I am currently in foreclosure court fighting not only for my property, but to end mortgage bullying. Mortgage bullying is when the banks are able to lie and committ fraudd. No one does anything to actually defend or protect the consumers. Although I was not late on my mortgage, HUD refererred me to my bank (BOA) to apply for the HAMP loan as to avoid me falling behind on my payments. So bullying began. I called (BOA). Bank of America told me that I made to much money and I didnt qualify. But, they restricted my account. They Restricting me from paying my mortgage via Internet, walking into the bank, or over ther phone! etc. They locked my account and my payment could only be made by Mrs. Sandy Wand a BOA representative. Mrs. Wand applied incorrected payment amount, report my payment as being late, ignore any means of communication. Both Mrs Wand and her manager mrs. Apologazed, yet they did not do anything to help me. I couldn't under stand, but I felt like the government won't not let them abuse a citizens like they did and continue to do. This went back and forth went on for months. I endded up over paying on my mortgage at the request of Ms.Wand. I never recieved my over payments or escrow back from the bank.

After numerous emails, phone calls, BOA claimed my loan was being handled my Ocwen Loan Servicing. Ocwen had the wrong address and wrong amount owed. The customer service told me they would fix it and get back to me. i went through a series of middle eastern representative, who didn't speak English, provided no answer. I lodged a complaint, got the complaint number yet no help. A few month later I was in foreclosure court. The bank kept changing attorneys, litigation turn into trials. The first judge sent me back to the arbitrator to work something out.

The attorney I hired, did show up, I did. I requested my money back and informed them that I will be representing myself. Bullying. The attorney sent someone who tried to force me to take him. The attorney humilated me because I refuse to have him represent me. I sat by myself as he mockingly told the other attorney that I better take him. The attorney he was speaking to assure him that I would have to pay no matter what.

I am currently in court still amazed How they can blaintly lie withour fear of being punish, like I would.Ocwen's attorney stated that I didn't show up to my court cases. I have my court answer dated. I also have a print out of my court attendense. I have e ail communication with the bank attorney, yet they submitted this lie to the court. I had to pay another attorney. I did my own investigation. Janet Gordon was noted on my paperwork as being a Bank OfAmerica vice president. No such person exist. Linda j Stonei motorized the document. I have always askEd for proof of ownership of note or even the mortgage, none given. I am still fighting. Help!

Here's a new scam they're doing us! I was approved for a Loan Modification and was told that Junes payment was cancelled that my NEW payment would be in the amount of $411.27 I just received a statement and its $1,236.54 I called asap spoke to a non english speaking person said that my RM was Dinesh and I take notes AND record ALL conversations with you guys because I CYA!!!!

I am handicapped with MS and Gulf War Illness and they told me I can't record them that they have to hang up, I told them by LAW in Louisiana only one person has to know my conversation is recorded and thats me! She said she can't help me and hung up!!! I've been paying my mortgage and NEVER missed a payment since 2002!!! My new payment is suppose to be due on 01 July 2015 for $411.27. RM Dinesh said that there was NO Payment due for June and its just like when you get your first mortgage and that payment is 2 months later! Apparently they can write, mail copy of contracts and tell you anything and IF you record them then they hang up on you!!! CAN SOMEONE TELL ME WHAT TO DO NOW???? Im on disability and have great credit score BUT banks say I don't make enough for them to refinance mortgage, thats why I was forced to get this through OCWEN after trying for 5 YEARS!!!!!!!!!!

Please someone....help me. I did read the fine print AND ask them about the ballon payment in 17 years AND was told (recorded) that I can refinance with them that they can not change the original mortgage end date! 2032. And I asked begged are you sure you know what you're talking about and that Im not having to pay $33,000 in 17 years, and Im told NO, that we can redo it but we just can't change the original mortgage loan date. And YES my mortgage was with GMAC and I had NO option for a bank loan as I only have DISABILITY of 1,077. per month and I pay mortgage, food, utilities and Service Dog Food!

Im blind and handicapped with MS among other Gulf War illness. I guess they got me and Im SCREWED!!! BUT I WILL GET THEM BACK!!!!!!!! I HAVE RECORDINGS AND THEY'RE GOING TO PAY FOR THIS!!!!!!! PLEASE POST OCWENs NEW SCAM!!!!!!!! And Im sure that discrimination against the handicapped and fraud should get someones attention! Don't they think as Vets we've been screwed over enough!!! Its hard enough to get any help when you're handicapped but to be done this by your Mortgage Company! They told me (recorded) I wasn't approved for HARP, or any other help BUT they can do a Mortgage Refinance Modification!

OCEWN HAS NEW SCAM!!!!!!!!!!!! PLEASE POST OCWEN HAS NEW SCAM!!!!!! OCEWN HAS NEW SCAM!!! Just tell any of them you're recording them and they hang up because they tell you anything and its your word against them BUT record it catch them LYING and they hang up on you!!! I guess working for the General of the European Command in Germany made me CYFA!!!! You just never know how or what person you will run into!

We have been in the same house for 21 years never missed or been late on a mortgage payment. In April of 2014 Ocwen bought our loan from GMAC. Since that time our lives have been turned upside down. This companies foremost goal is to acquire your home any way they can.

The very first month we recieved a threating letter that we missed our March payment and that steps would be taken and charges and fees added. They insisted we send two payments immediately including all late fees. We thought this was just a simple error in their accounting department that could be fixed. After about four months of phone calls to their India based customer call center and faxing them proof of payments to their research department in Florida we realized that this was never going to get straightened out. It was then I started researching this company. I was shocked to find so many sites with complaints stating the exact same situation as ours. Their first and foremost goal is to wear you down to the point you give up and walk away from your home. This has been going on for more than Fifteen years now. There are thousands of complaints on Ocwen's fradulent practices on hundreds of different sites. They have even been fined millions of dollars and still continue to use the same illegal methods to take your home. Is this not American? How can this be happening?

Here are some of their fraudulent methods we have gone through and read about:

1.) They will tell you missed a payment. ( Whether you have or not. ) They insist you pay two payments and all extra late charges and fees immediately or they will keep adding to these charges monthly. ( Ocwen did this to us )

2.) If you pay your own homeowners insurance policy, they will say you didn't provide proof of insurance. ( Therefore placing their own insurance company's policy onto your escrow at the cost of three times the amount that you normally pay. Your monthly payment will jump up hundreds of dollars to cover these ridiculous charges. Even after you provide proof these charges never disapear, then you fall behind and they start to foreclose. They charged us $4,000. for a 3 month period all the time while we had insurance. ( Ocwen did this to us. )

3.) If you have your property tax in escrow through them they assess your account every few months and up the escrow amount to cover your tax's without even knowing what your end of the year bill will be. ( Ocwen did this to us ) They had almost $7,000.00 of our money to pay our year 2014 bill of $3,880.68. Mean while still threatening us with foreclose.

A.) They are known for paying your neighbors tax by mistake of-course and then your in trouble with the county for not paying and Ocwen drags it out until your losing your home for not paying your tax bill.

B.) They accidently forget to pay your property tax bill all together or they say your account is short and they won't pay it until you send them the difference.

C.) They send the payment to the wrong county.

4.) While your making your monthly payments faithfully they are reporting to the credit bureau you are not. Your credit score drops so low you can't finance a pack of gum. And usually the homeowner has no idea until they're at their wits end and try to get a different mortgage company. Then your stuck with them until they take your house.

5.) Once you sell your home you will discover your mortgage is much higher than it was when they took it over. And when the loan is paid off, they never send the final papers. How can someone else take possession?

6.) They never send your end of year tax form so you can file your tax's. You have to go to their site find it and print it out. After your property is sold they shut you out of their site and never send you the information.

The complaints go on and on. If you can think of it they have done it.

We have filed complaints with the Attorney General and Consumer Finance.gov. they can't fix your personal issue but you might become a part with thousands of others in a law suit against them.

Only God Himself could stop this company as He is the judge and jury for all. We asked and claimed God's favor to spare so many people for suffering at the hands of this awful company. Since then in Dec. 2014 the New York State Regulator's forced Ocwen's founder William C. Erbey out as a part of a $150 million dollar settlement. This hasn't changed any homeowners status as of yet but I know like I know it is coming. Please step out in faith, ask for God's favor and be diligent in writing your complains to anyone who will listen. The more it's brought to light the faster the results. Send emails to the President, your Congressman, your Senators and write your complaints onlines. Just look up Ocwen, and follow the sites. Many blessings to all.

Ocwen claims they did not receive my Nov 2014 payment, and on Dec 10, 2014 had an appraiser taking photos of the front of my home. December payment was returned to me! Ocwen cancelled my forebearance due to non payment! They will not reinstate! I was told the only solution is to apply for a loan modification, short sale, or Deed In Lieu. My husband & I are both unemployed, they will not reinstate the unemployment forebearance. They keep sending us Deed In Lieu paperwork! Ocwen wants my home now that there is 100K in equity.

I have applied for a loan mod, and I have been denied, due to insufficient income. It has been 4 months of going back & forth with them and now they send me a Loan Modification! Part of Ocwen's letterhead says "WE CAN HELP! WE CAN LOWER YOUR PAYMENT....... well the Loan Modification is for an INCREASE of $700!!! This is ridiculous! If we can't make our payment, how are we going to make an increased payment? They have made an impossible proposal, and they know it. They are trying to take my home. They are thieves.

I have sent several letters to them asking for a copy of the "Agreement" for the forebearance. They never acknowledge my request, they just say, you were approved for forebearance on xxxx date.

I have never received an "Agreement" and had I known the forebearance would be cancelled I would have sent my payments Western Union instead of US MAIL.

so Ocwen, I am not going to accept your "LOAN MODIFICATION" because you do not help, and you do not lower my payment to an affordable option. For no reason but to cause me to fail, you increase the payment to unemployed customers.

Just how many complaints, rip-offs and foreclosures have to actually occur before our justice system -- designed to protect and defend the innocent actually does something?

As a self-employed individual, after my divorce I needed to refinance my home. I can't even tell you without digging DEEP how many times my mortgage has since changed hands...but there is ALWAYS one underlying name that keeps popping up...JP Morgan Chase Bank of New York Melon. Didn't matter when it was Poplar Mortgage or Litton Loan Servicing, doesn't matter currently with Ocwen Loan Servicing, they are all working with JP Morgan Chase Bank of New York Melon.

So my first question...who really wears the "pants" when it comes to the games being played at homeowner expense? Conveniently, Litton took over when Popular closed, and then Ocwen when Litton closed. I have been battling since 2003 with the scams and games. I have been foreclosed on 2 times, my credit is now crap, and here is the best part...didn't miss a payment on time!

Laws are blatently violated and ignored with such aarogance it makes my blood boil. Don't waste your time trying to resolve on your own, as they just continue to play the time game, playing stupid until they (under THEIR ideology) foreclose.

I had to sue them December, 2012, and they rescinded the foreclosure as the suit included 27 violations of Federal and State laws. Unfortunately, I gave up my right to sue them for what had transpired.

In May, 2013 the paperwork was finalized. In June, the games began again. I have talked til blue in the face, have faxed, sent letters with proofs, have never been denied a payment, yet once again they are trying to foreclose.

Further note, although persistent in trying, from May 2013 to March, 2014 I never received a statement; never received the year-end statement showing interest and taxes paid. As a result, even though the foreclosure was rescinded, the Township never reinstated the PRE, so the taxes doubled. I received no notification of this either or the fact that they "raised my mortgage payment". It was business as usual at Ocwen, kept cashing my payments, no notifications that anything was amiss. And not creating a "red flag" with me so I could contact the Township to get it resolved. Upon discovery of this the end of February, 2014 I got the PRE reinstated for 2014 and guarantee that approval will occur at the Board Meeting in July to reinstate for 2013. When I provided this information, as well as the Township faxing letters of what the 2013 taxes will roll back to, and their refund, it wasn't good enough. In a letter I received from them today, April 24, 2014 they noted and I quote from the Ocwen letter... "Please note that we send account statements to customers either when a payment is received or at the end of the grace period whichever is earlier. However it was determined that due to some technical issues we were unable send account statements to yur attention. Further, we are current working on it. We apologize for any inconvenience this may have caused. Please allow sufficient time for the request to be processed. (yes the typos and bad language are IN THE LETTER) They note further that I could download the account statements from their website...except OH DARN...I was DENIED ACCESS. I suppose I could get the info from India's customer care staff, but OH, THEY WERE TOLD THEY COULDN'T TALK TO ME! I am now ready to spend more money sueing them once again, this time I will go all the way.

I am extremely annoyed and disapointed at Federal and State Government, that dispite all of the law suits against them, including the State of New York requiring JP Morgan Chase Bank of New York Melon to agree to their countless requirements for conducting business, and the countless times Ocwen, Litton, Popular have been sued, that they continue to be allowed to do financing ANYWHERE.

I have solid documentation to back everything up, including phone records...so no, this is NOT a joke, and I have only included the BIG stuff, or this would end up a novel.

Scam? You betcha! Illegal transfers of mortgages? Yep! Intentional violations of Federal and State laws? Absolutely!

I'm ready to do something about it...are you?

I was stationed overseas from 2007-2010 when my home loan in Lawton, OK was sold to Ocwen Loan Servicing. We were unaware and sending our regular allotted mortgage payment on time as usual. When I returned to the States, my husband realized that our loan was sold and contacted them to clarify. He was told that the payment had increased because they paid our taxes for us. We never had an issue paying our taxes before then. Now our load had added escrow. We continued to pay, however, Ocwen placed our payments in a seperate account for holding and refused to add it to the mortgage. Then we were advised to apply for a modification and in order to do so, we must be in default. Call us young and dumb, but we did it. 3 months into default, I completed the packet and sent it in. No response for 30 days. I called and was told they never received it. by this time I was at 4-5 months defaulted. I called to pay the total, but was advised to do another modification. I did and it was denied because the home was not my primary. I sent copies of my orders to show I was Active Duty military. To this day, they have no record of it. I tried HAMP, but could not because it was not a Fannie Mae loan. I continued paying my second mortgage. Twice Ocwen tried to say I did not make a payment when I did. Each time I had to call. I have hundreds of letters from these people. Ive called and always spken to a different person who cannot understand what I'm saying. I did a third modification, I received no response. I made appts with advisors. No one called me back. I decided to do a short sale. I recently found out that they have begun foreclosure. I am still Active Duty. I explained this to them but to no avail. Its a mess. Somebody help!

Received a copy (B) of a 1099A in early Feb 2015 filed to the IRS for the Year 2014 filing year from Ocwen this is indicating that I abandoned Secured Property in Shamokin Pa. Called and spoke to one of there representative that this matter is wrong I did not own the property in question. They will investigate the issue at hand and send me a letter of there findings. Received a letter stating that they are sorry that the 1099A was sent in error and that a corrected one would be sent to my attention. Well adding more time in the process I received a corrected 1099A stating a few changes not totaling canceling and removing from my IRS files. Without ado I've taken more drastic action against Ocwen its not nice to treat this company with respect and hope you can settle disputes on your own. After reading complaint about this company in the past has enlightened my feelings not to be nice my fist blast of wrong doings is filed with the BBB. My next one is in process and I will look into other avenues. I have paper work to back me up on this matter and prove that I am not the owner of said property. To help out any anyone who runs into matters in the future do not throw any paper work or correspondence pertaining to real estate matters this will help you prove a case and help you avoid nightmares with companies like this.

Recently I have the morgage thru OCWEN lOAN SERVICING LLC, each year they sent me a letter require the proof of insurance , each time their statement always said they plan to buy insurance for my property. The condominium always has the insurance paid throu HOA, they shoud ask us the information of the HOA and contact them

This year they sent the letter to me on Feb.21/2015, I replied by faxed and maiedl to them, I called them 4 days later, the agent said it takes 5 business day to get to their desk, I did called them 3 times, same answer. They sent me the certificate mail on Mar 25./ 2015, state this a second and final notice because they did not receive the proof of insurance of the condo, they plan to buy insurance for my property and will cost # $ 464.00 annually.

I do not see why I have to pay double insurance on my property with their help.

If they do not receive my fax, they should ask me to send it again, the agent told me that is take few days to get the their desk too , few days with fax ??? That is impossible !

They do not have the knowlegde staff to serve the customer, this is a very poor service it needs to be address and fix.

In May 2014 we received a letter from Ocwen/Freedom Mortgage that said they had not received our mortgage payments for Jan, Feb and April. The payments were submitted online by my husband directly from his bank. Up until that time my husband made our mortgage payents by check.

When my husband called Ocwen regarding the whereabouts of those payments he was told an online account was never set up w/Ocwen therefore claiming they never received those payments. Three-months of our mortgage payments have somehow mysteriously disappeared and are unaccounted for and for nearly 1 1/2 years we've been trying to locate that money.

Months passed before we were notified by way of a delinquency letter that our loan was in default. A legal assistant from D.G. Weber and Associates named Brian Hope contacted us by phone and told us he had been appointed to help us with this very serious matter. In exchange for his legal assistance we needed to agree to pay a retainer fee totaling close to $4k.

Because my husband and I were making futile attempts to deal one-on-deal with Ocwen ourselves for several months to resolve this matter, and getting no where, we thought this might be our next best option--to have someone from a law firm step in an represent us.

Brian instructed us to complete some documents online which included a request for mortgage assistance and a hardship affidavit which he, in turn, would submit to Ocwen. Ocwen declined the online documents saying they required a hard copy of these documents. We received these documents in the mail, completed them again, and mailed them back to Ocwen.

When we contacted Ocwen to get an update on what was being done re the RMA/Hardship Affidavit we were told those documents had been "misplaced" and we would need to complete them again. Our frustrations only increased as my husband and I we not being given any updates regarding our situation w/Ocwen.

I made numerous calls and submitted countless emails to D.G. Weber asking for updates. Many of my questions continued to be unanswered. I had to continuously plead with Brian for updates. I would receive occasional one or two sentence updates but nothing very specific or concrete---none of my concerns were being addressed.

In my dealings with D.G. Weber, over the long haul, I wound up speaking to more than one person as our file/documents were being handed from one person to another. Everyone seems to be passing the buck and we are no further along in resolving this nightmare than when we first started.

For the past few months my husband and I have been in communication with a legal representative from D.G. Weber named Sandra Pechonka. She's been our single point of contact...our liaison...with Ocwen. She has spoken with several people at Ocwen claiming to be a relationship manager; the latest being someone named Victoria.

Back in November/December 2014 Sandy told us Ocwen would be sending us some documents for a trial loan modification. We received and completed these documents and had them notarized and sent them back to Ocwen immediately.

We were thrilled to find out we were approved for the trial loan modification so long as we met the terms that stipulated we would need to pay a specified amount for 3 months. We were also told we were approved for a "fixed" interest rate for the life our our loan.

Imagine our shock and dismay when Sandy told us Ocwen "made a mistake" in the original trial loan modification agreement and it would need to be revised. Due to their mistakes and negligence, they have had my husband and I jumping through hoops for over a year.

Since this whole fiasco started my husband and I have not missed paying a single payment on our mortgage. In truth, we never missed any of our payments that Ocwen and Freedom Mortgage say we have. That money my husband sent for those "supposed missing months" is in an Ocwen suspense account somewhere.

The problem is Ocwen has too many branch offices in different states. We strongly feel one of those branches has those [missing] mortgage payments. In our most sincere efforts to play catch up we have submitted in addition to our regular monthly mortgage payments, double payments and even a one-check of $4k to cover what they say we owe and they still say we're behind.

Currently, we are being told by Ocwen, through Sandy Pechonka, that our file has been flagged and is under review. Supposedly, we are now being informed that we were NOT approved for a loan modification afterall, it was a MISTAKE, as we are NOT 90 days delinquent in our payments!

Both Ocwen and Freedom Mortgage have continually sent us delinquency letters telling us we're 3-months behind in our mortgage, yet at the same time we are not 90 days delinquent which does not qualify us for a loan modification. That doesn't make any sense. My husband and I thought the idea behind a loan modification was to make our monthly mortgage payments more affordable.

Prior to being told we'd need to make 3 consecutive "trial loan modification" payments of $1,703.28 for 3 months before the the modification beame permanent, we were making monthly payments of $1,591.90. What Ocwen is asking is that we continue to pay the higher "trial" amount--even though they say that trial modification was reversed and we weren't approved (due to their mistake in the original agreement--until our file is reviewed

They are dragging this out and at this juncture we're never going to resolve this. Ocwen has us jumping through hoops and essentially we're the ones having to pay for their mistakes and negligence. There is something seriously wrong and shady about this company.

They claim "helping homeowners is what we do," but the only thing they've managed to do is put my husband and I in a serious financial bind. I'm at the end of my rope and the stress of having to deal with this situation where there doesn't seem to be an end in sight has had an irreversible impact on my emotional health.

My husband and I are in our early 60s. He's a 22-year Veteran of the Air Force. We can't even consider refinancing for a VA loan or a reverse mortgage because we can't get out of this mess with Ocwen and Freedom Mortgage. Neither of these two companies are on the same page as we gotten nothing but conflicting and contradictory information from both.

Someone needs to look into the questionable practices of these two mortgage lenders. MY HUSBAND AND I NEED ANSWERS AND DESPERATELY WANT TO PUT AN END TO THIS NIGHTMARE ONCE AND FOR ALL!!!!!!!

This problem began when I mistakenly send property tax money to the wrong office. Those monies were earmarked for my rental property taxes for Baltimore City not the Baltimore County Office. Initially, I made contact with Ocwen in mid-December 2014. I explained the problem and I was told to wait until the end of January, 2015. And, that County Office would note the overage and refund that money to me. The first part of February, 2015 I contacted the County office and was told there were no overages. And, it was indicated that Ocwen queried there office and paid the balance owed. As such, I contacted Ocwen on 2/2/15. I was told the matter would be resolved by 2/12/15. I contacted Ocwen on 2/11/15 and was told the matter was not resolve. Then, I was told that a escrow analysis was being requested and to give them five (5) more days to complete it. I contacted Ocwen on 2/16/15 and inquired about the progress of the escrow analysis. I told that it had not been performed and to give them five (5) more days. Again, I contacted Ocwen on 2/20/15 requesting an update on the escrow analysis. I was told it had not been performed. I asked when was the last time an analysis was conducted on my account? The answer was September, 2014. I contacted Ocwen on 3/2/15, this time was told the software used to perform the escrow analysis was not working correctly. Then, on 3/9/15, I contacted Ocwen again. This time I was referred to Ocwen's "Escalation Team specialist (id #706856). Now, I am told to wait 10-15 days. But, I was also told that I would be contacted by Ocwen in 24 to 48 hours, I suspect with an update. As of this writing (3/13/15), I have not heard from Ocwen. I also sent a fax with similar information, that included a question. How was escrow analysis performed before software? Manually, should be the answer.

The money I am requesting a return of is in the amount of $526.00

My wife and I have been trying, without any success, to have ocwen send us a check for the overage amount in our escrow account. Initially the procedure seemed very simple and straight forward. Ocwen told us in a monthly statement that there was excess money in our escrow account and that the amount would be sent to us within 30 days. That was in October of 2014. We waited more than the 30 days and made an inquiry with ocwen. They said they were reevaluating the escrow accounts and that it would be another month or so before the new figures were available. I thought that was odd because it is really a matter of simple math so what is there to refigure? But we waited. In the meantime we received another letter from them stating that it would not be until at least January 2015 that they would have the correct figures. So we waited. We heard nothing from ocwen and called them the first week of February. It was at that point the people in the Call Center told us they would begin processing a check and send it to us. We heard nothing and received nothing by the 3rd week of February so my wife called them at the call center. (The call center is the only way one can speak with the company...that is if you call speaking to someone at a call center speaking with the company?) She was told at that point that the check had been sent via usps on the 20th of Feb., 2015. At that time she was given the correct amount (the same amount it had been in October, 2014) and the check number.

It is now the 3rd of March and still no check. My wife and I feel as if we are being abused at this point. We have been on the phone with these people every day. Sometimes 2-3 times a day. All we want is what is ours lawfully and in a timely manner.

I have read a HUGE number of complaints here against Ocwen spanning several years. I have been a victim of their myriad of servicing errors, and all of their precursors spanning 10 years, 2 foreclosures, 1 wrongful foreclosure lawsuit, 1 rescinded foreclosure, and a current foreclosure. Read enough yet? Here are the facts:

Violations of State and Federal laws

Violations of Fair Credit Reporting Act

Fraud

Consumer violations too many to list

...and I could go on and on with a list filling a page.

I am not alone. Thousands of people right now, today are having the same problems...bogus paper trails, rediculious fees and charges, not processing payments, mis-management of accounts, and the most fun...fraudulent escrow fund transactions and accounting.

As far as modifications go... not providing HAMP when you are qualified, odd-dated modifications (example 22-year with baloon) and paper that could fill a 7-yard dumpster that is all worthless, yet intentional.

How about writing clauses into your modifications that you can never sue them for anything ever?

Seriously, I am so sick of battling these people for 10 years, you have NO idea. But I refuse to give up or give in.

If you are feeling the same way, reply to this post with a serious intent to be willing to join an action against them. If you are an attorney with the skill and clout capable of orchestrating a class-action, reply to this post. Any state in the US.

I want peace of mind and justice...and with that, a good nights sleep.

OCWEN , Where to begin , first i need a colorado attorney to persue RESPA violations , so far 7 at $4,000 per violation .

It seems that Ocwen customer 'NO' service wants you to file suit , RESPA violations can be persued in county or small claims court , stick it too them , the most idiotic company that i have ever been forced to deal with

when you use the US Mail to send payments , please note that Ocwen will sit on the payment untill the late charge kicks in , then process the payment , totaly fraudulent , file suit , it could save your house

Also file actions to 'QUIET TITLE' .the chances are very good you can have the deed of trust removed "WITH PREGIDOUS' , contact a hungry Attorney in your area

I see several people here have stated that ballooning a payment at the end of a loan modification term is illegal? I have a loan modification with Ocwen $25,000 to be paid at the end of my mortgage term. Have I been ripped off?

  • Jan 28, 2015

My loan was sold to Ocwen in 2013 yet they show on my credit report that I was late making payments to them in previous years. I refinanced my home in 2012 with GMAC with a 3.25 fixed APR prior to Ocwen taking over the account but the company claims that they never received the refinance package from GMAC. I have been charged excess late fee from the company time and time again. I also receive letters from the company about my mortgage payment that is incorrect. When I call to discuss the issue with the company they always tell me to disregard the information listed in the letter. I have not had a respectful or professional conversation with this firm since they have taken over my account. I'm looking to either sale my property or refinance with a different agency to get away from this organization. I will never do business with them again.

After getting storm damage with Hurricane Katrina, I received a call from Ocwen seeing how they knew we were damaged and could help. It felt like a dream come true after what I had been through. They stated to write a hardship letter and they would put a year added to my loanand it would have breathing room to repair the houes. That is when that is when the nightmare began and I lost them all. Over 14 houses and 3.5 million dollars and 20 years of my life work. Thank for the help Ocwen!!!!!

I had not missed any payments on my loan which originated with Quicken Loans was sent to GMAC then to OCWEN.... In October, I logged in to make my payment online and it said there was no account information. I called and was told my loan had been sent to Nationwide. They assured me there was nothing wrong. Nationwide told me repeatedly that my loan was in "transition" and I could not make a payment "at this time". I didn't have any address to send a payment to and niether company would accept a payment online or on the phone. Now they tell me that my loan has been sent back to OCWEN and that I'm 4 months late and owe late fees. The company keeps sending me documents trying to make me do their loan modification even though I've told them repeatedly that I'm not having hardship. They caused me to be late on purpose. It's a strategy they use to mess you up, add late fees, and foreclose. The people they make you talk to in India pretend they don't know what's going on....

  • Jan 10, 2015

We ended up with Ocwen, when GMAC went belly up. We never had any problems with GMAC, we never missed a payment, we never had a late payment. Enters Ocwen, and the circus begins. I have been trying to make them send me an e-statement. Nothing happens. The paper statement shows up in our mailbox like a clockwork. Every single one comes with a threatening footnote.

Last year I attempted to make an additional payment, that I wanted to go towards the principal balance. There was a way to do it online, as the payment window had appropriate boxes. So I did pay the regular payment, and the additional payment. There was a confirmation number for me. I thought "well, that was easy".

NOT. Payment was due on the 1st. I thought they took the money, as scheduled. Nope. On the 5th (mind you, the grace period is until 16th) there comes an automated phone call, threatening in nature. I called them back, and it turned out that yes, they took the money, and no, they did not know why so much, so the dumb fracks reversed the payment. They put the money back in my account, and then accused me of not paying! It took several phone calls, and finally I thought I had that straightened up. But the automated threatening calls CONTINUED! I called to find out what the hell was going on, and was told that once the phone number of a hapless mortgagee gets in the system, the system will continue to dial that number, whether the matter was resolved or not. I told them to remove my number from the system, and just in case I have them blocked in my phone. So far so good.

Comes 2015. Again we had money for additional payment towards the principal balance. I tried to pay online - no go. They changed their website, so it looks more like a pictionary instead of a legitimate website of a financial institution. I called them on Jan 5th. I talked to an agent. I made sure, with a confirmation number, that the payment went towards the principal balance.

NOT. I called today, just to find out, that the payment was applied as a regular payment. That was not my intention when I called them on the 5th. I talked to another rep, who said she will reverse the payment and direct it to casheering, which is supposed to apply it towards the principal balance. She also told me to call again sometime next week, to check on the payment and find out where it went. Because, I think, some dumb frack can apply it towards the interest.

I am so sick and tired of dealing with Ocwen. They call themselves "mortgage servicers", but they look more like inept bumblers, or clever thieves, trying to steal from their unwilling customers. I heard lately that they were supposed to pay some penalties for cheating. The penalties were nowhere near enough to bankrupt that scum.

I would LOVE to hear from Ocwen, and find out why they screw up everything they touch. Why can't they get their act together. Why they hire idiots. Why their website is so unfriendly. Why can't they do anything RIGHT.

I bought a home two years ago. The original lender then sold the loan to Ocwen who is now the mortgagee. The list of issues and complaints about this company is lenghty. The most recent crisis occurred around the improper management of an Escrow account. The first concern came when it was time to pay my property taxes. Ocwen failed to meet a deadline despite having funds in the account. The latest cris however, has to do with Home Owner's Insurance. It was due at the beginning of December. I happened to buiy a car for my daughter and was online with my Insurance Company to update our Auto Insurance. While there I noticed a bold message about my Home Owner's Insurance not being paid. I called or tried to call Ocwen over the next ten days and after perhaps a dozen tries finally got through to someone who checked the records and told me the Insurance had been paid. I then called my Insurance Company and continued to monitor my account online for a few days. The Insurance was not paid. I went back to the phones with no more luck this time at getting through to anyone who could help. My Insurance Company created a three way call so they could participate in our discussion. We were told that the payment had been mailed to the wrong address, information that had been obtained in mid-December. At that time my Insurance Company was assured that a stop payment order on that check had been issued and a check would be mailed to the correct address. That never happened. And while the three way progressed or should I say deteriorated to the point of requesting a supervisor my agent and I waited for at least 20 minutes only to be hung up on.

Ocwen appears to be the most inept company in the world in which case by market theory they ought to be belly up. They aren't which leaves us with a second intepretation. Ocwen engages in shoddy and shady business practices which provide no customer service but must produce great profits for teh company. Were they forced to address the issues and develop approproate protocol which would included meeting fidiciary obligations commensurate with Escrow accounts, their profits would plummet.

I had to come up with money out of my pocket to keep the Policy from becoming void.

If any hungry attorney out there reads this this seems fruitful ground for a class action lawsuit and the eventual shut dowjn of Ocwen with perhaps some fines or penalties for the executive officers running this syndicate.

  • Dec 1, 2014

With the record level of fines being assessed against citi bank bank of America and chase ETC. How is it possible for Ocwen to have escaped the same scrutiny, especially on light of their admitting of falsifying the dates on letters concerning loan mods and etc. I’m amazed with the poor service and the fraud that goes on with this company? i have a different version every time i have called drop calls with proof of my Verizon bill to speak to a relations manger and also i have had payments left at western union for months with documents to show as my account was transferred over to them. You would think with all the fraud that has gone on that they would’ve already been prosecuted and dumped and out of business page after page... In the December 2013 there were Ocwen had to pay 125 million in direct payments to borrows has anyone seen those monies...Even better

  • Nov 27, 2014

I receive every 30- 45 days or so I receive a letter from this mortgage company stating that my hazard insurance has expired and unless I reply and provide my Insurance certificate to them , they will purchase the hazrd insurance for me at a ridiculous rate over $4,000.00 a year. Since June I have received this letter six (6) times. It becomes a real pain in the butt having to contact my insurance company send them a copy of the letter and then have them send Ocwen my insurance certificate and if i don't provide with-in there 14 day time period they will buy insurance for me. this is such a SCAM and RIP OFF! Something must be done about these theives, it takes all my time up doing this, and I know they are just waiting for me to miss one (1) of these letters so they can wack me with this insurance (that by the way, if they purchase it, I can not cancel it and must pay it or they will file legal action against me). They make threats all the time, I am getting so upset about this, I'm thinking of going to my states Attorney General and filing a formal complaint and possible legal action!! I think this would be a perfect Class Action Suit against these dishonest company. Teach them a lesson.

Is anyone else having this issue? Your Hazard Insurance has expired, please provide your new policy with-in 14 days or we will purchase it for you and it is estimated at $4,074 annually and once we provide it CAN NOT be cancelled. I just renewed my policy on July 30th 2014 and since I have received 6 letters from this company.

We obtained a loan in 2005 for 80,000 from a Mortage Company during that time my loan began to be services by Ocwen Loan Servicing mortage Company. I requested a pay off in 2014 it's still 68,000.00. How can that be. I called and requested a copy of my original loan and was told that it was at the coporate office and they do not know if they can find a copy of the loan. When searcing the web all I can find are reports that this company Ocwen is a rip-off company. They have severl law suites filed aganist and they have been found in fault but they are still inbusiness. Are they abouve the law is there not one orginization in the U.S. that can stop them?

I have had a mortgage with OCWEN for over 5 years. I have an escrow account that pays my taxes and homeowners insurance. My homeowners policy was due in August. I recieved a letter from State Farm stating that OCWEN did not pay my insurance.

I called State Farm and they said " OCWEN sent a lump sum check for over $400,000.00 . It was payment for over 300 clients in one check. State Farm returned the check to OCWEN.

I called and explained the situation to the insurance department (1866-825-9265) They assured me a check was being sent over night. They even called my State Farm agent to let her know they were paying.

That was September 15th, 2014.

Today October 24th I recieve a letter in the mail that states OCWEN's check did not clear through the bank.

Really ?

So I call OCWEN they again for the second time say we will overnight the check.

They even call my State Farm agent again.

Just seems crazy that OCWEN has my insurance money in an escrow account and the check bounces ?

Wonder where my money is?

If i write a check that does not clear I get charged with a crime. How can they get away with this?

My name is Sharon and I have my mortgage through Ocwen. I am afraid that my husband and myself have been taken advantage of. We have been behind on our mortgage a lot. My husband lost his job due to his health and I asked multiple times for assistance with a modification and was always turned down. I have had my mortgage with them since 2006. Our payments stated out being 434 month then we got behind and they did a repayment plan and it was around 900 month but the balance never went down. I continually worked with them but it was a very vicious cycle. My husband was in and out of work due to his health until 2010. He couldn't work at all anymore. He started drawing disability in August of 2012. Last year we had been so far behind that we were about to lose our home. Ocwen granted us a modification but I don't really understand how they came up with it. Our payments are 547 month which includes the escrow, but it matures in 2036 when they tell me that I will have a balloon payment of 29,000! My home was only financed for $53,000 to begin with. I don't understand how that works. I have paid on my house since 2006 and it is only went down to 50,000. I am not very educated in this kind of thing but I feel that they took advantage because I was in a place that I may have lost the house to foreclosure. Recently my payments went back up to $611 almost to what it was before the modification was done. When I spoke to them about this, they told me it was because my home insurance went up. I checked with my home owners insurance and they said that they had went up but only less than $400 for the year but my mortgage went up $71 a month. Someone really needs to do something with this company. I contacted BBB and they told me that the company had a F rating. I was reading about the complaints and the lawsuit and would like to have someone check out my mortgage. If anyone could help me, please contact me.

Some how when our mortgage got sold few years back we got stuck with saxon,in turn they were affiliated with Ocwen morgage llc,and we can't seem to get rid of them, they do not care about people problems and terrible sickness in our home,it was either help our son who got very sick or pay mortgage,we asked for loan modification,so we could just pay reduced rate, instead they put on credit report that we were late 32 times, twice they put us in foreclosure,we got lawyer, and while my husband was in hospital having open heart surgery valve replacement,I actually called them in west palm beach,fl,and threatened them bodily harm, for i have bad health myself, they did ajust it some, now we asked them to reduce interest rate, and they said they can't go any lower, yet our mortgage is to high, for what home is now wort,

we want to sell it for we hate neighbors, area, city and whole place,we can't afford to sell cheap, for where we want to move to homes are way to expensive, and we payed way to much for this area of low class people and foreigners, for all they buy pre-forclosers,foreclosures,short sales, and cheap dumps,we feel we now live one step above, foreign country, here in central florida, cause where we came from, home are in 270 and up range, and homes are older been remodeled, and people there have more money and class. not a bunch low class foreigners, dirt bags.so now were doomed, and ruining our health, cause all our friends in other parts fl,sold and made money from their sales ,but here prices still way to low,and can't rent cause they ruin homes, for they don't own them an deven if they did they trash them, don't care, for they probably came from ghetto?

When my husband lost the full time job in 2008 we got behind and almost lost the house. We got help from the state and started to get back on track. In 2009 my husband's hours were cut for the jobs and we got behind again and again got help. That help ended last year. But in between that he had injuries of his appendix bursting & leg needing surgery.

We received help from the state and Ocwen received checks from them and did not cash them because they were a few pennies off. We got an Act 91 and gave it to the state help and their lawyers got on them & it was cleared up. Unfortunately with having the leg surgery last year we got behind again.

We asked Ocwen to be modified and first they told us we did not qualify because our servicer before had modified us. I had to fight that because yes our other servicer did modify us but it was an in house modification not a governement one. After months of hassling with Ocwen on this and other issues we have now been going thru a modification. Then in March we received an Act 91 which they told us was allowed to be sent even while we are being modified. Yet each attorney I ask says no they were not allowed to send it.

Now as the saying goes the right hand does not know what the left hand is doing and their lawyer filed the complaint with the sheriff on 8-18-2014 I guess not knowing we are in modification which in filing the complaint they are not allowed to do as I found out. This is Dual Tracking. They also have not sent us an Act 91 14 days prior to the complaint file. We went to Counseling and filed for state help again.

After proper investigation on the internet we have confirmed that Ocwen has Dual Tracked the loan and also never sent an Act 91 before they filed the complaint with the sheriff.

Bank of New York Mellon c/o Ocwen Loan Svc needs to be held accountable for these actions violating the laws and the emotional trama they are causing myself and my family especially my autistic son.

I have 2 times to get a loan modification once they claim they lost it, the second time they said I made too much money. What they quoted as my income was much more than I was making. They said I must have made errors in my documents and I would have to refile. I payed a lump sum to get caught up, but in the end I had to file a Chapter 13 bankruptcy. I payed the attorney extra to help get a home modification. OCWEN would not respond to the attornies, they did not show up for court, and did not respond to the court when sent a letter by the court. OCWEN would not accept reduced payments that my attorney said to pay, so I had to come up with another lump sum; but OCWEN says I owe more and the fees are absolutely rediculous. To top it off my interest rate just went up from 6.5 to 9.5, and the letter stated it can go up every 6 months until it reaches 15.5%. This all started when my husband was layed off several times until he finally lost his job. I still work, but I worked a consistent 50-60 hours a week for 10 years; until my company pulled all overtime. I have tried my hardest to try to keep up to date and pay what I owe, but I awlays seem to owe them more. I also think it is illegal to not cash a check for 2-4 weeks after they receive it. I am at my wits end and do not know where to go for help.

  • Aug 29, 2014

As I read all the reports about Ocwen, mine seems rather trivial, but it is a rip-off just the same and it is theft. Ocwen escrows for my homeowner's insurance premium. My homeowners insurance company, Farmer's (which could be another rip-off story) over charged for my premium, but returned the overpayment to Ocwen. This happened in May. I have been contacting Ocwen since May,2014 to find the refunded money, which should have been either credited to my escrow account or returned to me. Ocwen has done neither, but worse, Ocwen has ignored every form of correspondence from me. Their "Ombudsman" is a big joke and wouldn't get involved. Phone calls are put on endless transfers and looped back to the same prompt system repeatedly and then disconnected. I had no choice when my mortgage company chose Ocwen to service the loan.

This is my second FORMAL complaint in four months regarding Ocwen Loan Servicing LLC continued mishandling of the above referenced mortgage/property.

When my mom passed on 11/11/2006, not only did I become the (instant) Trustee of the above-referenced property, but I also inherited the property directly, thus, placed insurance on the property, justifiably, in my name.

My initial letter to Ocwen back on 1/12/2012 was simply asking them to update their records, which did not happen without DRE’s invention, this year in April 2014. However, I continue to experience nothing but grief from this totally incompetent mortgagor who has chosen to outsource every aspect of their company to India.

The short and long of it, is that this mortgage company refuses to correct the loan to read The XXXXX Living Trust, which is what it is and arbitrarily decided that they would list it as the Estate of….. . The bank account for the trust was opened with Wells Fargo in 2005 and remains the same to this date.

After my first complaint was filed on 4/24/14 and since there was a fire there in 2013, I had to send them the insurance check for over $XXK, which only pertained to the fire on the property on 10/29/13; however, in spite of everything that has been presented, they now, refuse to send it back in the correct name, and also said they will not state this in writing. It really makes no sense whatsoever.

On August 6, 2014, at approximately 11:10 am, I received a call from a person who said his name was John. He said that he was calling from Ocwen’s Insurance Loss Department and that he was calling about the property loss and to let me know the decision of the highest department of Ocwen.

He then stated that he had just received information from this highest department at Ocwen, and that they had sent him notice that they had decided that no changes/revisions, or replacement check will be sent and that everything will remain in The Estate of XXXXX XXXXXX.

Plain and simple, Wells Fargo will not allow me to deposit this check because there is no Estate account, only the Trust account, and this has been explained more time than should be necessary. They are flat out holding the funds that I sent them hostage.

James - Hendersonville -Tennessee Gentleman , I have dealt with many companies over the years and I would say that Ocwen is the most uncooperative and deceptive company I have known. In the past 8 months alone ; I have been lied too by your representative Sonya Stewart, deceived by the terms of forbearance and then lied to about the details of the reinstatement . Threatened to stop accepting mortgage payments to force fore closer. She Sat on the fact that :My veteran loan modification documents had been put aside for months , before telling me it was never submitted . Communication is as effective as the pony express going coast to coast. Ocwen has substantially manipulated arrears and fees. Failing to provide documents as proof of payment or proof of successful completion of the forbearance or other wise. I have paid off the forbearance and I still cannot receive any proof of such or get the proper answers to my questions. Ocwen has failed horribly to properly inform customers and often has managed to purposely alienate them . Either due to unskilled and ineffective managerial skills or by design ,as I tend to believe. Ocwen has multiplied its wealth 200 percent or more and has acquired exorbitant amount of additional Mortgages , when the infrastructure has failed to meet the minimum resemblance of a functioning business. Clearly, Ocwen is only accountable to Vulture Capitalist as they practice the unethical rule of unscrupulous ownership and exploitation.

Recently , I checked my credit report and ocwen shows I have a bankruptcy in August of 2013 and the account is closed . However,it is out right a lie produced by and directed by ocwen employers . The truth is the date described is when GMAC went Bankrupt. I have a Big dispute with this deceptive and illegal practice. I have consistently asked targeted questions about my account and each time I was disappointing in apathetic behavior of your employees. I have contacted every state and federal agency more times than I can count . So let me take this opportunity to include you in my extreme dissatisfaction with this Institution and the drastic measures to avoid the disseminating customer rights and concerns. I generally believe that our State's Attorney Generals wrongfully placed partnership with the stake holders. However , they should not discount us so lightly. Now its up to each of you to do the right thing . Treating people with honesty and integrity.

Ocwen has continued to use their deceptive practice when they took over our mortgage from GMAC in January 2013. they threw a foreclosure on us immediately when were working a modification with GMAC. Then a fraudulant deed was used on our property the same time Ocwen threw the foreclosure. They finally rescinded the notice of default. But they still wouldn't work with us on the modification because the fraudulent deed. they said we had to wait til the bankruptcy fraudulant deed was dealt with before they can do anything meaning we had to take care of it. we contacted the sheriff's dept who did the incident report and this was inturn reported to the FBI . FBI couldn't do much because it was a victimless crime. Yet our mortgage is growing. We kept attemptin to have them remove the bankruptcy so we can continue the modification. It did not happen as we continue to plead with the relationsh manager that they need to remove the fraudulent deed so we can move forward on the modification. it took until a year later where the relations manager's supervisor removed it. Now we have to deal with the arrears added on for the modification when they shouldn't have done the foreclosure they violated by dual tracking. We have been getting the run around since GMAC and GMAC also used their own tactics to prolong because they were going into bankruptcy. GMAC was using deceptic tactics stating we need additional information on your modification. Or we didn't get it or you need to change the wording on your modification we didn't get all documents when we have proof we sent it all. we kept being dragged on and on. I feel we have been deceived by Ocwen and GMAC. We were victims of robosigning on that fraudulant deed in Feb 2013. Yet we can't get ocwen to work with us.

Its been a battle to get anyone to hear us. We can't even communicate with the relations manager there is a language barrier and she doesn't understand what we are asking . we can never get an answer on our modification on whats going on. its like pulling tooth and nail with them. They used lack of information tactics. other deceptive practices and we still can't get a true answer. I have all documentation to our correspondence emails. I would like to be part of a class action suit. If I can be contacted by someone to help me get on board with what Ocwen has done. Please give me some direction on who I may contact for any current class action law suits. my family has a good case we just need assistance in this. We live in California and we did file a complaint with CFBP and attorney generals office. our modification was supposed to be within reasonable amount to afford but instead they want us to pay 4000.00 a month when we originally were paying 1500.00. Its makes you feel they want you to fail on making payments. how can they still get away with this. can someone direct me to where I can join the class action law suit or where I need to go or contact. We all have to be in this together

My husband and I have been a victim of fraud. In February 2013 we signed a Purchase and Sale agreement for a 2 family home located at 35 Woodland Avenue, New Rochelle, NY 10805 and still do not a decision from the short sale bank. The property is a short sale. We have been ready to close since May 2013. The seller’s mortgage was taken over by OCWEN servicing company in November 2013.

Our commitment letters have expired because of delays occasioned by OCWENs lackadaisical underwriting of this short Sale request. OCWEN is proceeding in bad faith and it is not timely complying with Request for Mortgage Assistant [RMA] request for a HAFA short sale; I will seek sanctions for such bad faith.

We have provided current bank statements proving we have the balance of funds needed to complete down payment and any closing costs we will be incurring. We have proved we are buyers that are ready, willing and able to buy on numerous occasions. Everything the lender has asked for has been submitted. We have complied with every request, and every request was designed to delay.

The property OCWEN has had 2 interior Broker Price Opinions [BPOs] on is partially renovated. Homes in better condition have sold for less than $600K on the same street. We are offering $525K and have had to wait for auction with no deadline. After months of “we need bank statement X and pay stub Y” the property is now going to an auction with no expiration date.
