We arranged to rent a home off of Carla and Jack Mullen from Mullen's Property Rentals. We were living in Florida at the time and needed to have a house ready for us for when we came to PA. We explained this to Ms. Mullen and she assured us that it would be ready for our family to move into. We thoroughly combed the internet for anything that would indicate that she wasn't "on the level" but did not find anything. We contacted the courthouse and verified that she owned the house. We were a little reluctant to rent a home sight unseen, but felt that she was trustworthy. She informed us that we were to let ourselves in and she'd catch up with us in the next day or two.

When we arrived at our new home we quickly discovered that there was no running water, no hot water, no heat, and there was a hole in the roof in a section of the house. In addition to this, the house was riddled with mold and it was FILTHY. This "move in ready" house has been sitting vacant for the last 3 or more years.

She assured us that these discrepencies would be fixed in the next few days if we wanted to wait it out. We were too tired to load or 6 kids back into the car after we'd traveled 1200 miles, and we had nowhere else to go, so we decided to stay. My wife stayed up half of the night cleaning what she could (which was difficult without running water) just so that our kids would have a clean area of the house to stay in.

Eventually she did get the water running, but we were without hot water for a week and a half, and she still has yet to fix the furnace two months later. There were nights when the temp outside was still dipping into the low 40s and the inside temp of our home was not much higher, even with the two small space heaters for us to use, resulting in our $400 electric bill for one month.

She took her time in getting out here to fix all of the issues we were facing, and we were getting fed up.

While taking photos of black mold on the wall where the roof leaked I fell through the floor, sustaining a groin injury. I had to be taken to the hospital. My wife called Ms. Mullen and informed her of the situation, she returned that night to patch the hole in the floor where my right leg had fallen through. This is when it drastically went downhill.

We had code inforcement come out to look at the house, and the officer inspected the premesis with much disapproval.

He found several violations, and stated in his report that there may have been some he missed. He wasn't comfortable staying in the house any longer than need be, due to the health hazards that the mold would pose.

He informed us that the electrical and plumbing work that Carla had done needed to be inspected by a professional, and the floor work that she intended to do the following week would need to be done by a licenced contractor. Carla told us that she didn't care what code enforcement said, this is HER house and she'll do what she wants.

At this point, because of the nature of the work she wanted to do, and the health risk of ripping up modly floors with our children in the house, we denied her entry. She informed us that she would be listing the house that Friday (although we hadn't done anything to break our lease) and that she'd be there Saturday to do the floors.

We contacted a lawyer, who sent a copy of a letter to Ms. Mullen, stating that we were with holding our rent until the situation was rectified. By law a landlord is supposed to put you up in a hotel or another accomodation while major repairs were being done, which she never offered to do. She intended to do these repairs while our kids were here.

She returned on Saturday and once again, we denied her entry. This time the police became involved. We stood our ground. We did NOT want her to enter our home if she intended to start ripping up floors with us in the house.

The next morning we recieved a notice on the door asking us to pay our rent or leave the premesis within 15 days.

This is NOT how a professional should run their business. The Mullens didn't think twice before luring our family here and sticking us with an unfit rental to live in. They make several claims on their website to maintian quality rentals, but the houses they rent are anything but quality.
