I was working with Landmark Bank on a revolving credit line for my small business. Landmark sold me on the fact that they were a local bank with more discretion over credit decisions. Ultimately, we did receive approval for the credit line and negotiated the terms of the credit line.

When we received a loan commitment from Landmark Bank, we issued them a check for $1100 as a commitment fee. When the closing documents were sent, we were shocked to see over $4000 in attorney fees added to our loan. Moreover, the attorney was incompetent and tried to include charges from the city that were not our responsibility.

When I spoke to my point of contact at Landmark to complain, he seemed disinterested and argued that the city fees probably should be our responsibility (100% incorrect) and said we should try to work out the attorney fees directly with the attorney.

I have closed many loans of varying types and sizes and have never had an institution try to pin over $4000 in legal fees on me. Generally, the bank has in-house counsel and they absorb the cost. Worse case, you pay a few hundred dollars. Obviously, they don't provide you this estimate of legal fees in advance, because no one would do business with them.

When we pulled the plug on the deal, they refused to refund our $1100 fee. We moved on and closed a credit line with another local bank with better fees and 0 legal fees. I sent a letter to my point of contact as well as the CEO of the bank and never received a response from any of them. We still receive bills from the idiot attorney for over $4,000.

Later, I spoke to a friend who works at another bank. It turns out that my point of contact at Landmark Bank used to work with him and was fired for ethical violations. Figures!

Avoid this bank and work with a bank that has a moral compass!
