I am usually not a fan if negative reviews but when people and corporations try to rip you off and it impacts your child's birthday celebration thats when you wish such people disappear from the face of this earth.

This is exactly what the management of Camden whispering oaks Houston did to us on a child's first birthday. We had moved in October 2012. We were never late in our monthly rent. Always took care of the apartment. Never had any pets. My wife and I had full time jobs 9-5 and our individual credit scores are in 800's. Little did we know that when we walked in to this apartment complex that their 0 zero deposit policy meant that they would leverage our good credits against insane future charges and threats to our credit. Overall experience in this apartment community was good. However, they are insanely expensive which is fine because there is a shortage of decent apartments in Houston

After 1 year of moving in, my car window was smashed and at the same time 3 other residents had their car broken into.This was not the first time this has happened. The bandit, left my GPS but went for the expensive radar dectector in the glove compartment. Same happened to other neighbors around. It was the maintenance folks who knew where everyone parked and it probably was an inside job. Most of the ppl lost stuff which wasn't even visible to an outside person standing next to a car. The apartment community knew about it but they didn't do anything about it. The previous manager Mary was a nice lady and she gave us additional garage for a discounted price. However, we had to wait for months to get that garage. Whenever an apt with garage vacated the management rented it out without considering the waiting list who was on there first

After 9 months of moving in, when it was our turn to renew the lease, they jacked up the prices by $300. The 8,9, 12, 15 month leases were more expensive than 4 months lease. Their lease breakup policy is the worst. When you have a genuine reason of lease breakup like job transfer etc they make you pay 3 months of rent in advance.

Finally 3 months before moving out we gave Edwin our notice only to find out that we have to sign a form inorder to make it official. Our constant requests to have a formal walkthrough before we moved out were denied. We basically hired Home Joy service to clean the apartment before we left. Yet they charged us $125 for cleaning, $50 for garage paint $100 for cooker top replacement, $100 for wall paint damage and here is the best one, $1000 for carpet replacement because according to them we had some stains on it. The carpet was the cheap kind and was already used by the previous tenants. They just needed and excuse to charge $1000 for a 1200 sq ft apartment. This is what I call insane and after constant requests to Edwin the manager, they refused to take these charges off. Instead they threatened to report us to the credit agency. I still find it difficult to comprehend what kind of carpet in 2 bedroom apt costs $1000. They basically charged us 40 days of lost payment due to not renting the apartment when they already had someone move in right after we left. We even offered to replace the carpet ourselves because we knew it doesn't cost $1000 but Edwin refused and wanted us to waste time at his office which we refused to say so.

Overall the apartment is nice but the management and the people who work there especially Edwin Meng and team are greedy bunch. They probably get kick backs by charging tenants outrageous amount of move out fees while threatening them to report to the credit agency if they dont pay. The only reason these clowns work there is because its free to stay there otherwise they would probably never afford to live there.

They have these nice social events where they bake pizza, offer free breakfast etc only to compel tenants to write positive reviews on fb, yelp and other review sites. They have social media campaigns where tenants are encouraged to write positive reviews inorder to get gift cards etc. That is the reason you have decent reviews online. The place is not a bad place to say. However, the conartist & crook management ensures that people keep loosing their money. There should probably be a class action law suit against this shady practice. I have never seen such a scam where you attract good tenants by higher rent and no deposit and then stab them 1 month after they move out. I wonder how these people and their kids sleep at night. This month I had to cancel my sons birthday because our budget was consumed by this unexpected bill of $1400 that is equal to 3/4 of our months rent that these thugs sent us. This is after we had requested them multiple times to do a formal walk through on the day of moving. Offcourse they didn't want to do it because that wouldn't justify those baseless charges against their tenants.

Finally, this is not a fake review. I almost wrote a good review when you guys lured me with goodies and freebies last year but I am glad I didn't. This is the real fact and the attached picture and email will prove that I am not lieing. If there is a lawyer on this website who wants to sue these guys please be my guest. 43 months loss for a carpet? please see the highlighted charge. We just left the place 1 month ago and these guys anticipated 43 months loss.?? Its just that right now I can't afford one. There is a reason they keep switching management. If you keep doing this stuff to good people karma comes back and bites you real bad. If this was a fake review I would never post with my real name.
