Summer 2013, we had bad luck of having Stanley Einis and Samantha Honey Lynn as tenants. If you meet them as potential tenants you should consider the following:

They signed the agreement, but haven’t paid full amount for first and last months. Didn’t gave us any cheques in spite of multiple promises to do so. Gave us back part of debt, but reactively, seeing us coming (Nth time), rather than proactively contacting and letting us know.

Provided numerous promises with concrete dates about giving us cheques for the entire rental time span. Not a single promise got fulfilled. Only “stories” about their banks and issues with banks. We never saw cheques from them. Endless “apologies” with no followup actions.

After the very first month there was enormous amount of junk deposited in the house and outside. We asked several times to remove it, since other potential tenants coming to rent a basement at the same premises were refusing to even get close to the house seeing mountains of garbage.

Again, endless promises from Samantha, endless “apologies” from Stanley, not a single follow up action. We removed the garbage ourselves (multiple times).

Since we haven’t got cheques, we had to come to get second month payment. Cannot remember, but at least 5-7 times. They barely paid about ⅔ of the monthly payment. We were coming every time at agreed upon time, they weren’t there or were apologising profusely. After some time they started blackmailing us (that is without paying monthly payment).

Because we had to come over too many times (get payment, remind of garbage, ask to reduce noise, ask to remove the dog, which was on premises against the agreement they signed) we saw persistent parties, tens of people (Stanley and Samantha friends I assume) that were smoking, drinking, making a lot of noise, leaving tons of garbage and never removing it.

They promised to remove the dog from the premises, but were actually hiding it every time they saw us. They were not only tying the dog in front of the house (the dog was leaving its feces on the grass, no one was removing it, and these people themselves were talking barefoot on it), but also was left alone in the house locked for several days in a row, until some neighbours called the animal control, since the dog was obviously barking non stop.

Besides having a dog on premises, against the agreement, they also installed TV antenna on the roof of the house neither seeking our consent nor notifying us about it.

When utilities were disconnected for non payment by Stanley & Samantha, they just abandon the house, left the dog locked and moved out with children, leaving all their furniture in. After another tenant from the basement transferred utilities to his name and utilities were turned back on, the kitchen got fire, since these bright people (Stanley Einis and Samantha Honey Lynn) left the electrical stove on with tons of garbage on top.

In 6 months they paid only 2.5 month and moved out only after the board came up with the decision. After moving out themselves, they kept all their things and furniture in the house for a month basically turning the house into their storage, keeping insurance from fixing the house. Needless to say they haven't paid for that month. After they finally (officially) moved out, they left their broken furniture and tons of other (traditional to them) garbage turning the house from their storage to junk yard. They left children toys, clothing, papers, boxes etc. Just removing the garbage from the house is estimated with $2000 CAD.
