So here’s the story, I received my rental renewal notice 90 days prior to my lease expiring on my 2nd floor, no view, standard, 2 bedroom/bath apartment. The property requires a 60 day notice to vacate the property so I would have to put in a 60 day notice to move out if I terminated the lease at the end of the contract. My current rate for a 12 month lease was $1380 a month. The management offered me a rate of $1465 a month if I was to sign immediately and renew.

I was shocked when I saw this increase given I had been online and saw current 2 bedroom apartments going for $1120 a month with several available. 3 bedroom apartments were only going for upper $1400. So I checked with the office and thought their letter was in error or some sort of joke . To my surprise, they stood by the letter saying summer rates (lease ends in May) make the place more desirable for movers and they can raise the rates. I voiced my concerns and showed them the pricing and said that I could easily give notice that I was going to move out, let my apartment go back on the market, and then re-rent the apartment at the current online prices. A few days later, the management responded that they would keep my rate as is and I would have no increase. I was told it was a take it or leave it offer which I needed to except within 24 hours or it would go back to the renewal rate based upon their systems calculations.

Being a business person and having to travel for work as well as the time and effort involved in moving just to save a hundred or so a month would not be practical. So, after a call with the Regional Vice President who confirmed I should be lucky that there was no increase and that the apartments are worth more than I was paying, I signed the lease to renew but advised the property management that given the prices were still $1160-$1230, I should be credited with a month free and a detached garage for the next 12 months. To which I was told was not practical.

My advice to people is to stay away from this property and do not rent here! While I could accept a rent increase if it was applied fairly to all and that the market value actual increased, what this property management does is play with the rental rates, offers low rates to get people in, then jacks up the prices leaving the residents a choice to take it or move out.

How foolish would a resident feel if they were to just have signed and accepted the first offer thinking the management was looking out for them and that property value had actually increased for everyone, come to learn that the same apartments were renting for over $200 month less when they signed the renewal.
