This manager makes frequent violations of tenant rights and violates the manufactured housing laws. As previously reported, the electrical is certainly a concern as is the fact that the water pipes in the park are all PVC (which is against code). They frequently turn the water off for 2 hours or more with no notice to the tenants. This is in violation of NRS 118B.157 that simply requires 24 hour notice. There are many seniors, families and special needs people in this community and it is unfair to take something as essential as water away without the opportunity to fill water containers and prepare, especially during warm weather.
They use the excuse of an emergency because they are not required to provide the 24 hour notice if there is an emergency. However it is difficult to imagine that all the situations that have required water to be turned off during the past few years, were ""emergencies"" which only occurred during normal business hours Monday through Friday.
The water has been turned off four times just since January 2014. Twice just this month in April. once on April 5 from 12-2 pm and again April 19 from 2-4 pm. Two Mondays in one month? It is highly suspicious that there was a need other than trying to conserve on the water bill since they filled the swimming pool this month.
It should also be noted that the manager makes a nice profit evicting people and selling their homes on a regular basis. An investigation into the number of evictions and resales, as well as an audit of the books showing that the office regularly makes arrangements with targeted families while evicting others would be very revealing. I do not know how much the actual owner knows of these activities.
