We have lived in this park in a home on the senior side for almost a year and told we had too get out after new management took over the park. The other management said it was ok that the Grandkids lived with us for a while until they found their own place. The new management steps in and wants to change the world overnight and tell us if we want to stay our kids only had 7 days to get out. Needless to say we were not putting them on the street so we had to get a place in the family section.

The whole point is there are almost a dozen families in the senior section right now that have kids in their homes and we can prove it. We had almost $5000 built up in the home we were told to get out of and we lost it all!! It is credit you get from paying rent towards buying the home and they would not let us have it when we moved into a different home in the park.

There is so much going on with the bad management in here we have witnesses that heard them talking about us in the office and office personel called us " THE JEFFRIES FAMILY FROM ****" in front of our friends in the office.

All Sun wants here is your money and I really hope the right people will read this.

SUN COMMUNITIES is about one thing only - the DOLLAR!

I have lived at a Sun Community mobile home park in Michigan for several years. There are a few things I have learned that I can depend on from them: a yearly rent increase (for what, I'd like to know?), badly-maintained (or just NOT maintained) streets, tenant harassment over the most ridiculous things, steady management and maintenance turnover, and, last but not least, their absolute commitment - to the almighty dollar! We are without management, with the office closed during business hours, a good deal of the time, and the managers they have managed to corral into staying for a few months have inevitably either left or been driven off by tenants sick of Sun Communities' total disregard for their tenants. If you look at the Home Page for our park, it has a few pictures of the office only, with the inside of the office on display, like that's where the tenants are going to live? No pictures of our community, and no mention of anything that is happening in our community at any time. The majority of the page is taken up with Sun Communities stock offerings information and profit reports, line after line of them. It's very easy to see what is important to them, and what isn't - like those of us who pay every month to keep them in business. That should be a tipoff to any rational person who is even considering moving in here - it's all about the money. I heard recently of a tenant, who had been lived in the park for a very long time, getting an eviction notice that was signed AFTER the rent check had arrived at the front office! Rules are made up as management sees fit, but never enforced. Current management consists of one very new manager, who knows next to nothing, and one bitchy female who thinks she runs the show. We'll see how long this one lasts. DON'T EVER, EVER, EVER MOVE INTO A SUN COMMUNITIES PARK - they are the WORST in the business. And they insist you can't sell your own home to anyone who might want to relocate it somewhere else - that's against THEIR rules, even though it has been ruled IN COURT that they cannot enforce that rule! If you are thinking of moving into any of the parks run by these bumbling idiots, DO YOUR RESEARCH. Because, if you do, you will save yourself a ton of money, hassle, and heartache, both in the short and the long run. In a word, Sun Communities SUCKS. 'Nuff said.

Have you too,been a victim of Timberbrook Mobile Park in Bristol,Indiana? My experience started in 2011. We had gotten a home there under the $8000.00 goverment rebate for buying a home. At that time there was NO manager of the park. We had to deal with a salesperson. We were lead to believe that we were purchasing the home. It had been a repo, from a pervious tenent. When we were finishing the paper,with this saleperson, she told us that we had to pay closing cost on the home, down payment, figured in that,that we also owed a partial month payment on the home. How remember, we went in on the $8000.00 goverment rebate program. The thing this saleperson, after we signed the paper work, then told us that,WE DID NOT QUALIFY FOR THE $ 8000.00 REBATE PROGRAM We had to pay all of this money,and then in less than 2 weeks we owed the monthly payment of $799.00 a month. A couple of months later, while paying, what we still thought was a payment on our home. I was speaking to the office manager. She had asked me, if Nipsco should be sending out 2 bills a month on the gas & electic,that they were paying for some tenents in the park? That was an ODD question because,the utilites were NOT encluded in the payment. I told her, if you want to pay the Nipsco bill I`ll bring you mine. The utility bill for just electric was around $250.00 per month. While the office manager and I were talking, the new park manager Bobbi, that had not been there very long, looked at her shook her head NO. The office manager quickly stopped talking about the Nipsco accounts, and put the papers away. There had been several problems with the home when we moved in. The dishwasher leaked. The cheap replacement door locks were NOT but on right. The plumbing under the home was leaking all over the ground. The storm door did not fit right. The storm window in the bedroom had been broken into. Needed to have a ground fault plug in the 2nd bathroom. Also from the dishwasher leaking in the kitchen, the laminate flooring was all wet underneath and was causing the floor to come loose. With all of this being reported to Kelli, the salesperson, who was the one that had sold us this home. The only thing that got fixed was the dishwasher. The water under the home was getting worst. It was reported to Kelli again. Then when it was time to use the Central Air conditoner, It would not keep the hole house cool. This was also reported to Kelli. Nothing was ever repaired, that was reported.

Things were not going to bad until Feburary 2011. We had gotten behind on rent, but had it all worked out with the office manager, to pay when we got our tax return that month. I called down to the office to speak to the office manager. I asked to speak to her,the voice on the other end, said you will speak to me. She asked who I was,I told her. The next words out of her was "I`M GONNA COME BACK THERE AND LOCK YOU OUT"..... Now, think of the nastiest, scary voice that you can think of, THATS HOW SEE SOUNDED. I asked who she was. She said,"IM THE NEW MANAGER OF THE PARK AND I`M HERE TO CLEAN IT UP".........................Her name is BECKY LOCATI

Do not bring your own mobile home or buy one or rent or lease from Sun communites/Meadows MHP in nappanee Indiana.

1. they will raise your lot rent as much as they can every year.

2. they will give you meaningless violations, If you even give one complaint about another living in the community .

3. you will not have any benefits at all by living in this park. (we have two very small playgounds that is all)

4. they will find some way to charge you more money for anything they can think of.

5. If you call corporate and complain about anyone in the office you will get even more violations.

6. callling corporate will get you nothing they dont care.

7. office staff are poorly trained along with being rude.

8. maintence staff is lazy.

9. if you own your own home and want to move, but they dont want to puchase it from you but they want it to stay on the lot they will mess with you and do whatever little stuff they can to stop you from moving or the home moving off the lot.

10. do not please do not rent, lease or move to any Sun commuites ran Mobile home park or anything to do with Sun communites they are not a consumer friendly company. We made the mistake of thinking they were. We were happy the first 6 months and Now we are trying very hard to get away from them after 3 years.
