I am attempting to figure the why. I moved here a few months ago. All i can say is run, run, run!!! A kiss a one the way in and as soon as you sign the lease you are worthless. The $250.00 deposit that is non-refundable? Was told by Joanne, leasing person that goes to the person who rented you the apt. as they work on commission. WOW! Second, refrigerator went out day i moved in a Tuesday & same person told me would get to that on Monday. I went over that humans head and they brought me a fridge from next door, an empty apt. Had a drawer that did not get fixed for at least 5 weeks that stuck out like a foot or more and blocked other drawers from opening and 2 doors. I also would like to state that this apt. is filthy. One can scrape off dirt and grime from ceiling fan blades & the vents, not to mention looks like something lived in where the furnace and hot water heater are. The area where the filter goes trash, trash trash. I have pictures of all i am speaking of. This could be an awesome property if it were taken care of. The owner lives in California & Joanne stated he told her to do whatever needs to be done. hmmmmm is that TO the tenant or FOR the tenant? Washer does not have hot water. I am not the only one that realizes this. The windonws had cold air coming in and i have once again had to deal with taking care of it on my own. Maintenance & leasing will NEVER return calls. The pot holes are worse than those on city streets. An owner near by made this statement: "They do not take care of that property do they" how humiliating. Two words for this company are loud and clear GREED!!! INDIFFERENCE!! I could go on however, it would do no good. I just really have a need to give a heads up so you do not move here without knowing exactly what this company is about. If you already rent from RPM Rincon watch your back blessings.

In June of 2013 RPM Rincon took over the management of our property. We already had a tenant in the house from the previous management company. We moved to RPM with our manager Dino Koch who promised us a “seamless” transition. During that time our previous tenants moved out and RPM put new people in our house. After two months of RPM managing our property we experienced tremendous income loss and unnecessary expenses. RPM never performed a move-out inspection. Our property was destroyed by the previous tenants. We had to invest almost $6,000 to bring the property to rentable condition and give the new tenants discount for the first month of rent as the home was rented to them in deplorable condition.

We fired RPM as of 8/1/2013 and paid the early cancelation fee (three months of management fees). Six months late, in February of 2014 we received a bill from RPM stating that we owe them the remaining of the management fees for the term of lease.

We filed a claim with Small Claims in Pima Co. (CV 14-011659) against Chet Judd, the owner of RPM Rincon. On 10th of July The Judge ordered that we were entitled to recover from RPM $472.52 @ 4.25% monthly interest for over paid management fees. I called RPM in November inquiring about the money that Chet Judd owed us and was told that the payment is being processed.

As of 1/8/15 we have not received the money that Chet Judd was ordered to pay us.

For the owners that consider to use RPM Rincon’s services; be advised that their contract is predatory. It is designed to collect money from the owner even if RPM is at fault. Chet Judd will charge you the cancellation fee and the management fee for the entire term of lease, unless you take him to court. Also, read the paragraph of the contract (Other Terms 14.) that states “if owner prematurely terminates agreement FOR ANY REASON , owner will pay to manager a cancelation fee…).

As a side note I also wanted to mention that Chet Judd reserves to use threats and inappropriate language when talking to his customers.
