals. The agent promised they were real leads or referrals. For 4 months straight, I never received a single good lead/referral. I didn't even receive the approximate number of leads/referrals promised. And the problem was you can't cancel. So you keep paying for something that you're not receiving.

It is true, you do get the marketing exposure but what good is the marketing if the exposure is only to a bunch of uninterested parties or parties who provide false information? For that kind of marketing, it's a waste of money and time. Most of the time, the leads were incorrect contact information or the contact information didn't produce responses. And if there were responses, the people were not transaction ready nor did they have interest in buying or selling real estate. They were just perusing with no intent to buy or sell.

Don't waste your money. It's a scam to take your money. They make it a contract so you are bound to pay, even if their service sucked.

I would be glad to join any class action lawsuit. I was cheated and am very dissatisfied.

When I did find a way to get hold of the owners of these homes, not one told me that they were even remotely interested in selling their home. With the buyer leads, I've only received one, and they couldn't even afford to buy a home. The other two leads were from those who wanted to rent a home. I never asked for renters, or do I want to waste my time and effort with them. Every time I spoke with a different Trulia rep, they explained that they can do anything about the bad leads, and in a nutshell, that there's nothing they can do. Every single rep will promise to call you or email you after looking further into the matter, but I have never received a return call.I hope that these types of companies who rip-off people over and over again will go out of business after paying back all the money to the people they ripped off!

In the entire six month I agreed to receive seller and buyer leads from Trulia, I did not receieve even one good lead. Every single seller lead was bad. The email address and/or contact number were bad. If I was able to get in touch with the owners of these properties, not one told me that they were even remotely interested in selling thier homes. The buyers leads were bad too. I only received one where the buyer couldn't even aford a home. The other two leads were from those who wanted to rent a place. I do not deal with rentals, nor did I ask for those leads. I've spoken with several Trulia reps, and they will not do a thing for you. Basically, they tell you it is what it is! STAY AWAY FROM TRULIA....FAR AWAY!

I paid Trulia a lot of money to get the names & contact information for people that are serious about selling their homes. I got a handful of "leads" (inquiries, seeking info only) from people just out surfing the web. Only ONE "lead" was from a home seller that said he might consider selling his home in TEN YEARS!

I was searching for rental properties albeit apartments and/or homes. On two separate occasions had requested more info and hit the link to do so. I received an email stating that my request was received but never received any info nor receive any phone calls. On both occasions pricing for the rentals were off by a few thousand dollars. This is just a ruse to get you to give your information.

I went onto Trulia looking for a house to rent and started getting bogus texts and emails from property owners saying they were responding to my request for info on a house. The rent that they were quoting me was alot lower than the listing so that did throw up red flags for me. Then yesterday I started receiving phone calls from people in my area code that said they were returning my call. I never called them. So after talking to my carrier I discovered that my phone had been hacked into. I changed my number and will never go onto Trulia again. I just hope that my internet protection is doing it's job and protecting my computer from being hacked into as well. Do not use this company for any reason!!!!

Just another in a long line of fraudalent people using actual Real Estate listings and illegally placing up for Rent for unrealistically low prices.

Trulia should have a duplicate checking system and contact the listing agents to prevent our great clients from being ripped off.

The old rule of thumb still holds true...

If it's too good to be true it probably isn't.

Afterall who rents a 3000 sq ft home in an upscale area for $1000?

I hope the powers that be finally catch these group of economical rapists.

I contacted 3 properties for rent and ALL 3 were fruadulent. thats 100 percent criminal. THATS A PROBLEM!

As A New York state Real Estate Salesperson (REALTOR, Real estate Agent) I must be honest and fair in all of my dealing, no deception, no lies, no cheating people out of money, My integrity is all I have to go on when dealing with people most expensive finacial investment.

well that and marketing.

here's the deal I don't get paid till the deal closes.

in oreder to provide the best service for my clients i'm constantly revamping my teams marketing campaigns.

we have a website with excellent seo. we have the local mls and broker reciprocity.

but without buyers and sellers bussiness doesn't go very far.

search for homes for sale anywhere on google and zillow trulia and realtor are bound to pop up.

(realtor.com by the way is not affiliated with the NAR, but is owned by a private media group)

they make money by selling Leads for potential home buyers and sellers to agents all over the country.

they do this by selling zip codes. now with the excellent SEO that they have and the millions of views they get daily you would think buyers and sellers that are genuinely interested would simply inquire.

& they do within minutes of you signing up.

Here's the problem. The info is for dead numbers or people that have no idea who you are or why your calling.

emails are never returned. If you do talk to someone they generally set up a time to show (mind you my schedule is based on what's best for others) but never show and then the number goes dead.

I even had one buyer inquire on two seperate sites we we're advertising with with different contact info phone name email exct. when I called he reconginzed my voice! We set that we would go see both of the homes he was interested in. seems great, He never showed and again never picks up the phone... line dead, maybe i was blocked tried on 5 differnt lines nada.

so that's the buyers.

now for the sellers. I figure If i'm going to use a seller lead generation service I'd start in my own town (mind you they have a great sales deparment, folks would make good realtors if they didn't make a living preying on us lol)

So this is hysterical, I do door knocking. I grew up here. I know everyone. if I don't know them they know me.

so Why not look good and be the one that answers the call when they want to sell and ask the internet for answers?

well the same thing as the seller lead bad numbers, wrong numbers, confused people. emails never returned.

well they want to know how much there home is worth, so I do my part with the limited info I have drive by to check the condition on the outside, Pull the numbers compile the report with varience depending on internal factors. print it. bind it. drive out and knock on the door. explain who I am why i'm there. Not even once has someone said oh yeah me and my spouse we're talking about that the other night and had inquired.

It's become a nice ice breaker when they see how concerned I am about the fact that I've been duped yet again. I generally hand off the report and leave with a do call me when you are thinking about moving!

It's one thing when you get bad info on a lead. it happens. But when none of the leads seem to be real. that's when I began to wonder.

facebook public noted that click farms are a real problem when most of the facebook pay per ad likes we're coming out to be fake accounts.

could these massive online realestate companies be feeding fake leads to paying customers as well?

while a fake like on a facebook page is still a like and could help contribute to brand reconition.

A fake lead does nothing to help a Hard working Real Estate professional. I've wasted my time resources and money on what has seemingly become one goose chase after another.

It has lead me to a positive outcome I warn all other agents of the shenanigans I've gone through here.

and I've recently expanded with 3 new websites custom tailored to seo for niche marketplaces in my area.

hopefully a continued effort on the personal website front will allow me to generate more online leads on my own.

Trulia makes it a huge claim that they can sell you leads off of zip codes. Their leads atre crap and they bind you to long term contracts which cannot be cancelled. Avoid them at all costs. Decpetive, lying and when you do try to call someone about cancelling they hang up or place you on permanent hold. Trulia is a RIP OFF.

I AM A REAL ESTATE AGENT IN LIVINGSTON NEW JERSEY, IN 2013 A SALES PERSON FROM TRULIA TALKED ME INTO A YEAR CONTRACT WITH TRULIA REAL ESTATE WEBSITE FEATURED LISTING SERVICE AND ONE YEAR PRICE WAS $499, AND LAST YEAR NOVEMBER I NOTICED MY CREDIT CARD STATEMENT START TO SHOW A MONTLY CHARGE OF $85.59 FROM TRULIA, SO I CALLED CUSTOMER SERVICE AND ASK THEM WHY THEY ARE CHARGING THIS AMOUNT FROM MY CREDIT CARD, BECAUSE I NEVER CALL FOR THIS CONTINUTED SERVICE, THEY TOLD ME ONCE I STARTED TO USE THEIR SERVICE, AT END OF THE CONTRACT, THEY SHALL AUTOMATICALLY START A MONTHLY CHARGE TO MY CREDIT CARD ACCOUNT WITH DOUBLE THE AMOUNT FROM LAST CONTRACT, I CAN'T BELEIVE WHAT THEY SAY, I TOLD THEM THIS IS A RIP OFF AND THEY SHOULD STOP TAKING MONEY FROM MY CREDIT CARD, BECAUSE I DON'T LIKE THIS RIP OFF SERVICE PLAN WITH MONTHLY CHARGES,

IF I NEED A YEAR CONTRACT AT LATER TIME I WILL CALL THEM BACK, JUST DON'T DO THE UNAUTHORIZED CHARGE ON MY CREDIT CARD ACCOUNT ANYMORE, BUT THE VERY NEXT MONTH I NOTICED ON MY CREDIT CARD STATEMENT, THEY CHARGED THE SAME AMOUNT AGAIN, SO I CALLED CUSTOMBER SERVICE BACK, THE NORMAL WAITING TIME TO TALK TO THE SERVICE REP WAS AROUND A HOUR, BUT THIS TIME I HAVE TO WAIT FOR THE NEXT AVAILABLE CUSTOMER SERVICE REP. FROM 4:30 PM TO 6:30PM , I CAN'T BELEIVE WHAT THEY DID, THIS IS TWO HOURS WAITING FOR JUST TRY TO TALK TO THE LIVE PERSON, I AM SO UPSET WITH THIS COMPANY, FINALLY I TALKED TO A LADY, SHE TOLD ME SHE WILL MAKE SURE I WILL NOT GET ANOTHER CHARGE IN MY NEXT STATEMENT, BUT I DON'T BELEIVE THIS COMPANY ANYMORE, THIS TIME I ALSO CALLED MY CREDIT CARD COMPANY AND LET THEM KNOW THE RIPOFF SITUATION, AND ASK THEM TO STOP PAY ANY UNAUTHORIZED CHARGES TO THIS COMPANY FROM MY CREDIT ACCOUNT.

I was called always in a manner if I didnt act immediately I would lose the opportunity to advertise in a popular National Realty Advertisng Company. I was not told I was locked into a 6 month contract, I tried to work with the company to rectify the situation and make the best out of a bad situation, after multiple calls to the contact number and alot of long waits I had been told my contract could be cancelled, and instead they didnt and arranged an additional payment, I was contacted by another agent who told me they could fix everything no worries and consolidate and arrange the correct advertisement area. Instead they signed up for an area I did not request and had charges put on my credit card not authorized for that wrong zip code and for what should of been a cancelled contracts. Unfortunately this is one of the most prominent companies that unsuspecting Buyers look at for real estate. If your an Realty agent be careful I will never use their advertisement after 1000's of dollars were taken from me.

I purchased a 6 month prepaid subscription to leads from this company. The sales agent that I spoke with said that my information would be viewed at least 8000 times as a primary contact in a particular zip code and that it would be viewed as a whole around 80,000 with other agents. After some reluctance I decided to buy six months and see what happened. My receipt shows a 6 month contract and at the point of sale that was no conversation about recurring fee's or cancellation.

My 6 months came and I did not receive even one lead that turned into a client. I did get some phone calls but they were mostly from people who were not looking to buy but just wanted information about a house that was no longer for sale or they were just pushing that contact now button for fun. I figured that after my 6 months I would just get no calls instead of the 7 that I did get.

The day that my contract expired I happen to check my credit card reciept and saw charges from Trulia. Since I didn't authorize these charges I called them right then. I was told transfered to the billing department and then my call was dropped. So I called back three more times that day and had the same dropped call once I was transfered to billing. So I left it thinking they had high volume calls. The next day I was sent to billing and got a voice message so I left a message expecting a call back the next day. The call never came so on the third day I called and a real person took my info and said someone would call within 24 hrs. That time period came and went without any contact. The final time I called I told the person that I got on the phone that I needed them to stop transfering me to dropped calls or voice messages. This person physically went and got a billing supervisor on the phone who proceeded to tell me that since I had not contacted them before the expiration date that they would not issue a refund

Since I didn't authorize the charge and was unaware that I was supposed to pay I told this person to just cancel the account and give back the money. She said that Trulia has a policy that does not allow them to refund any money. She also told me that I agreed to accept the charges when I signed up. So I went back to my receipt which shows a 6 month contract and wouldn't you know it was down at the bottom past the charges and detail of the bill there is a small paragraph about how they will charge your card unless you call before the expiration date.

So here I am 5 days after the expiration date and they said no refund. Very deceptive...so I called my credit card company and explained how I did not agree to the recurring charges but that they company had indeed printed something at the bottom of the emailed receipt. The credit card company has reversed the charges and blocked the company from any more charges. Hopefully this works and I don't have to deal with this company again.
