After months of back and forth with Sensible Home Warranty on an oven repair, they said it couldn't be fixed. Since it was a very nice double oven, they said that rather than replace it, they could only give me cash in lieu of repair. They also pointed out that the fine print of the contract set the maximum payout at $250.

After reviewing contract, I eventually gave in and said send me the check (I found another company who repaired it for $350). This was December of 2013. After a couple of months, I called to say where was the check. They said I would get it soon. To cut to the chase, after months of calls and emails, I never received the check and just learned that the company has gone out of business.

I entered into a 2 year contract with Sensible Home warranty in July 2013. I was given a 10% discount and a 2 month extension for signing up for 2 years. I file a claim in October 2013 with no problems at all. I called in July 2014 to make sure my contract for 2014 was in the system and the number was not in service.

I've paid for a year in advance and now I'm out of $$$. I will never again pay in advance for anything.

I had three home warranties with Sensible Home Warranty. I had just filed a claim but they were unable to find a repairman. In May, they instructed me to gt the repair work done and said they would refund me the cost. I sent in all of the documentatin in months ago, and never heard back. I just learned they went out of business! This was truly a fradulent company. If the owners and board of directors can be held responsible, I would love to join a lawsuit!

I joined Sensible Home Warranty in November 2013. I paid $375.00. My airconditioner went out last night and I called to get service. When I called the number I got a message about enter the extension of the person I am calling. This message keeps comming on and no one answers the phone.

I looked on the internet and found out that they have gone out of business. Now I'm out of $375.00 and my airconditioner is broken.

I had to call a service technician to fix my airconditioner. I'm not sure how much its going to cost me.

This company is definitely a rip off. How do I get my money back?

Beware. This one is simply THE WORST company I have ever dealt with for ANY kind of service. I had couple of issues with my primary residence and also my rental. 1st of all they couldn't get either a plumber or AC repair person to my place for over a week. Finally when I got a plumber for them their plumber quoted such a high price that they told me to get my own plumber. For the AC work also, I had to get my own technician. All of this happened in April & May 2013. Now it's June 2014 and I still have not received payments for the claim. They say it would take up to 6 weeks and now we are at 12 months. It's their policy NOT to pay customers till they call and even after that you can't get ANY customer service. The agents keep on saying, please send email to billing dept and they will respond. This was not the 1st time this happened. I was so frustrated with this company that I didn’t renew my contract with them for my rental and for my primary residence cancelled my policy. Needed less to say, I am still fighting to get my refund!!!! Bottom line, if you are ok to wait for a few days to someone to show-up and fix your issue and are ok to wait for over 6months to get payments on any claims and off course having to follow up 10-15 time.. then yeah,.. go with them. They are among the cheapest.. and hence that what you get... the WORST Customer service ever!!!

I purchased a home warranty package for two years one was in advance. They said if I did it that way I could get a lesser quote. This is for my rental property.

The furnace went out in February, they gave me the name and nuber of the technician. But I had to pay him because he would not do the work and wait on them to pay him. So sensible said I did pay him they would reimburse me.

I have been calling them since February, they told me I had to get approval then wait 6 weeks then they would e-mail me a mail out date. But I continue to call them every week because I wanted to know why so many changes and they could never tell me anything because the person who answer the phone alway said she was just the answering service that she could not direct me to any one.

I want my money back for the year in advance and my reimbursement.

Purchased a 2 year SHW Policy in 2011 (had 1 small claim that I was reimbursed for, but it was a struggle to get my$$ back) and then renewed in 2013 for another 2 year policy. Recently (June 2014) attempted to conatct SHW to file a claim for a refrigerator problem. NONE of the phone numbers were / are working . . . attempted to login to my online account, but NO access. Contacted Florida Insurance Department who informed me that after a state audit was completed, SHW was issued a Cease and Dissest Order March 11, 2014. Also, found out that a number of other State Insurance Department(s) had issued the same Order. Florida provided me the following email address to make contact, [email protected]. I did send email and received an almost immediate reply fro SHW . . . "DEAR CUSTOMER, THANK YOU FOR YOUR EMAIL. WE REGRET TO INFORM YOU THAT SENSIBLE HOME WARRANTY HAS SHUTTERED ITS OPERATIONS. WE ARE IN THE PROCESS OF ATTEMPTING TO ASSIST OUR LOYAL CUSTOMERS AND WILL ENDEAVOR TO RESPOND TO YOUR EMAIL IN THE ORDER IT WAS RECEIVED. PLEASE BE MINDFUL THAT OUR STAFF AND RESOURCES ARE LIMITED. THANK YOU FOR YOUR UNDERSTANDING AND SUPPORT. VERY TRULY YOURS, SENSIBLE HOME WARRANTY. So as far as where I am at this time? Good question. I know my refrigeratior warranty issue is now my problem. I also suspect that any reimbursement of my remaining 1 year policy premium is or will been spent by SHW President Harris E. Gindy for legal fees and / or a family vacation. I can only hope that someone files a class action suite that all Ripp'd Off SHW customers can join in on.

Sensible Home Warranty is a total scam outfit. I bought a 3-year policy in September, 2012 for $900, and used it twice. The first time I ended up getting my hot water heater replaced, which was good, but found out later that the plumbing company had enormous difficulty getting reimbursed. They ending up calling Sensible Home Warranty multiple times a day for weeks on end until they finally managed to get paid, and of course vowed never to do business with Sensible again. The second time an electrician fixed a wiring problem, but again wasn't getting reimbursed. The electrician sent letters to me and other Sensible customers he'd done work for, threatening to put a Mechanics Lien on our properties. He didn't want to do that, but felt he had no choice; if he had waited any longer the legal deadline would have passed. After enormous efforts, including me making numerous calls to Sensible to demand they pay him, they finally ponied up.

At that point I cancelled my policy which had two years left on it, and asked for a pro-rata refund as specified in my contract. After several email exchanges, their salesman agreed that I was due the money. But of course they never sent it. I called and emailed repeatedly, and was told it was on its, or that it would take 10 business days, or that the service representative would contact the billing department, but nothing ever happened. When I asked to speak to a supervisor, the supervisor was always at lunch or on break and would call me back later but never did. I'd be given the billing department's phone number and always get it's voicemail and never a call back. I considered filing a small claims court lawsuit, but would have had to try to serve notice in New York (I'm in California) at considerable cost. And even after winning such a lawsuit I probably couldn't have attached any assets to get Sensible to pay the judgement.

So it looks like Sensible Home Warranty will get away with screwing another customer (me). I can only hope that they will quickly go bankrupt before they rip off too many more people, and perhaps one day the company officers will go to jail for fraud. In the meantime, I'll add my voice to the many other warnings, so that potential buyers will know the mess they will be in for and potential contractors will know to avoid Sensible Home Warranty like the plague.

I entered into a 2 year contract with Sensible Home warranty in March 2013. I was given a 10% discount and a 2month extension for signing up for 2 years. Since that initial date I have not reported any payable claims to Sensible.

Today I had to call 3 times from 11am until 530pm and had to give all the related personal and contract information to an answering service individual who stated each time that they would relay my claim to a Sensible company representative who would promptly return my call.

After repeating the 3 attempts I told the go between answering service that I wanted to cancel the remaining time on the contract and be refunded $540 owed to me. I anticipated that there would be an administrative cost but that would be acceptable. It is now 730pm and I still have not received a call back from a Sensible Home Warranty Representative.

As a result I have concluded that I probably won't hear from this non-sensible company so I consider myself a fool for buying a plan so far away from my hometown and over the internet.

I have learned a bitter lesson. Never will I ever buy anything from anybody over the internet and never will I buy from a company that is out of town. If I had read the rip-off reports about this company as well as checking them out on the BBB, I would have run from them like a rabbit.

What do you expect when the home base is in Brooklyn N.Y. and the Nevada address for business is a MAIL BOX NUMBER. The caution BUYER BEWARE seems to apply to the company without a doubt. I hope for a class action suit which will put them out of their non-sensible monkey business.

Sensible Home Warranty is a scam - do not waste your money!

They will not honor the contract they sell you! I spent over $600 for a 2 year home warranty & I can't get them to return a call or hire a contactor. I have been waiting for 3 weeks. They have a 3rd party answering service take your call but they do not call back.

I understand they do not pay contractors so they are unable to hire new contractors. I've read the have been baned from 2 states for selling phony policies & the BBA rates them a F with over 1000 complaints in 2013. I also know they are still selling phony policies- I called the sales office & spoke to a Sensible Home Warranty employee but they will not help with an exisiting policy.

SCAM! Do not do business with this company! I've been waiting for almost 5 months now to get my refund. This company owe me almost $1800. I've called and emailed them several times and still no refund. It's impossible to talk to anyone except the their customer service who are basically useless! I also tried to cancel my account but again, it's impossible to talk to anybody.

Signed me up to work as a heating and air conditioning contractor for their insured. Did two jobs for them and they have not paid me even after numerous emails and phone calls.
