Warning to investors

On 2004 my family and my husband was persuaded to visit Silver Saddle Ranch & Club. As soon as we got there, we were giving a room, free food, amenities and they are really good about making you feel special, then we were assigned a representative who toke us to the presentation room and making us like this is the opportunity of a lifetime to own a land with the promises that the community is growing and booming, that the nearby is the International Airport in process.

So we went ahead and purchased a land thinking that it would be a good investment. It sound so good, so we went ahead and paid it cash. Though, we have cancelled our membership, my younger brother who also purchased a land decided to re visited Silver Saddle that's when I realized that what they are doing is a "SCAM" is when the representative encouraging us to invest on their Satellite Plant, telling us that we will get all kinds of amenities from cruises and travel on luxury for nothing, as he continues on, I couldn't help but to ask why the selling of the land stop. He stating that the owner decided for a Satellite to be build on the land, and that the commercial land they block the sale to Walmart and other big companies, they said they will make money on Satellite being build on the area than a shopping mall. So, I told the rep. that I would sell back to them my land for the same price as they sold it to us. He said no that he cant do that. He left us after that, and totally ignored us. They were very aggressive and very forceful, and approached potential investors by group.

Now we are stuck on a land that has no possibilities of growing, a $38K that is now only worth $4K. Who would like to live on a land that has no market or a mall???

They are a scammer....scammer....scammer. Hope somebody will investigate and will turn them in. Truly, is such ashamed on all those Filipino people who works there who scammed their own people.... that's GREED!!!!

We were invited for a free hotel, resort stay and free food. At the end of this they will tour you to the property and sell you, even show you a house, persuade you by mentioning popular names like warren buffet etc, I asked if how will I benefit from this, he said after 2 years it will be worth 12 million. In short i signed and made a down payment. As I analyzed things 1 day after, i realized this is a fraud, money making scheme as obvious with the 15.9 percent apr without even running my credit. You can't even put a house there. The land is overpriced. The only thing that can compensate you with money, is to invite people to go there, after which they will give you money for referral. But no, i will not let anybody to be persuade and be scammed by this people. How can I get out from this and get my money back. Please help.

I am writing this to warn other potential "victims" because I feel really bad for people who have already invested a lot of money into it, and not even that, bring their friends and families to do the same. They are really good about making you feel special: giving you free things, free stay, free food, and making you feel like this is the opportunity of a lifetime in where you will earn a lot of money, that the area is starting to boom, and as a bonus, free land where there are plans for communities to be built.

They purposefully take you up into this meeting area where there is no cell phone reception so you cannot discuss it with anyone outside. After 6 hours of this, we walked out, and we decided to cancel the contract as soon as we got home, as soon as we realized that we've been duped. Not only do you invest in the land that is not worth the amount of money they said it's worth (the lady said $20,000, but it was not, more like $2000), they make you pay membership fee for the entire time you own land there, which will be difficlut to sell, kind of like a timeshare, but instead, you own the large piece of land collectively with others. The travel benefits that they offer is not really a benefit and most of time, no one picks up the phone.

Then you end up paying maintenance fees like a timeshare and according to a lawyer, could be raised to any amount. When we called 3 hours later to cancel the contract, the lady said we were not allowed to cancel. That should have been a red flag in the first place, because if it truly is a good deal, they would not have to have this stipulation. I did end up contacting a lawyer, and was able to force them into canceling the contract and the lawyer said there is no time limit for that decision to cancel. I especially feel bad for the Filipino groups that were getting brought there by groups, because they are so trusting of other Filipinos, especially if they were told that it is a good investment, they will really believe it.
