After a call to the warranty company and having one contractor turn down the job they sent out a contractor...After the evaluation was sent in to the company they called to claim that the problem was not covered.....Wait it says in writing Water Heater......Covers all modules, components, and parts of the water heater necessary to the functionality of the water heater. My heater is not sending hot water back into my house.

so it is not working. They claim that they don't cover leaks. But you see part of the waterheater is leaking. So therefore it is a component or necessary part for a working water heater. They are scam artist. They claim to cover all then cover nothing. Do not buy their crap. SAve your money. They should not be able to conduct business in the US.

Shopped around home warranty for quite a while, Select sales promises all the good service and coverage, and give you $45 service call and extra free months, do not mention cap, 3 months’ time restriction, sounds good huh, I bought a 5 year policy and signed contract right away.

My dishwasher stopped working in about two and a half month after contract, they sent a technician, I paid $45 service charge, technician sent them a quote for repair, they reject the quote, they did not call me, I waited for more than a month, the technician told me they reject the quote and do not want to pay him to do the work, I called them, PAUL right away yelled at me, cursed me for a good 10 or more minutes, I called again Julian ask me to find a technician by myself to repair and they will refund, I paid the new technician $235 service charge and $700 parts and labor, he took three trips, took 2 months eventually told me the control panel went bad and it does not worth to repair, I called Select , again another person TIM did nothing but yells and curses, I called again Julian said go ahead to buy a new one and submit receipt. I bought $999.98 new dishwasher, sent paperwork to them, waited another one month, they refund me totally $200.00, said $150.00 is the limit within 3 months, give me $50 more as courtesy.

Exactly same story for my refrigerator issues.

I was tiring making calls, depressed for what they did to me – yelling, cursing, the time wasted, should not bring the turmoil to my calm peaceful daily life, all started from this bad choice. I ask for cancelling the policy and get money back, again, after numerous calls and almost two month's wait, they give me money back with deduction of $65 per month prorate, plus $75 fee, and took the $200 refund back. The prorated monthly fee should be about $32 per month, fee should be $50 according to the contract. What a rip off. I file a claim at BBB, they refused to get back the extra charges. I am working with my credit card company to see what will happen.

This company is a scam. Please listen to me, do not do business with them. Read online review carefully, many reviews did not state facts for 4-5 starts and I know those are not true, and those with low rating ones having same bad experiences as mine, please think about it yourself. For those suffer what moral and business conducts stand for those people who run this company!

Steer clear of this home warranty company, they promise to protect you from huge repair bill but they always seem to find a way to not cover whatever is broken. So far they have declinded to cover 2 issues with my furnace, one issue with a dishwasher, and although they paid me &% dollars for a new ceiling fan I had to install it myself. Their favorite trick is to tell you to have someone come out to look at whatever is broken so you have to pay a service call charge but then tell you it is not covered, I don’t know how that makes it easier on them but that is their MO. There are too many good Home Warranty companies out there so you should not waste your time and money on this one. Instead of finding ways to not cover you, they should be finding ways to cover you.

I purchased my very first home last August 2013. Although the home is in good condition, all the major things are at the end of their lifespan. So, I decided to purchase a home warranty. I pride myself in reading reviews and doing the "research" before I jump in. Boy was I dooped.

As I expected, we had an appliance fail. Our hot water heater died this winter. Lucky for me, I had a home warranty.

To my initial pleasure, I called the company - Select Home Warrany - to report my issue. They had a plumber called right away. So far...so good.... but dear friends, this is where is goes downhill real fast.

From here, my husband, the plumber, and I began to experiencing difficulties getting a person to answer the phone or to return our calls.

Once we finally got a person on the phone, the he said/she said between the plumber and Select Home Warranty began. The home warranty company said that the plumber told them our tank ruptured.. LIE, LIE, LIE. I'm not plumber, but I would think that if a tank ruptures, there would be a lot of water on the floor. So, I called the plumber and talked with the owner and he said they absolutely did not say that.

The benefit for Select Home Warranty was that by saying our tank ruptured...they could say to me..."unfortunately, we do not cover hot water tank replacements." I began to argue with the Select Home Warranty rep saying, "No...my platinum policy clearly states that it covers hot water." I was directed to read the fine print....sure enough...it says it does not cover the tank. WTF!!!! It covers hot water, but not the tank?!! It's like saying it covers electrical - except for wiring, outlets, and control panels. Ok, so I will take the blame for not reading all the fine print carefully and closely. But the huge problem here is that my TANK DID NOT RUPTURE.

I called them and asked to speak to a supervisor. I screamed and yelled and cused him calling the company a SCAM. I know...not the best tactic, but I was beyond upset with this bogus company. I knew right then and there...I wasted nearly $400 on a fake home warranty. He told me to send them a copy of the receipts and they would give me 20% of the cost of our hot water heater, and that he would send this onto the "Review Board" - "who is usually very generous"...BOLOGNA!!!! It's been almost 3 months and I haven't heard from them. I call once a week and they blow me off..."someone will call you tomorrow...", or, "I see it's gone to the Review Board" ., or "we'll email you the reimbursement forms right now..." LIES, LIES, LIES. Nothing has ever happened and my money is on the fact that nothing ever will.

Save your time, your money, and your blood pressure - do NOT purchase a home warranty from this company.

Consumer Please! save your stress and money too. These companies are fraud earning money not spending a penny when you need services. Better to use your own local repair services. Trap you in very fine print, this cover, this not cover. I have electrical issue in my porch attached with my home, part of my house.They said will cover inside electric problem not out side. I argue them its all wired goes to one electric panel. These people are dum not doing any thing when I or might be you nedd them. You can tell for these people are money hungry. Its amazing for me these kind of business still running. I suggest them stop this business.

This company is NOT trustworthy and is the worst to deal with. We had a $3000 stove that would not hold the oven temp. After two months of waiting,the story was always 'the wrong part' the service company was too busy. After three months they offered $100.00 towards a replacement stove.

We ask for a refund for the premium amount and received an email saying it could take up to 30 days. Going on three months now, and after a number of emails, they reply with the same reply. " Your refund could take up to 30 days". They was always an excuse, a delay, no call if repair person could not make.

I wouldn't let this company fix a flat tire on a bicycle. Your kid would be in colledge before they return the call! Shop around, there are a lot of good warranty companies out there. Select Home warranty is a scam !!!

DO not do business with SELECT HOME WARRANTY- do not fall for their cheap rate and some freebies to leave your old company- DO not beleive the reviews on Consumer's AFaair either. Interestingly this site croeses out every bad consumer review and leaves behind only the good reviews about the company. My god does Yelp now has found a partner in crime! Anyway, if you want to know if SELECT HOME Warranty is a good company to do business with or not why not rely on more than 351 complaints with Better Business Bearu !! You can find some interesting reviews about this company on some other sites as well.

In short, they lie on the phone to become a member, then everything they said and promissed on the phone changes and you are trapped and there will be NO 30 days no obligation trial peiod for you without cost. They will make up a thusend reasons why they have to keep almost 1/3 of your prepaid annual fees !

Do yourself a favor, go with another company like First American Homes. I regret leaving my old company to dave a few box and now I have to chase this company to get my money back as much as I can.

Select Home Warranty is fraudulent. They do not honor their warranty. After deciding to purchase this warranty, I submitted a claim when my AC unit was not blowing cool. I was told to have a technician come out to see if the unit required freon. If not, they wanted the technician to call while on site. I called to tell them that the technician determined it was a bad compressor. They said they would send out their own technician who charged me another diagnostic fee. Their technician stated the same thing saying it was normal wear. However, Jason at ext. 66 sent me an email stating it was not covered due to "short to ground electrical failure". I explained to him that neither my technician, nor their own technician indicated this and questioned how he could determine this over the phone. He was rude, condescending and put me on hold several times mid-sentence. Jason said that he was the manager and the only management over him was the owners themselves (of which I have no problem speaking with). This company is a SCAM and they are fraudulent. The contractors that I spoke with said that this is how they operate and to beware of them.

I moved into a new home in Oct that included a Select Home Warranty (SHW). After a month using the heat, we noticed a loud banging noise coming from the boiler. I contacted SHW who recommended that I reach out to two different plumbers for servicing. After trying their recommended vendors repeatedly and receiving no response, I reached out to SHW again, where they recommended another company (3 days later). I finally got a plumber to our house, claiming that we needed a new expansion tank. The plumber replaced the part and the noise stopped. On May 2nd, the banging sounds came back louder than before, and we lost all heat and hot water. Since this was an emergency situation I immediately reached out to a plumber who came and reported that the boiler was cracked internally and could not be fixed. On Monday the plumber came back and installed the new unit. We were out of heat/hot water for almost 3 days. I submitted my claim to SWH on Monday while it was being fixed, explaining everything that happened. SHW asked for pictures, background of the appliances, etc, which I was happy to provide. I received a call today (5/12) saying that since I did not call them prior to having a plumber at my house my claim will not be covered. They said that if I had called them prior to having the plumber show up, I could have followed the exact same process that I went through with the plumber, but they would have covered the expense for the new unit and the repair. This is completely unreasonable as the only factor in them not providing me coverage for my failed boiler is the fact that I called them shortly after the emergency happened. I was never informed that this process needed to be followed when I reported the broken boiler, but now SHW is insisting that it's their policy. The cost to replace the boiler was $8,399 and I'm now being told that they will only give me $100 as a courtesy. This is a scam and completely unacceptable resolution to my problem.

Be AWARE of this very bad no paying company as they will not fix any thing an they do not even pay there vendors,we had a refrigator problem first with a 93 year old mother in the house on seven meds an we had to buy a coller for 11 days as they would not repair the ref at a cost of $165 an it cost us over $1100 to keep the meds an basic items cool,they are the worst an I found that any one of these NJ companys are the same an all scammers as they fight you with so many LIES an every ones a =manager stay tuned there more as I told them I am retired an I will expose them for what they are SCAMMERS an a Boiler room operation,THE WORST I HAVE EVER DELT WITH IN ALL OF MY LIFE RUN FROM THIS COMPANY FAST AS YOU CAN THEY ARE A JOKE AN LIER.

BOught policy eight months ago. When we went to file a claim for an air conditioner problem, they said they would only cover up to $100 (if we paid the $60 service call fee), as we could prove the air conditioner had been serviced twice in eight months - in Wisconsin, where you only use air conditioners 3 -4 months of the year. We bought warranty in August, this is May.

i purchased a hud home feb 28th 2014 and also purchased a home warranty through select home warranty.

i explained to anthony that it was a hud home and we knew nothing about the home,he assured me that would not be a problem and that select home warranty would take care of us.

on march 3rd 2014 i called out a contractor to service our air/heating unit at an expense of 800.00 at my expense,someone had stolen or let out all of the freon the plug was off.

in july of 2014 i called the select home warranty to explain that our unit was going off and on,they sent out there contractor and he determined after inspecting the unit that it was the thermostat and replaced it,he also did a service maintenance and checked all fluids.

on feb 5th 2015 i called select home warranty to report that my heating unit was not pumping warm air downstairs they sent out there contractor he determined that a breaker was bad and it was going to cost aproximitly 235.00 al this is going on with tn in a state of emergency withfreezing rain oh yes and the contractor stated that they prefer the customer to pay up front due to select home warranty never pays them back and they have had to writte off several claims.does this also not sound shysty?

select home warranty denied the claim stating that i didnot keep the unit in working condition andthat tehy would only pay 150.00 of the claim.

after several converssations with jason who told me to get my own contractor in the agreement section 7 states that select home warranty has the exclusive right to select a service technition etcit will void the contract.

so now jason has sent me a weird contract to sign so i can get my 125.00 notice how it dropped that basicly states that i cannot ever find fault with the company there children etc i refuse to sign it ,these peopel are shysters and iam very upset i have been lied to called a liarand put through the ringer.

I started a Home Warranty policy on Oct. 21, 2014 with this company. The total cost was $399. I was told that the total payment would be charged to my credit card. I never received a receipt, I signed and returned the contract and believed the service was in place and my home was covered. On Feb. 10, 2015 I contacted them for service on my heating system and they informed me that my policy has lapsed due to non-payment. I was totally blindsided by this claim so I asked to speak to a supervisor and was given the run around. The agent told me that they sent several e-mails to inform me that the account was not current, after researching my e-mails; I found that to be a lie. I asked that they provide me with a copy of those e-mails and they couldn’t produce anything at all. The agent was very rude and told me that I was out the $133 that I paid and I would need to start a new policy if I wanted them to cover my home once again. He also stated that regardless if I started another policy or not, they will not provide a service tech to cover the heater issue at my home, I would need to pay out of pocket for that. I offered to pay the balanced that they didn’t charge to the card and make the policy current again; the agent denied it and told me I will need to pay the full price for a new policy. I am very unsatisfied with the way this is being handled. It is absolutely ridiculous that you cannot reach a manager at this company to help with your concerns. I informed them that I filed a claim with BBB and they didn’t care. They have a D- rating with BBB. DO NOT BUY A POLICY FROM THEM! They refuse to refund my money!

I purchased the Select Home Warranty about six months ago because the Sales Rep convinced me that they covered everthing and they were better then AHS and other warranty companies but he was lying to his teeth. I had no idea how big of a RIP off this company is until my Heating System broke down and my 65 yearl mother with Ashma had no heat for a week and they refused to fix our heating system. This heating system was only three years old and AHS or any other company would have accepted that claim and took care of the problem but not Select Home Warranlty. They are truly a bunch of crooks and believe me that no one should buy any warranry for them becuase tehy will find a way to deny your claim. They are only there to take your money ( in my case I paid them for the whole year) and when it came time to use my warranty it was wrth nothing. These people are shemeless and they are conducting a crimie by praying on innocent consumers who have no idea what these b******* have written in their peace of s***contract. Basically, they don't cover anything and they have loop holes to get out of any repiar which will cost them. This is by FAR the worst HOME Warranty Company... PLEASE PLEASE don't be VICTIM like me and stay thousands feet away from these crooks.

DO NOT PURCHASE SELECT HOME WARRANTY!!! This company may pay for small claims but if you need anything large they will claim you did not maintain the previous one and when you send records they will tell you they are exempt because you have had previous repairs prior to the warranty – even if the previous repair is admittedly completely unrelated to the problem you found while under warranty. And the other kicker is you have to use their contractor for all repairs who charges about twice the local market price for the repair (that SELECT HOME WARRANTY will refuse to honor anyways). DO NOT MAKE THE SAME MISTAKE I DID. I AM SO ANGRY I WASTED MY MONEY and have made it my mission to warn others about SELECT HOME WARRANTY which is one of the most corrupt company I have every dealt with.

This company is a complete scam!!! Do not buy a home warranty from them. I am a 55 yr old professional and have never been scammed like this. After 5 months our LG refrigerator light housing went out. Called them and the vendor they gave us waited two days to call us and then told me that he was on vacation for two weeks three states away. Two days later after multiple phone calls was then given anowhere vendors name and it took him another two days to come out. For one whole week without a refrig I could not get the new vendor to call me and select home said they couldn't get in touch with them. Two days later Select asked me to take pics of my refrigerator??? And then they called the next day to tell me it would cost too much to repair and they were willing to gibe me $125 minus the $45 I have already paid for Mr Appliance to diagnose. The then told me the refrigerator was eight years old hence the pictures and I have the receipts where I bought the LG five years ago. Argued with them over and over and all I heard was section this and section that in the Contract. Finally after they wore me down I asked for my $484 dollars and they said it would be prorated but they didn't know how much until I got it.

please do not make the mistake that I dI'd. We had American Home Shield for Twenty years and decided to go elsewhere because their prices had gone up. But we are back with them now and will stay.

I have had very bad customer experience with their sole claim supervisor (Jason McCleland). I tried reaching his manager, but no response.The calculation he provided for the claim amount does not make any sense and calls for re-evaluation of how Select Home Warranty calculates the claim amount.

Background -

Our Microwave stopped working. - 11/16/2014

Called Claims department - 11/16/2014

Got call back from Jason - 11/17/2014 informing that it is better to replace the oven, instead of repair. So he said an amount of 85$ has been approved, without deducting the 45$ deductible. I was not satisfied with his decision. On top of that, he was not customer friendly and was very rude. I asked him for the basis on which 'Select Home Warranty' came to the 85$ amount, he didn't give a clear answer. He repeatedly said the model was manufactured 10 years back. But I know for sure the microwave is only 4 years old.I asked him to read to me the model number he has and it was wrong. He had a G number, instead of a J number (GE spacemaker, which is costly). He then asked me to send the picture of model number for verification. I send him after the call. He repeatedly didn't allow me to speak and was truly un-professional.

11/18/2014 - I didn't get a call from your claims department, so I mailed them and also called them. They routed it to Jason again. I asked him for the calculation and requested to send me a e-mail about his calculation. His response was ' this is not a mail company' (good customer service). So I asked his permission to record the call from my part, for my future course of action (if needed, legal). He gave his permission (which was recorded as well).

His calculation was

Current price of the model - 379$

Life span of the an oven - 13 years

Years from manufacture date till date - 10 years

Remaining life in years - 3 years

so the claim amount is = (379/10)* 3 = 37.9 * 3 = 113.70

Deductible amount = 45

Net replacement amount is 113.70 - 45 = 68.7$

Then he was threatening 'if you want 68.7 or 85$.'

I asked for the process of appealing this amount, he said he is the one and only supervisor who takes these calls and if, needed I can speak to his manager Rick (you). On 11/17/2014, He said, there is no way of appealing, if needed I can go legal.

Conclusion.

I do not know on what basis the calculation is made. (assuming his numbers are correct).

I checked with GE to see the manufacture date and they gave me the current quote of replacement models with same features. So, Here are the numbers from GE -

Manufacture date of model - JVM1850DM4BB - August 7, 2009

Current value for replacement should be based on Jason's calculation (which was recorded) and repeated multiple times-

Current price of the model - 379$

Life span of the an oven - 13 years

Years from manufacture date till date - 5 years

Remaining life in years - 8 years

So based on Select Home Warranty calculation, the amount should be = (379/5)*8 = 606.4 - 45 = 561.4$

So, based on the facts from GE and Jason's/ Select Home Warranty's calculation, the replacement amount due to me should be 561.4$.
