Then he offers you an amount thousands lower than the actual value and promises that you will walk without the headache of going through a realtor or doing any home repairs to get it on the market. He bullies you into signing an offer to purchase, tells you you have to sign quickly as he takes offense to you shopping around. Once you come out of the grieving stage and realize this was to good to be true and stop the sale before you even get to the purchase and sales he has his lawyer send a letter requesting $12,500 for him to walk away or face a court battle that will cost you much more and hold up the house for years.
