As a home buyer, you should be able to have an agent you can trust. Someone who does not become impatient with you because they have shown you 10-15 homes (most of which they chose, that don't meet your needs). You should be able to go in a home and view it, without them harassing you about putting in an offer. Most of all, you should be entitled to a Final Walk Through and requesting the seller to fix major issues in the home you choose. These issues are not even half of what I experienced with Miracle Holt. I truly thought she had my best interest, until I began to see her urge to get me in any home because she was ready to be paid. She complained to me as a client about showing me multiple homes and requesting that I just choose one.

During my buying process I requested a longer contingency period, as I was only given 7 days. My agent denied this request and 10 days later I found out the home had termites. Prior to submitting my contract I had requested to have a Termite Clause and for the Seller to provide me with a Termite Inspection. My agent told me that I had to get this inspected on my own, and that the seller was not required to do so. I learned down the line that the Agent was just afraid or just did not want to contact the seller to make any requests. She was never good at negotiating any of the deals on offers I put in on homes. She spent more time negotiating with me rather than the seller of the property. Then there was her telling me what was expensive and what was not. Like the Termite Treatment costing nearly $1000.00, she tells me that this is easy to earn over time since it’s not needed immediately. As an Agent you should know your clients financial situation and respect it, not neglect it, because you are ready to close on a deal. And since it’s not a big deal, pay for it, since you neglected to put in my Termite Clause.

After closing on my home I went to visit my new place, only to find that it was not the same as when I saw it 1 month and a ½ earlier. The carpet had holes from burnt cigarettes, the roof was leaking, there were holes in the walls, broken columns and missing fixtures. I call to complain but nothing can be done because this is all my responsibility now. The agent never offered or even mentioned a “Final Walk Through.” As a first time buyer I had no knowledge of this. I contacted her broker at Metro Brokers and he was no help at all, just another person telling me that I was responsible. I attempted to complain about the Agent and he took her defense. Now I have to deal with going to court to get reimbursed for the issues in my home.

This made my experience a horrible one. And after doing research I have found that my experience could have been a lot better had I had a better Agent. I attempted to change agents while I was working with Miracle, but I was told that from the prospective agents, that Miracle would get the commission because she had already showed me my home. All in all I am writing this to warn other buyers of this Agent. Save yourself the trouble and headache and find a better Agent. Find someone who is truly caring and not just pretending to care so that they can get paid. Even if you’re in the middle of your deal and another Agent cannot work with you, it is worth loosing that home and letting another person find you something better. Sure it will take more time, but trust me, in the end it will be well worth it.
