We were approached by an ERA agent to sell our house, along with a neighbors home to a Nonprofit organization looking to build a Youth Facility that would work with animals which they would rehab.

Long story short, we allowed a group of 8 people to tour our home as did our neighbor.

We called the church associated with this Nonprofit and they said the story was a scam.

ERA had listed my home and the following scams were committed to embellish their "take" at closing.

"Their " "Home Inspector" falsifies problems in order to force the sellers to "hire" someone to fix the problems. ERA will give you "their" list of contractors to fix said problems. These contractors are acutally faux businesses set up by individual ERA realtors within ERA First Advantage Realty. Use your own contractors and demand to use your own "home inspection service." Do not use any Home Inspector endorsed by ERA First Advantge Realty.

At the time of contract to sell, ERA will show you their sellers handbook. They will lead you to believe it is only an informational tool, however, inside the book, on page 11, once you sign that you received the handbook, you have essentially signed a document that allows ERA First Advantage to act as realtor for both the seller and the buyer, which is important to them, because they will now get "both commissions" for selling agent and buying agent. This is a major problem to the selling owner because there is "no incentive" ERA First Advantage to seek the highest price on the home because it pales in comparison to getting 2 comissions. For future reference, under no circumstances allow them unfettered access to your home.

Once your home goes "live" on Multi-List, Googling your address will show that a "pocket listing" was entered for your home. A pocket listing is where your agent only lists your property to "out of town" buyers, which increases their chances of finding a buyer with no agent. If your home were shown to people in the area where you live, the buyers will more than likely already be working with a agent and the ERA realtor will only get the "sellers commission."

Once a ERA decides which buyer they want to present to you, the purchase contract will come into play. Your agent will tell you that the buyers wants $$$$$ of work done on the house. If you say no, they will badger you incessantly and tell you no one wants your home because it's not worth the price that the paid appraiser gave you. You will never be presented with any other offers because "your ERA agent" controls that information. If you relent, the ERA agent will quote you a nominal cost for the work by "his contractor" which is actually a faux business set up by the ERA First Advantge. To date they have multiple phony "general contractor businesses, phony landscape businesses, phony inspectors, etc" Just Google said business and you will get no hits. If said contractor performs the work, and you pay them, you will be surprised at the day of closing to find that contractor put a "lein" on your home and you will end up paying them $$$$ thousands more at closing. If you balk or refuse to close, Janice Miller will threaten to sue you.

Keep in mind that the Title Company that you will be closing at, is owned by local Real Estate companies and you cannot report the fraud. They are the fraud.

ERA, Janice Miller also has an appraiser that does the appraising of your home for the buyer. There is No legit appraisal of the home and any price they wish to affix to your home can be created for ERA's favorite bank, Fifth Third Bank which is located next door to their Real Estate Office and their Title Company. You will pay $450 for this appraisal at closing.

You must keep video surveillance on your home at all times as First Advantage goons will be sent to your home to damage, manipulate the furnace, set up mold in the crawl space, jury-rig your electrical, steal property, scan for valuables, whatever, they are quite creative. Remember they have the key to your home. Once these items have been toyed with, you must pay "their suggested contractors" to repair them, which will be $$$thousands upon closing. If you don't close, they will threaten to sue you.

Once your home goes "live on Multi-List" ERA will not want you to see how many realtors visit your home, so you will be set up with a Key Box, that is not working. That way you will not receive the emails to show which realtors and how many came by while you left the home vacant that weekend. This is how ERA controls who the buyer is, and the selling price, by pretending no one is viewing your home. Snapchat is used for their emails, so copy and save all emails as soon as you get them. You will need evidence later.

If you "call them" on their cons, frauds etc, they go into "high gear" and escalate their scam and begin a smear campaign on you as mentally ill, not negotiating in good faith, etc and play you against the buyer. You will not be allowed to speak with the buyer at closing because they don't want the buyer to hear the truth and the scams they committed against the seller, in favor of the buyer. ERA First Advantge will negotiat monies to the buyer at closing , then at closing, Janice Miller will say "oops, it's against the law to give money to the buyer, we will just keep it in our escrow, here at the title company that we own."

Janice Miller, dictates, at the time of contract, how much she is going to rip you off you upon closing and she is hard-wired to get every single dime that she wants. In addition to the selling commission Janice Miller, ERA First Advantage Realty will bilk the seller out of tens of thousands of $$$$ in phony-fees charged by he "faux companies" . She will find a way to keep the "Good Faith Deposit" paid by the buyer.

Janice and her flying monkeys bilked one seller out of their $450,000 home buy telling these trusting owners that their home was full of dangerous mold which ERA would have to report to the state "If" the sellers did not sell to Janice's friend, who flips houses. These wonderful people sold their home for $100,000 less than selling price because they had been pressured by Janice Miller agents that they would report the "so called mold" to all other Real Estate agencies and to the state, because that was their ethical duty. Funny thing, the house flipper moved in and never needed a HazMat cleanup. Go figure.

Do not use this womans services. She is a sociopathic business owner who thinks nothing of robbing people of their home proceeds. This complaint is redacted since the multitude of scams and bait and switches First Advantage uses are impossible to list.

Be safe, protect your closing proceeds and avoid any realtor with this agency. If you have a home listed with Janice Miller, ERA First Advantage Realty, and you expect to get a sizable chunk of money at closing, fire ERA First Advantage immediately and hire an attorney or more ethical , small real estate firm to sell your home. Keep your money in your own pocket. Trust me, I worked with Janice, attended ERA First Advantage informational meetings and I can promise you that Janice Miller should be in jail.

In the not to distant past, Janice Miller ERA First Advantage Realty cybersquatted the website for FC Tucker/Emge Realty in Newburgh, IN. She was sued and lost, but that will tell you how devious she is.
