She has many valid points, you coming on here and rubbing her bad decision in her face was a waste of time for you and the lady involved.....

Only In America

For what its worth, Properties are being sold all around the country for $1.00 and up. Yes, they are junk, they are in terrible neighborhoods or gutted for the copper wires. You can buy houses in Detroit all day long for $1.00. It is definitely Caveat emptor (buyer beware) when you try to get a good deal on anything these days. I just bought a home in UP mi, from rose acceptance, but I did not pay the "Advertised" price of 30K or pay any attention to zillow or other value estimates, I paid the 4K they had it up for at auction. But I also did not plan on moving there as my primary residence, rather a project investment - and it had some land. There are deals to be had all around the country, and as with any moving market there are vultures and suckers. DO YOUR DUE DILIGENCE and read the fine print. I do not like seeing people being taken advantage of, but as long as "Money" exists and a dollar can be had - it is inevitable. This company does a good job of saying they guarantee nothing on the auction sites, but their sale ads elsewhere are a little misleading. And NO ONE should pay 12% interest for anything in this country. Most of this low cost real estate has not been seen by the seller. They are picked up in lots and moved as fast as possible. But it will continue. My experience was a cash deal and fast. My home is not liveable either, but I got what I paid for, and I knew that going into it.

I live in New Jersey and have been promising my 19 year old daughter that after I won my SSI case, that we would take that money and move to Florida. So after 2 and a half years of appeals, I finally won. I found a house online owned by Rose Acceptance. It looked adorable on the outside, but had no pics posted of the inside.

So, I dealt with Bill Wessels who emailed me some interior pics. Well, the pics he had were over a year old and the property looked NOTHING like the pics he sent me! People had broken into the home and ripped out all of the wiring and plumbing, punched holes in the walls, put holes in the floors to rip out the pipes, and due to the holes in the floors, both bathrooms were COVERED in black mold, as was the kitchen.

They had a realtor so I KNOW they knew the condition of the property and failed to disclose those things to me. The damages Bill Wessels sent me pics of were all very minor, a few missing floor and wall tiles, and he did tell me there was a broken window and a missing toilet.That is ALL he told me was wrong with it.

What he also didnt tell me and I didnt find out until after I purchased it, is that the entire neighborhood is all African American (we are white) and full of gangs with multiple drive by shootings happening every month, due to a turf war going on. There was a shooting 4 houses down, less than a year ago, and about 6 houses down is a registered sex offender. As someone with a gorgeous, teen lifeguard daughter, I am terrified to move her into that house!

We cant even move into the house anyway because it is in such bad shape that it should have been condemed! We will NEVER have the kind of money it will take to make this house liveable.

Bill KNEW that I was on SSI and that I was using my ENTIRE back payment from Social Security for the down payment for this house. They also changed my interest rate at the last minute and I have a 15 year mortgage for a house I will never be able to live in!

I am losing my Section 8 because I own a house now, but I can never live there. So our whole lives are now ruined and we will soon be homeless along with our 3 dogs, 6 birds and 2 bunnies, all because this company cares more about money than peoples lives.

They purposely committed fraud to unload this dump of a house, and they didnt care who they sold it to and whos lives they would ruin, they just wanted to sell it.

They made sure I signed away my rights to hold them liable for EVERYTHING, however after speakng with my attorney, I have found out that I may have some recourse against them, because there are certain things they MUST disclose under FLORIDA LAW, even if I signed something waiving my rights. So I am hoping I will be able to make them be held accountable for what they did to my daughter and I.

I have learned my lesson though, and will NEVER buy a home again without seeing it first and having numerous inspections done. It was just kind of hard to do that from another state, but I had to learn the hard way.

You get what you pay for

As any attorney will tell you is that once you put YOUR signature onto a loan agreement you are out of luck. It is up to you to use due diligence in ensuring the property is up to your standards. You should have had the property inspected by a person of your choice.

You chose to purchase property sight unseen based solely on pictures online. Do I feel sorry for you? Absolutely NOT. You are a grown person who obviously knows how to get onto a computer and write a negative review. No one held a gun to your head and ordered you to sign those loan documents, sign the title, and chose NOT to have the home inspected by a licensed inspector.

Chalk it up as a very expensive lesson learned. The old adage is "you get what you pay for". If you have SSI, why in the world didn't you do a conventional FHA home loan? If you have less than perfect credit, then you work on cleaning your credit up before you commit to buying a home.

Unfortunately you are stuck. Bad mouthing a company because YOU failed to use common sense won't solve the problem, if anything it can make it worse. You signed the paperwork, you failed to hire a licensed inspector, you failed to hire a realtor to represent your interests, so you will have to just suck it up and learn a hard lesson.
