I purchased a property from Chad Deucher in 2012. My job of thirty years downsized and I was forced to retire. I am a widow of eight years and was supporting my Daugher and granddaughter at the time. I used my 401k to purchase a property for income to help with making my mortgage. I had several checks from Marquis Properties that did not clear the first time and would have to pay a bank fee for non sufficient funds. This went on from 2012 2014.

January 2015 throuh June 28th not one check has cleared. I have been texting and calling Chad Deucher every week 2 to 4 times a week. The comment I get is the check or checks will clear tomorrow. Ive been told that the money is being wired or he is just waiting for it to clear that the bank takes 48 hour. I called the bank and the bank can't tell you details, however there never was a check wired and I shouldn't expect any funds coming from this account and also, this bank does not hold a wired check for 48 hours.

I've been unsuccessful in getting the deed to the property. Again I get excuse after excuse.

Chad tells me the renters are paying, so where does that money go because it is not in the bank that the checks are written from.

Marquis Properties/Chad Deucher, has not followed through with the signed agreements and has put me in a very serious situation with my home.

If anyone is think of purchasing property from Marquis, don't do it the integrity and honesty is not there. Im 62 years old and I feel that I have been scammed.

Marquis Properties sold me two duplexes in Kansas City in February 2013. The duplexes were advertised as "Turn-Key" investment properties that were already rented, cash flowing, and managed by a third party management company. I do not live in Missouri so I am unable to manage them myself.

On the phone, Chad Deucher (the owner of Marquis Properties) pressured me into buying these properties without an inspection and outside an escrow and title company because he needed the money quickly. He assured me of his reputation and that everything would go smoothly.

Marquis Properties breached the purchase contract in several ways. First they never turned over control of the duplexes because they withheld the keys and property management information. Second, they sold me a duplex to which they didn’t hold clean title.

The deed to one property transferred to me but the second one did not. After calling Chad, he assured me the deed was on its way shortly and that nothing was wrong. In the purchase contract it states that Marquis has 90 days to either fix the title issue or provide a replacement duplex.

On 3/11/2013 I emailed Chad again about the missing deed and he replied via email “I will come home with it and send to you”

Months pass with no deed. Chad continually assured me everything was fine and that he would forward to us the rent money from both properties while the ownership paperwork goes through with the property management company.

I received money the first month but no information on the property management company--not even the company name. I had no way to contact the management company myself to move things forward. Chad continued to assure me everything was fine.

Every month it was a struggle to get the rent money from Chad and impossible to get a response about property management or keys. I consistently contacted Chad to resolve these issues with little or no response. When he did respond it was to say that he was taking care of all the issues.

By November 2013 Chad stopped sending any money from the properties. I haven’t received any rental income since that date (as of June 2015). Chad finally confessed over the phone that neither property is rented nor in rentable condition but that they would get the properties back in rentable shape very soon. While I appreciate their desire to make the situation right by fixing up the properties before turning them over to me, 2 and a half years is too long.

I consistently get notices from the city for the poor shape these properties are in. I have paid multiple fines to the city for these properties. In recent photos of both properties, the city wrote on the front doors: “DANGEROUS BUILDING: CITY-KCMO”.

For months Chad promised he would soon get us the rental income and the missing deed and also to get the properties back in rentable shape. Nothing happened. I continued to call and email Chad with no response. On August 25, 2014 I finally reached Chad who told me on the phone he would replace the duplex by the end of the week if the deed still hadn’t come through. I never heard back from Chad about the deed or replacement.

I continually trusted Chad when he said he would take care of this. To continually lie to me that they will fix the properties “soon” while doing absolutely nothing is wrong.

I have sent countless emails and spent hours calling to resolve this. I am asking that Marquis Properties follow through with their promises and advertisements both written and verbal.

I invested a lot of money into their properties and have lost $58,752.00 in potential rental income over the last 17 months while dealing with Marquis and the properties they sold me.

I want a full refund for both duplexes. If this is not possible I want actual turnkey replacement properties for both duplexes since these are still in such bad shape and have never been rentable as advertised.

I also want to be reimbursed the advertised rent rates for the months while the properties were in unrentable condition and under Marquis Properties’ control. This totals $58,752.00.

Marquis Properties sold me a property and promised timely closing within 30 days. I sent full payment, but they kept delaying the closing.

Later found out they could not deliver a clean deed for these properties. I requested a full refund or getting compensated by monthly rent. Chad Deucher, President and CEO, promised to pay rent compensation until the deed was cleared and the property was fixed. However, Chad seems incapable of telling the truth or keeping his word. He claimed that he would sell properties and refund my money. He has done nothing.

When I call periodically to check status of my refund, Chad doesn't answer or return my return my calls.

This was a fraudulent transaction because they took my money and knew they couldn't complete the sale. I know I will have to sue to get my money.
