My home was recently for sale, but expired in the MLS system without a sale being made. As I am learning, a lot of reputable agents will drum up business when a listing expires by sending out marketing info. This company has sent out the MOST suspicious info I have seen to date. They seem to be preying on those that are truly dissapointed and looking for a fast sell by sending out official offers to purchase the real estate for almost the full asking price. So what's the problem? They've sent out letters multiple times and on all of the letters they are always sure to stamp an "Offer Expiration Date" that is typically the day of or one day after the Postmark. Yet they date the letter 7 days prior to the Postmark. So basically, by the time you receive any offers from them they are already expired and the terms attached to the offer resemble the multiple scams I've researched online where the owner is required to leave existing finance in place, but sign over to these guys or gals. Red flags all over the place people, but if you don't see that then go ahead and start walking down that path. You may never be the same if you do.

Owner Finance State of Texas

The State of Texas, in Sections 5.016 and 5.017 of the Property code provide homeowners the flexibility to sell real property with seller (owner) financing. This authorized methodology was created by the state legislature. It is not a scam, but a powerful tool for homeowners. If you cannot sell your property by traditional methods, as noted above, this option may be of benefit to you.

FRAUD ALERT

This company failed to live up to its end of our agreement. In 2005, I entered into an agreement with this company which stated that I would pay the equivalent 6 house payments and they would agree to find someone to buy our home. I was told that I would not be responsible for making any payments due to the fact that I had made the 6 payments, but that it would be an "owner finance". The whole process was supposed to take 1 to 2 years according to Daniel and Shawn. It is now 2015 and the home is still in my name. They have not only not lived up to their end of our agreement, but they also have forged several documents with my "signature". These documents include a loan modification with mortgage company and check stubs that show that I worked for them. I have never signed such documents and have never worked for this company. This has fraud written all over it.

This originated in 2005, and and after 10 years you are posting on an anonymous website. Perhaps this is an attempt at placing incorrect blame. When you discussed the original deal with your lawyer, what advise did you receive?
